“Shark Tank” investor and Corcoran Group founder Barbara Corcoran takes a look at how Garrett Ramela, a 24-year-old former Marine, makes and spends his money. The former Marine makes $120,000 a year as a defense contractor and owns three properties that bring in nearly $40,000 a year in rental income.

Real estate expert, TV personality and “Shark Tank” judge Barbara Corcoran thinks Garrett Ramela is on the right track when it comes to his finances.
The 24-year-old not only earns a base salary of $120,000 from his day job as a defense contractor for a tech company, but he is building an impressive portfolio of rental properties. He owns two places in the Washington, D.C. area, where he lives, and another in his hometown of Pittsburgh.
One way he’s been able to afford to invest in real estate at such a young age is by taking advantage of a VA home loan, which he has access to because he’s a former Marine. Corcoran approves: “He’s a smart kid. The biggest benefit going into the military is not while you’re in the military, it’s after you get out. There are so many benefits, and he’s immediately taking advantage of it.”
The VA loan allowed Ramela to purchase his D.C. area properties with 0% down, no private mortgage insurance and competitive interest rates. With those terms, “why wouldn’t you buy an apartment?” Corcoran asks, reacting to CNBC Make It’s Millennial Money episode that features Ramela, which was filmed in fall 2019.

@@ice-mm6em It's a bit more complicated than that. He is pursuing a high risk-high reward strategy where he is making highly leveraged real estate investments at a very young age. If everything goes ok, he'll make a killing. His returns vs the amount he has invested will be insane and he will be rich. If a number of things go wrong in the next 12 months (e.g. he loses his job and/or the real estate market tanks), the scheme implodes and he loses his shirt. Would halving his food budget save him or make his plan much less risky? Let's assume that he immediately decides to consolidate his position by paying off his high interest rate debt as quickly as possible (as he said he was doing). The $7.5K shaves a month and a half off of the debt repayment (a year or so timescale). It only adds ~10% to his savings after that. I don't think that the food budget will make or break his plan. IMO, he should spend the next year or so after repaying the high interest debts investing in liquid assets like stocks so that his portfolio build is less glass cannony...

His is especially risky because the amount of equity he has in the investments is extremely low since he is using VA loans. 0% down means 0% equity at the start of his investment. The cash flow is great but the longer it takes for him to build equity in the investments, the longer he is putting his portfolio at risk.

Exactly, these numbers are nonsense. A $12K monthly budget adds up to $144K a year, which is $24K above his annual salary.

Exactly! there has to be some missing information. He should be taxed 30% (FICA Included) of his income at the very least. That would mean he makes close to $7k a month, almost half of his monthly budget. He would need to make at least $240k a year to have that kind of budget (Not including tax write-offs). However, he is a vet so he could be subjected to property tax exemptions and he pulls in $40k from property (but they did not say this was included).

1000+1700 = 2700 from rent. So monthly income is 120,000/12 + 2700 = $12,700. Just use some maths buddy.

I was thinking the exact same thing. How did he get another VA loan for something that wasn't a primary residence? Also, since he hasn't paid off his apartment, most of his entitlement is being used there. He could take out the remaining VA entitlement for another property provided it's his primary residence.

Ehh, I don't think $6000 a year in Roth IRA is gonna make you broke and unable to invest in real estate with a good income. It's important to diversify and Roth IRA is tax exempt once you put your money in. But she got good points.

On his second investment, if mortgage cost 1595/month, and hes renting it out for 1705/month, doesn't he lose money? Its not taking into account property taxes, home insurance, or any possible repairs etc

The mortgage payment includes taxes and insurance. Lenders likes the security of paying it themselves as opposed to the borrower.

@@internetusercynthia1621 oh true, I forget some lenders do PITI while others just do principal and interest... but I will say hes operating on pretty slim margins (110/month), any decent sized repair will cripple his returns for months

Logan Chen he’s building a ton of equity though. If all else fails and he needs to spend 10k on repairs, he can always take barb’s advice and refinance to get some more liquidity out of his mortgage

@@kylenichols8944 since he's 24, I believe he probably only had the houses for a couple of years max? And even with the 20% growth in equity on the PA property, he probably has about 25-30% equity in the property (generally mortgage companies allow you to refinance at around 75% LTV), so he can pull out a couple thousand after paying a couple thousand in closing costs... Obviously this is my opinion, but I think if he cut down a bit on the some parts of his budget (maybe 100-200 off of food a month) to build a bit of a savings cushion, it would be much safer

@@djdjdjdj126 So you can only have one VA loan at a time, and it can only be used for a primary residence. I believe the minimum period is 12 months occupancy. He could move and get a regular mortgage somewhere else, he would just have to have a down payment and qualify.

Barabara, I love your comment about IRA’s at his age and how he shouldn’t worry about the debt as he’s using the credit for business expenses to build his fortune. I was thinking about contributing money towards an IRA and saving but realized I actually make a better ROI when I invest that debt into my business. I came to the same conclusion you did despite financial advisors advice to start one. It’s great to hear your perspective as it is reassuring.

The reason a Roth IRA is good is due to tax free. You max it out until you make to much then just let it grow.

Plenty of people “get out “ of small towns without the “only choice” of the military! And by the way, many who leave come HOME when it comes time to raise a family. They want their kids to have what they had growing up. Safety. Community. Etc .... there is a lot more to life than crime, noise, traffic, etc. it’s fine if someone enjoys the city I’m just over most of those putting down small town life. We are the backbone of this county. It’s time for a little respect.

Really, my business degree is no good. Can businesses pay workers $15 a hour? Substitute teachers at Kokua Education in Houston Texas are STILL making $11 an hour and being forced to work with no medical insurance, no unemployment insurance (taken away behind workers back, covid-19), no help, just work. One Houston school had 54 employees out sick. @/workingpoor
