When we moved here from Chicago back in 2017 we moved to Southlake but found houses are just a little to close to each other. Ended up moving to flower mound much nicer more property. And at least my neighbors talk to us. Highland village is on the next move.

In Texas, can you purchase a home from a agent represented seller without an agent? If so, how does that work? Does the seller’s agent just give you the contract once you make a verbal offer?

Hi John, You can purchase a home from an agent-represented seller (Listing Agent) without an agent unless the seller has an objection to this. The process is going to be determined by the Listing Agent on how they will work that with you. The Listing Agent may give you the contract forms to fill out to submit an offer or they may fill them out for you. Keep in mind the Listing Agent can not give you any advice or opinions and will fill the contract out in a way that best protects their client. Buyer's agents represent your best interests as a buyer. In this market, they have added value by being able to tell you how much people offer over asking in a particular area or neighborhood, recommending ways to increase the appeal of your offer in a competitive situation, and making sure procedure is followed to prevent you losing the contract or losing rights you have as a buyer. In Texas, in most cases, the listing broker offers to pay the buyer's broker a fee to represent you, the buyer. The listing broker has a fee they have agreed to charge the seller in their listing agreement. They typically split this fee with the buyer's agent. Therefore, you usually do not have to pay to have someone in your corner through the entire transaction.
