Maybe an option for pool heating: Tell guests that only hottub is available for the winter months due to Flux gas prices. Offer to heat the pool for guest at full cost of heating expensed to them. Only do this for the winter months.

Maybe consider covering the pool and only open the hot tub in winter time? I just visited Palm Spring from Canada in January and the temperature is nowhere close to I would jump in a pool.

Was going to suggest this as well. Chances are they aren’t even using the pool in the winter. You can disclose in your listing that the pool is not heated in the winter but the spa is heated and available.

Out of curiosity, I wonder what temp the pool gets to naturally this time of year. To your point about it not being hot enough to swim this time of year anyway, I feel like the brave people who would potentially swim would swim regardless if the pool was heated as long as it’s not terrible 🤷🏼‍♀️

My parents have a outside pool here in Pacific Northwest, we only heat it from may to end of September. My dad does a combination of things to heat it and it works pretty well. First the biggest thing they invested in was a retractable cover, it really helps keep heat in. For actual heating devices, he has gas and solar tubes. The solar tubes, think 2” black pipe like, than he has a circulating pump on them. The pool water circulates through those tubes and help raise the temperature. My parents are currently looking getting some solar panels and a heat pump for the pool. You might consider investing in some mechanicals to offset the gas prices.

You should look into pool solar heaters. They work like to old hot water heater, a co-worker in Pasadena installed them at her house and she loves them. She said now she's able to keep her pool warm and really cut down on her cost. Also great work on your bathroom!

Here in Florida to heat pools we run water through a solar array on your roof, which heats the water from the sun, costs nothing because the pump is doing all of the work, and definitely a solar cover. Worth looking into. Good luck!

I really would not offer to heat the pool. There is no other way... In Germany we are facing super high gas prices too and we all try to save money when it comes to our gas bills. You could offer the hot tub in the winter times instead.

Shelby, have you considered solar heating with all the free sunshine you get in southern California? Its an initial upfront investment but it would pay for itself for in the long run and you wouldn’t have to get stuck with a big gas bill for the pool!

We’ve gone fully electric on our Palm Springs Airbnb and installed and large solar system. If you’re thinking of going solar, submit an application before April 23rd. That’s when the new NEM 3.0 kicks in and your savings from solar go down significantly.

You gotta either charge enough to cover the cost of heating the pool, or just don't offer that as a service. It's a business, not a charity (I know you know this 😂) and if you're going to lose money on airbnb you might as well just leave it vacant and use it for yourself/family/friends...

Not putting it on AirBNb would mean they have to pay everything themselves... even if cashflow is $1000 negative now that's still $6000 paid by renters and that's better than $7000 negative :) And the cost of it being a STR is not that high (insurance, permits etc). I agree that pool heating should be charged for in some way. There's a gas meter so it should be possible to base a separate bill based on that after every rental.

I love your vlogs, thank you for sharing especially when things don't go well. You're very real. My suggestion - no heated pool. Call it the Wim Hoff experience in the pool and since it's so hot there, it'll be refreshing. They can go in the hot tub for heat. 🥰

Have you ever thought about a solar blanket for the pool? Its a pool cover that looks like bubble wrap, it heats the water a little when its sunny and keeps the heat in at night/when it’s cold. My parents have one for their pool and it actually makes a very noticeable difference. I know you can’t expect people staying there to use it but at least in between bookings and when you guys are there it would keep all the heat from escaping so you’re not going from freezing cold to warm for each new booking

Solar pool heaters could also be an option. The payback period would probably be quite short considering Palm Spring gets a lot of sun.

@@shelbychurchvlogs You don´t have the panels right at the pool. You put the panels on the roof and then connect it to either the main electricity or batteries. You could probably support all your electricity needs with enough panels.

@@johannaengman2594 Electric solar panels can help lower the AC bill, but the pool heater burns massive amounts of natural gas but uses very little electricity. The pool needs a solar heater, they're not much more than black pipes with pool water running through them.

I’d put a disclaimer on the airbnb site or your direct booking site with the gas prices, offer the lower nightly rate for no pool heat, and just make the guest pay the extra for pool heat. Everyone’s utilities are up big time, so it would be totally understandable to charge a lot for it as well.. especially if you are explaining that price tag.

Definitely makes sense, lower the price of the rental and charge them if they want to heat the pool. Many times we use Airbnb, no one uses the pool anyways. If I was given the option of a lower daily rental in lieu of heating the pool I wasn't going to use, then it's a great value for me. Just heat the pool for those that choose it as an option.

My cousins who had a pool used to put this blue plastic thing on top of the pool water when they weren’t using it and it uses the sun to help heat the pool! Especially if California is already pretty warm year round, this would be a cost effective way!

