Affordable housing seems like an untapped opportunity in a lot of major markets. Good tips to have conversations with local county, councilmen, etc and make them your allies. Without their help, the numbers never will make sense.

@@evanholladay4968 could you give an advice on how to enter this field without degree? What kind of entry position I should aim for? I have 4 years of college in arch design, development is different, but I could bring something to the table. I’m interested in sustainable housing, this niche is pretty narrow, I suppose, so I’m not sure if someone without degree could enter there.

Can you explain more on the tax section of it? People buying bad deals and wanting less money etc?

No the project is awarded tax credits equal to about 40% of the total development cost. Then the developer will sell the credits to investors who want to offset their own tax liability, and they will give the project cash equity in return for the tax credits. The investors only want the tax credits, losses and depreciation. They do not want cash flow.
