Yeah, whole buildings are falling down in Miami area after 50 years... Sad to see it. All of my places are from the 17th century. Walls at base of buildings can be up to 5 feet thick or more! Aloha!

Nice. Seems you could make a spectacular kitchen out of that room with the massive fireplace. Turn the existing kitchen space into a pantry with the fridge and freezer in there too. Looks right up my strada.

Time and money is all it takes. A lot of money probably. Reworking gas lines, water lines, waste water lines... These old apts have really thick walls. People here don't really stock up on a lot of stuff in pantries. Usually we shop 3-5 times a week. Had a huge pantry in Texas, can't see doing it here. But when you buy it you can do anything you want!

This is an exciting property. I was hoping the kitchen (stove/fridge) would be a little larger but for rentals it’s just fine. I will reach out to Paolo. I am curious about rental rates too. Are there companies that manage the cleaning and turnovers?

This is more like a house, with the advantage that is in centro historico, everything close by. If the garden is private is perfect. Most apartments dont have a private garden/terrace as you know. The taberna is definitely a nice extra ( many possibilities ) I wonder if you can make an additional little studio there? Nice find brad. ( please say hello for me to pablo). I spoke with him sometime ago . He is a nice guy.

Thank you Brad, for remembering to include the age of the place for those of us who are history buffs. Are cantinas like the one you showed here generally dry inside or on the damp side? I ask because none of these residences come with closets and I'm wondering about storing clothing or linens in the cantina. Would they become musty over time? Also- in regards to that charming upper level garden, since there aren't fences or hedges to delineate who owns what in that sprawling green space, is the space allotted for the apartment for sale also shared with those who own the other adjoining gardens? Or could one expect that the area you showed on the far right, would be used only by the new owner? Thanks so much, Brad!

Probably not. This town is getting more more popular. I remember what I looked at three and four years ago in LUCCA. One building a particular is a three-story inside historic district that was being offered for 390,000. I got into a tiff with my real estate agent that was representing me. I wish I had just sucked it up and moved ahead with it. It was three individual en suite rooms one on each floor, all renovated with automated check in for each door. €390,000 was asking price. I could’ve got it for €350,000. I shudder to think what it’s selling for today because Lucca has absolutely blown up.

AC is a nice to have imho. Electricity is pricey in Italy. Good to have in the bedrooms tho during the hot summer nights.

We ran our AC last summer in one of my rental units we took before it came in the nightly market. 2 months using AC was like €300 (US$330). Not bad. Everything here is LED lights and so there just isn’t much use. Methane however… 😮 THAT is expensive. About $200/month on average for the year. And it was a mild winter.
