One major factor was left out is that we are seeing global inflation . I saw it in the news that most countries are all competing for parts , products , food, OIL etc. Even nations that managed their rates better are seeing major issues . The glut of money was an issue sure, but the surging demand from nation that re-opened from covid lockdowns played a larger role . Add to this pandemic-related staffing issues and the intentional global oil supply problems and its a nightmare . When the market reached high in mid 1930 it took until mid 1932 to reach the bottom. people can’t buy when they have no food, the trucks don’t have DEF to mix with the diesel to run (in all diesel trucks newer than 2009) No trucks-no food-no fertilizer.

Housing prices are sky high. A person with an average or slightly above average income can't afford them. Investors come along and scoop them up over the phone, before they are on the market even a week. they are creating more equity to get more lending, sky is the limit! inflation is caused by the low unemployment ~ Nancy Pelosi... lmao First off in order to start a bank, we'd need $200,000,000 in equity, not money... Then the fed gives us a lending limit... That equity is collateral for the fed (which isn't even really federal)... So this allows the creation of a manipulated economic structure, as in the bank controls businesses by lending to them and the employee's in the cities they built. When the bank wants more money from the fed, simply stop lending and let businesses belly up and employee's can't pay the bills, sooo the bank then repo's all of that stuff almost worked off to simply just use it as equity and loan it out again. that's the backbone design of the USA... Hell the entire world basically... there is no decentralized anything, especially crypto, many crypto currencies have been shorted and burned to the ground. There is no way around it, except via unregulated loopholes in some industries. but eventually the tax man catches up and lobbies against you. there is no winning unless you are the bank, so act like a bank and start collecting equity, non taxable equity!

Truck drivers are always needed, the problem is you have to work 70-80 hours a week, sleep in your truck, always working for low pay. I drove trucks all my life and pay at the beginning was great, but then never went up, until their is a shortage of drivers and even then, it isn’t much. Prices go up for products, but the driver never sees their check go up with it.

Its simple, common sense. If your family borrows tons of money who pays it back? You do, you cant force your neighbors to pay back the money you borrowed. The Fed creates money from thin air and loans it to the government without any expectation or demand that they pay it back but...the government contractually is to pay the interest on the money that was unconstitutionally created by the Fed. How can the government pay the interest?" Its no coincidence that the Fed was created in 1913 and the income tax (the way to pay the interest) was created in 1916. of course, clinicians should work out of altruism, while money industry, IT, real estate, bureaucrats, etc accumulate wealth. Obamacare culled the medical workforce, the small effective practices cannot survive, as corporate medicine gets paid 5 times more than practice, and practices are mandate to spend money on information technologies. The practices and patients are mandated to pay for electronic support. Take away that cost and you will be able to pay physicians, nurses, and technicians who actually take care of patients. Otherwise you will have Ezekiel Emanuel health care plan (reference to his article "Why I hope to die at age 75" in "The ATlantic")

You know for many years in the 60's, 70's. 80's and 90's interest rates were consistently 5% and up. For three years of Carter's presidency they were 11% to 13%. The usual interest paid was 7, 8, or 9 % from the mid 70's to 2000!

Sam touched on the 1st and only factor relative to all this: Supply chain. Add to this the emerging energy crisis and you need more than interest rate hikes because items that are getting scarce already will be even more so - ergo, demand may shrink, rates may even be 7% or higher, but prices will continue to climb until you deal with failed energy policy. Try plugging a cow into a solar panel and see if that's enough to produce milk, or give chickens more sunshine instead of grains/feed that is now going scarce and see if you get eggs.

Well the huge issue is some can borrow 50,000,000 or whatever insane amount and buy real estate at real low interest rates while the public is charged more. Then with the fed keeping inflation high they’re basically paying Wall Street to take this money and buy crap. If you’re a pension fund for people retiring you can’t buy government debt and get a yield above inflation. You’re losing money. It’s called financial repression sadly main stream media never talks about it really. The fed could have jacked rates a year ago.

Depends on their job. If it's blue collar, the demand is higher than ever, and I have neighbors who easily make 100 to 500K+. For liberal arts college grads, there are too many of them. Plus with women joining work force, the pool of workers got twice as deep. This is why corporations loved it when women flooded work force and drove down wages for men.

