feel sorry for them . i was a beneficiary , i saved fifty dollars a week for five years and bought a house in my town for 150 000 in 2012. Paid 10% deposit, Mortgage was $255 per week, rents in my town were around $175 per week. Now. my mortgage is still the same, but rents have almost tripled to around $450 per week. I felt poor when i started the mortgage, but now i feel lucky.

You are correct Chewie, families go along to an auction for a home, and the investor wins all the time. If you have money to spare to invest, you sure as hell are not going to invest in a business. @@peterbeswick9777 no he is saying that resurrected tax deductibility will help take the pressure off rents. No one should expect rents to go down, or to be fair stay level. Increase slowly is probably questionable given there is a lack of new supply (housing) being added. HOWEVER, what he is saying is just a mask for - look these are the people that are most likely going to vote for me, my friends etc. so I am helping them and hoping they will help keep me in government.

I don't know anyone, work colleagues or whānau whose rent has gone down. My daughter's rent went up $30 per week in the last 6 months. What I'd say to you Chris Luxon is cut the crap and deliver relief to renters as well. They can't deduct their rent from tax like the landlords now can.

Im on old age pension things have got much worse under luxon. I had to go to doctor couldnt get into my own.cost me one hundred dollars with a community services card.groceries still rising power bill rising. I have a granddaughter on a sickness benefit she has been threatened two or tthree times having her sickness benefits stopped because she cant find part-time work her health has suffered she has become more depressed then ever . My daughter went to Australia to live she's had enough. Homeless people are back on the streets some ofthem mentally unwell and very scarey. I miss labour im eighty three i lived comfortabley under labour. Lifeis struggle now 😢😢😢

Anyone thinking that reducing Landlord cost will result in reduced rents is kidding themselves. If that is what you take from Luxton here, I’m sorry. What Luxton is saying is that as a result of these changes rents will not continue to go up as fast as they have. I still don’t believe that for a second - first not all landlords will get those benefit (Luxton himself included in this group - but he would have raised his rents with the market when the deductions were taken away). But secondly rents are more based on supply and demand than they are on landlord expenses. The National Government have reduced funding toward social services, health care and elsewhere while also forcing more people into needing them. If they privatise this like they have other items in the past they will only make things worse.

There is a simple formula to this.cap the amount landlords can charge above the overheads,mortgage,rates,insurance.should only be allowed to charge a bit above for maintainance.if the landlord needs to borrow more on the value then they have to cover the higher repayments.not the Tennant.

The main reason rents go up is because real estate companies now manage rentals as well. They frequently increase rents (even if not asked for) this means a higher sale price if sold and the real estate agents win either way. The way out of this mess is for the government to create subdivisions and sell the land to first home buyers that then choose their own builder. The Kiwibuild model was doomed to failure when large construction companies are involved. It would be a great benefit for the small/medium house builders as well.

Businesses pay tax on their taxable activity eg cafe pays tax on the profit derived from selling food. They do not pay tax on any capital gain resulting from the sale of the business. Nor do they have a tax deductible loss if they incur a loss upon the sale of the businees. Landlords are in the business of rental supply. They are not in the business of selling properties. There should be no distinction between a cafe owners business and a landlords business.

This interest deductibilty makes it harder for home owners to compete in the same housing market where landlords can deduct mortgage interest, maintenance, etc. It has created a distorted market hugely advantageous for landlords. Chewie and Pat are spot on. With the reduction of the brightline Test period it is the return of the property speculators such as Luxon, tenants now no longer have the assurance of a long term rental.

The government just reset to landlords that every business have in their tax offset for costs. Labour changed the regime against the property owner only, but not all businesses. Capital gain when you sell the business. When you increase costs to the owner, of course the rent price will go up.

Businesses are Productive. The property market has a negligible amount of new builds, the vast majority of speculation is on existing housing stock, which produces nothing new. A productive business hires people and produces Goods and Services. A house, lets say, 50 years old, changes hands and is rented out. The house already existed. Nothing was produced. That's why the safe place to invest, and New Zealand isn't alone in this , as property is cray-cray. All that investment is a massive amount of debt (mortgages) which is producing nothing new of value. The reserve bank prints Government Bonds to cover the mortgages ( as the Private Banks have increased the amount of money needed )and that's why we're screwed. Countries around the world that have more affordable housing ALL have a Government role in owning a large factor of rentals, about 25% on average: Germany, South Korea, China. All productive power-houses of economies: pun intended.

as a Wellington renter, I'm optimistic I'll be able to find a rental for cheaper next year. so many people have left that a bunch of renters are left holding the bag trying to fill rooms or entire flats; and when leases end next year it's gonna go back onto the landlords. thanks, nact1st! i get a better pick of rentals and quieter streets, thanks to all your layoffs!

Just like to point out that while Interest Only is a great way to invest, there is a point where it makes more sense to reduce the debt - be it age, total debt, or other risks. Interest only loans is about buying two, waiting, selling one clearing all debt.
