Buongiorno! So Guido is working on a project to turn an old stone chicken coop on a farm in Tuscany, Italy, into a little one-bedroom house and I'm going to take you behind the scenes to see the whole process - dealing with Italian bureaucracy, choosing different vintage pieces for the interior and exterior to create a rustic farmhouse style, and trying to make sure the whole thing stays on budget and on schedule even though we're in Italy! If you love renovation makeover projects or have always dreamed of buying a villa, farmhouse or a little ruin in Tuscany and renovating it, then this is the series for you! I hope you like it. I put lots of subtitles for those of you learning Italian so you can practice your language skills. You can find many more videos on my channel about how I learned Italian and moved to Italy. Buongiorno! Some of you were asking why I was cooking the risotto the other week in a different kitchen. We’ve been spending a lot of time on this working farm of Guido’s family in the south of Tuscany, where they want to convert a stone chicken coop into a rustic hideaway for two to rent. Guido is managing all the Italian bureaucracy while I’ll be helping choose the materials and plan the interior. I’m not kidding about the placement of the kitchen and lounge/dining room - we would value your thoughts as building begins very soon! Hope you will enjoy coming with us on this adventure. I would trust you to decide about the kitchen placement. The tv is secondary and a lot of people traveling use their laptop or iPad to stream Netflix, Amazon. The tv Could be viewed from the bed and placed on a wall bracket. I love you are contributing to do the project. That farm is really special. I’ve been looking in the internet for a small house or property. Thinking of living in Italy for three months to begin.

Most international places to stay are now putting the TV screen in the bedroom. I think this is a very good idea. I personally do not watch TV. I use my computer, pad, phone... to watch how to things. So I would be sitting at the dinning table, with a cup of coffee or something. I would have books, about the local area available and places to see and things to do. Do people really go and watch TV, while on vacation? Maybe you don't want to attract that kind of guest? Have local places they can go buy their vino, cheeses, bread etc and provide local cookbooks. I'm sorry, but I don't like Guido's design. I would turn the couch around facing the big doors and the wood stove and put the TV in the bedroom.

Dear Kylie and Guido, I am an architect in a country far less romantic than Italy, so I‘ll be super happy to do this with you- as a passion project! ♥️ This video is like a good first client talk (plans you included are very helpful as well), so I made my notes and I will send you an email over the weekend, with the idea that I have in mind. Kylie, my first language is Spanish, and I can understand 70% Italian. Of course, I cannot speak or write Italian, but I can listen and understand. So your videos are very good for me since I am getting more interested in learning Italian language. Thank you for the translations into English; that helps a lot in keeping interested. Oh! And having Guido in your videos is a plus, since he adds another fun side to the stories. Are you planning a Tuscany Wedding soon? That would be amazing!

I made an example floor plan of my ideas but I realized you can't post a pic in the comments. I'll try to describe it... leave the kitchen by the window and extend the kitchen on the back wall so that it is an L-shaped kitchen. You could put a small vintage island in the middle of the kitchen for extra prep space. On the back wall build a built-in bench seating, there will be a table and two chairs. Change the door to the bathroom and bedroom to the front rather than the back of the place. Behind the chair for dining, place a small couch and chair on the left side so there is still enough room to allow movement from the doorway. The living room will face out to the view. you can install a roll-down screen and get a projector for movies or shows when you want to watch tv. But when you don't want to watch tv, the living room is centred around the view! I can send the floorplan I drew up to clarify if you want! I am an interior designer so I love this kind of stuff! (I also made two other options!!)

You two have produced such a great video! As a linguist, I just love love love the movement between the Italian and the English. The film section when you are are both chatting and talking things through and mulling things over is such a joy to able to share in by listening! Thank you both so much!