We aren't spending 1 red cent on anything we don't absolutely HAVE to spend. We cashed out or sold everything, bought land on the cheap, bought a quonset hut kit & are building it ourselves. We've planted the garden & are setting up for chickens, rabbits & hogs so we don't spend anywhere as much on even groceries. We chose TN to make our home. We're hoping to get done remaining debt free, will be close but we might get lucky if we don't mess anything up (hubby is in industrial construction & I once was so we have a much smaller learning curve than most). My daughter has 4 children & I don't know how they make it but she's VERY smart & good with $. They lost 5 stores during Covid (2 during Trump) & are down to 2. Only thing is, they're in debt up to their eyeballs & my husband's kids are even worse off. I made it out of the past recessions so I praying they all will too if they keep their noses to the grindstone.

You got that right. So many people don’t remember what happened in 2007. That’s how the rich get richer. They gobble up houses for pennies on the dollar during recessions and foreclosures. Sean Hannity bought about 1000 houses for pennies on the dollar that way. So did dozens and dozens of those elites.

Um, McDonald's and other fast food chains are paying they're employees $15.00 an hour that being said I don't know where you work so maybe they're not in a position to pay you more. The company you work for may be selling stuff for more money but it may be a pass through because of a product they're having to resale, basically saying they may not be making more money. The fast food restaurants I've mentioned have also reduced the number of employees and started kiosks instead to be able to pay the fewer employees more so I don't see an advantage

You have hedge fund investors buying homes by the hundreds and some by thousands, millenials who want homes, new home constuction caters to upper middle class due to cost to build and new build rates have been at their lowest over last 4 decades and last but not least immigration is at record historical highs.

Rising interest rates will likely mean fewer houses are built. GRADUALLY putting pressure on house prices to rise. Good for house owners. Not necessarily so good for people who want to buy a house some years in the future. Rising house prices firm up the value of the housing market and tends to cause rents to increase because of a gradual shortage of houses to rent as more people become owner occupiers.

The property market will implode with sky high interest rates. Folks who can only service the interest rate that they were given before covid cannot take the hit of 1-2% increment let alone 5-10% in the course of 5 years. Dont forget that the high price of the property market is fueled by these same folks who went in and buy them when the interest rate is low. This means the weak ones will off load and try to sell which creates a lot more supply to the market creating a lot of downwards pressure to house prices. High interest rates weeds out a lot of potential buyer, they cannot service high interest rate because their purchasing power has been squashed by massive inflation. Also, when the interest rate is low, developers will try to build more, now that they are half way building, by borrwoing cheap money from banks pre-covid, we will have way more new dwellings when the interest rate rise. In a nut shell, it is the exact opposite of what you mentioned.

More houses need to be built. Existing housing needs to go to residents. Not be bought up by companies/individuals to make money as a long term investment. Also foreign entities should not be able to buy up residential housing. The market needs to be flooded with new housing in order to lower prices, however those with the money/power will do whatever they can to protect their investments In a global pandemic, with businesses closed and people not working, house prices went up. That tells you all you need to know.

Well I understand your perspective, but you cannot build more houses and sell them for less, sorry it doesn't work. The feeling comes from the sense of entitlement. However, there is a far better solution. Cut taxes on industrial companies and businesses that employ more than 500k people. Cut bureocracy by half. Create tax incentive to bring factories from around the world to build in the U.S and cut bureocracy again. Restore energy production in the U.S, so the U.S may be energy independent. Cut taxes on companies that sell E.V taxes, and create tax credit for people buying their first E.V car. Control the lithium price around the world. By doing these things the economic growth will be huge allowing average Americans to have medium wage of 120k and the poor of 65k to 80k. Also credit will be abailable to all thanks to a huge economic growth. That will create a huge desire from people around the world to come to the U.S Americans will feel they can afford anything. Taxes will rise and people will find kind of affordable to buy 900k home. However as long as people keep hating the rich and believe a false narrative for the left about economy. Then American will keep voting for leftist which may lead to an economic catastrophe. You cannot spend more then what you make, sooner or later debt will bury you under. China on the other hand do whatever they can so they don't missbalance their economic growth with inflation. They invest heavily in new emerging market to push their economic growth exponentially, so they can have more debt and increase their revenue. When is too high then they create an slowdown in the economy so prices don't keep rising and overheat the economy. So then the cool down to make a balance and society work and work and get more educated about their economy than average American in the U.S. This is the main reason Chinese people come to the U.S, work hard and put their business up and run it like they are hungry and need to it. Then they buy assets ins cash Americans are left behind. These people understand how the system works, they have a family culture in which kids respect parents and family is crucial. So parents pass their wealth to their children. Meanwhile, youth in America grew and are growing very disrespectful to parents and authority, and feel everything should be theirs, and have deep in their hearts entitlement to everything. I think we should change the culture.

