I like that you never sell your book and keep it real. However, I believe you have grown complacent on the possibility of recession and just assume whatever print they do will work and if they print their way out of drama if it doesn’t work money is worth nothing so just hop on the bandwagon. The lack of existing home sales matching 2009 is a problem brewing that will not go away with lower rates as home builders already offering to shave off 3% and reduced closing costs and people still not buying, throw in 90 day delinquency rates at 2009 levels will banks not reduce risk by lowering credit available to consumers, 70% of the economy. Look at linesr regression trend on NFP, CPI/PCE, unemployment all headed towards it, they can’t fake their way out of it if their is a problem in the housing market. Until there is a problem though I view it same as you, just saying never say never, it can happen.

If we look at a forward earnings multiple, we're at about the level from the year 2000 so I'm going to give it 0-6 months. If it really keeps going it will be the most over valued market relative to earnings in history by quite a lot instead of tied.
