Hello Lee, thanks for letting me know and I really appreciate the kind words=) Regulated by the government, stratafied development requires 36 months. Some developers would extend to 48 till 60 months due to the high density of units per project. This affects the interest rate you'll need to pay before you get the keys. Imagine buying before launch, and paying partial interest up to 5 years before getting the unit. This is one of the reason that turns off seasoned investors. Some would rather just buy existing projects and rent out immediately. Another consideration would be the holding of the two 90% loan margin quota. As we have only 2 slots for 90% loan margin during financing, the long construction period somewhat becomes an opportunity cost. What if there's a better deal on the 3rd year? Besides these points, there's no direct impact on the buyer unless you're a investor with a portfolio of several properties. Hope this helps=)

Hey Sean, larger Leasehold unit vs smaller Freehold unit for a service apartment in same area...does it matters for 10-15 years investment? Rent should be the same, but how about capital gainz or sellability..hehe Nice Tutorial BTW

I would go for bigger leasehold in that sense as I can fetch higher rental for 'bigger' units, then my installment is lower as leasehold is usually cheaper. Plus it's only for 10-15 years, so the capital appreciation should be the same for both lease and freehold...