There is another contributing factor and that is the supply chain issues a lot of builders are having trouble getting the supplies they need thus raising prices for building materials and in turn homes.

@@franki7518 another way to look at it... rent prices are rising faster than the costs to own a home. I think that is what the comment is referring to. Once people realize the new rental rates, there will be a mad dash to buy homes. These homes are already priced at the top and thus the big banks and real estate holders make off with more of our cash, at the expense of the economy and government as a whole. At least, I believe that is the idea that the original poster is trying to convey. E.g.: my rent is increasing from 2,444 to approx 3,000. At that rate it will be cheaper for me to buy something even with higher rates.

You ask them “If you were to rent out your home. How much do you think you could rent it out for?” Now imagine THAT being the largest component and metric of the CPI measurement Ruler? I love how the rich always frame there analysis by how the economy effects them. During “good times” rich and poor both do well right? Well for many years the rich have figured out ways to extract money and wealth no matter what kind of economy. Credit default swaps, hedge funds, currency speculation, all kinds of financial instruments that extract money and wealth out of the economy. Money making money. What do financial people create?? What tangible thing do they produce?? The fed and the banks create money out of thin air. Look it up!!! They then charge interest to loan and issue credit cards with no upper limit of interest 20% 30%, whatever! $30 trillion debt in U.S. well where does all of that $$$ come from??? It’s ok the U.S. has the reserve currency, what are you gonna do about it?? When the economy goes down everything is cheaper. The rich buy up increasingly more assets. When the economy goes back up they own more of the pie and resources. They then charge higher rents, mortgages, etc. the cost of living is higher. But when wages don’t increase at the same rate, people suffer. Look what happened during the bank crisis of 2008 2009 They sold credit default swaps that made them $$$, but were toxic. The bank failures almost created another Great Depression. So the Fed stepped in and bailed out the banks to the tune of $7.7 Trillion dollars. No bail out for the poor. After many foreclosures banks and assets were sold at pennies on the dollar to the rich. When the economy went back up they sold at tremendous profit. The rich pay little taxes, corporations too. Less is available for social programs and ladders into the middle and upper class. The middle class is stagnant. Many people are living paycheck to paycheck. The productivity gains for the last 40 years have gone to the rich!! They siphon off wealth like like a vampire squid. The gap between rich and poor is huge. And because of the disproportionate power they have, it’s hard to get a foot hold into the economy. Now that we are have inflation and corporate consolidation the rich don’t eat the price increases, they pass them onto us. If the economy slows or drops again, they will swoop in again and buy up more assets, and the process begins again, leaving more people poorer and powerless. This model has been played out in the Third World for 500 years. Conquer, subjugation, debt, slave labor wages, stolen resources, and environmental degradation. The financial world is no longer a bastion of the virtues capitalist success to lift all boats. It has become a way to extract the most wealth from the most people for the benefit of a few. Wow what a model of humanity!!! Even China is doing it now in Africa and other nations around the world. Build ports, roads, in order to extract cheap resources, and leave the people impoverished with slave labor jobs.

These low interest rates and money printing have resulted in a colossal misallocation of capital globally including people buying second and third properties all over the world to protect their wealth without even letting them out. I cannot comprehend why this has continued so far. The consequences are appalling for ordinary people.

The big issue is the large and increasing number of EMPTY houses. Florida has ~ 1.7m EMPTY houses - investors are simply buying, not renting, then waiting to flip for large profit. There should be penalties for income properties remaining vacant for no reason other than making them easier to sell to the next owner.

All I seek is to disincentivize the practice of investors just sitting on vacant rentable property while they ride the climb in value. This is not unique to Florida, it has been commented on in many hot markets, and it is not a new practice. It has the same effect wherever it occurs: it makes rental units even more scarce and expensive - all just so the investors may become even more fat in profits.

It shouldn't matter how many houses an investor/investors sit(s) on--they own the property. Envy is a very destructive emotion. You should be thrilled to live in a country with no limits to building wealth. There are countries that practice the kind of gov't meddling you enbrace--those are not nice places to live.