Nerdy pool gadget idea: they make a heat exchanger device that makes your home air conditioner help heat the pool. It basically takes the heat that the air conditioner is pulling out of your house and dumps that energy (which is usually just wasted) in to the pool heater. This is pretty easy to install so long as your outdoor AC unit and your pool equipment are relatively close to each other (they often are). Aside from that, you may want to look at a more efficient gas heater; with your utility rates the payback period seems like it would be pretty quick. Keep up the good work on the DIY!

Stayed in an Airbnb in Seattle where the host left us bagels and cream cheese and fresh orange juice with a note that it was all fresh. It was such a nice touch and saved us on breakfast while we were there

I hate to say it but maybe you should just say the pool is unavailable till the summer. If you’re losing money, it just doesn’t make sense paying all that money. When you have a hot tub available.

just give renters the option for what it actually cost, you can post the info from the gas company on Aribnb. I think any reasonable person can decide if it is worth it for them especially since you have a hot tub as well.

I think the issue is though that the price is variable and she doesn’t really know exactly how much it’s going to cost until after the fact. She can assume it will increase or use historical data now that she’s coming up on a year, but it seems like the price is constantly changing

One of the other options is solar pool heating. It’s black tubes that run back and forth on the roof, the water from the pool runs up and through the tubes and back into the pool. In the winter it won’t get super warm but it keeps our pool around 70, and then in summer we have it set to cut off at 90 so the pool doesn’t get too warm.

The gas prices are just crazzzzy. I’m in the Bay Area and got my PG&E bill and it was like almost $200 just to use my gas heater for our 2 bd apartment.

@Shelby - I love that you're directly involved in the work and are hands on! That is the best way to do it (and yes it never hurts to have family and friends help!). Anyone who thinks that Airbnb investing / hosting requires little/no work, is just passive income, is a get rich quick method, etc. should watch your video. Doing it right is HARD work but it's also WORTH it! Keep up the great work!

Have you considered solar heating for the pool? It makes a massive difference in the price. Gas prices have drastically increased everywhere because of the war in Ukraine. We went to 4 petrol stations over the weekend to try and fill our gas bottle but they were all sold out (and this was the same a few months ago when I had it filled the last time).

Shelby try a solar blanket for the pool they work in Arizona. I heard years ago they work well.

Good for you for trying all of this with your dads assistant! We have saved thousands on our home renovations by doing lots of youtube research and just trying it out. Dry wall is tougher than it looks, especially the corners. I feel like it is a much slower process because of all the feathering layers you have to do. BUT the more you do it the easier it is.

PRO tip as someone with a brother who has a pool and it's pretty cold in here. He installed 2 things : a heating pump that works with electricity and not gas and the other thing is to actually had a big cover to the pool so it retains humidity and heat. Lastly he recently installed solar panels to collect energy than can be use in the heating pump which then get used to heat the pool. Considering you have a TON of sunlight you really need to look into installing solar panels to cut down on gas.

solar pool heating is quite cheap to install (in australia less than $5k for a 19000L pool). they put pipes on your roof.

I put pool solar on my rental in Palm Springs. I never use gas anymore, literally not needed anymore. Pool s plenty hot/warm for all my renters. My ROI was quick, like you the bill was outrages. Well worth it.

Out of curiosity, how cold does the pool water get? Do a lot of AirBnBs offer heated pools in Palm Springs? I would expect cold water in a pool in the winter. Take the polar bear plunge. . . followed by a trip to the hot tub.

Shelby, you have done a spectucular job, with your Dad's help! $3500.00, is extremely expensive to heat a pool in Palm Springs now! Prices have increased, but this is ridiculous! I would check SolarTech, for pricing. Solar, is the way to go! Winter; just use the hot tub! Have in the ad that the hot tub, is available in the Winter only! Groups love the hot tub in the Winter; while sipping their wine.🍷 In, the Summer, the pool will be open! 🏊‍♀️

Check out heat pump pool heaters. Uses electricity and is super efficient compared to gas.

As someone who rented recently in Palm Springs in October, we decided not to heat the pool and wish it had just been included in the price up front. Maybe a note in the description that you are including it?

Is it a complete necessity to have a heated pool over there? Or is it more like an extra thing? I'm asking out of curiosity because I've never been there, and in Europe and south America I haven't seen that, at most you get the hot tub in the winter months and a cool view of the pool lol

If you have a hot tub, don’t heat the pool in the winter. Put a cover on it at night and let the sun shine on it during the day.

Shelby you should do Scottsdale or northeast phx, biltmore, arcadia there it will be much less in taxes, insurance and other operating costs prices are slowly dropping. In time you will not be able to do that.

If the water flow on the water filter is slow, the filter might need to be replaced. From the video, if I am correct, is there a water tank underneath the sink? I think these tanks are used as reservoirs.

Also I don’t think your Airbnb person is an expert, especially for the fees she charged based on a video you post before. $600 a night is a lot when the pool heating is additional. I would say $400 -$450 is your sweet spot plus $150 for heating. IMHO