Oh I’m glad. We tend to speak naturally in both languages but sometimes I worry it could be confusing for the beginner in Italian. But as you probably know, it’s always the best way for aspiring language students to learn. 🎶 👂

I totally agree with you comment, and feel the same. To my ears, it sounds even better because the guy actually speaks tuscan or italian with a strong tuscan accent (I live in Tuscany too). I totally love this anglo-tuscan conversation 😄 Kylie, your italian is amazing. Bravissima!

I would not center the design around a tv. It’s the last thing on mind when vacationing. I love the kitchen by the window and at same time would love the sofa to face the view. I’m so excited for this project and can’t wait to see the work in progress.

We stayed in a beautiful appartment in central Florence in 2019 with 2 children 8 and 12 and the tv did not come on once ! We make a point never to even suggest it but they never asked . Wifi would be more helpful

I agree- The view is what people will be going for not the TV. In fact if I was to rent the place I would pack a few good books and sit outside enjoying the fresh air, sun and beautiful location.

Absolutely. I am a housekeeper at a luxury villa in Tuscany. The flatscreen TV is seldom used. The kitchen terrace with it's view is the most important thing.

If you lived in the same house in Tuscany all your life, with that view.... a nice Flat-screen OLED and the latest James Bond on Bluray is probably the preference for most guys.

I think (opinion) the tv should be the least priority. The views and the kitchen are top priority. No doubt it’ll be spectacular.

I'm a no tv person on vacation, watch it very little. Books a fireplace and a view is all that's necessary.

yeah. A bigger ipad or macbook and no need for tv if you want to watch something. plus you can watch it outside.

I don't recall when I was in Italy I even saw a TV. It was the views, the people and the food. Have books in the cottage, candles and a comfy couch to relax while looking at your lover on the opposite side. Btw, Kylie, I love your videos. Keep creating them so I can continue dreaming of my return to Tuscany.

Kylie - I am an architect in the USA and Canada. Currently living in Germany. Here’s how it works...YOU tell the architect what you want and let him/her use their creativity to give you options to select from and then together you develop the layout you want. By the end of the video it looks like you have the design worked out. From seeing your other videos you have a good touch for interior design and decorating. Tell Guido that if he wants to have many years with you to be prepared to get on one knee with a diamond ring, pay the euros for the renovation and stay out of YOUR way! :). Nice work on your cinematography.

Hahaha! Thanks so much Russ. Your professional advice is super valuable. I’ve found that many Italians architects don’t always fully understand how foreigners live in a space. The Italians we’ve worked with for this and other projects keep trying to make things sleek and modern, which is the dream for many Italians, but it doesn’t really cater to the foreigner’s dream of a rustic more traditional space.

@@KylieFlavell Kylie - I am currently working near Palladio’s Vicenza and I do agree with Guido...Find a LOCAL architect in your area that will honor YOUR design dreams and honor the history of what Guido’s family has spent generations building in Tuscany. You and Guido are living the Italian Renaissance in 2021. I bet Tuscany was only in your dreams while sailing across the Pacific as a young child or while living in Toyko! Dreams take you places that you only dream about only to wake up one day and realize that you have arrived in the place of your dreams. Congratulations to both you and Guido. I think you found home. I like the exterior elevation that you shared late in the video. From what I see in your videos, Guido is a keeper :). All the best and keep chasing your dreams, you may dock there one day!

You apparently have never worked with Italians. We have and they think differently and their regulations are in another realm. Things take A LOT MORE TIME. They don’t have architects like the US has. My husband is an architect and that means nothing there.

Ditto to what Russ said! You are already very skilled with architectural design and interior design. Trust your own inner compass. You and Guido can do this yourselves with the help of a geometra and the actual construction crew. I wouldn’t let a television dictate the interior layout. Just have the electrical work done now in a few possible spots. That way you have options later. So maybe one spot in the living room and one spot in the bedroom. Better to have it and not need it than to need it and not have it. Can’t wait to follow this exciting design project of yours!! You got this! Trust your instincts!❤️❤️

@@russechols6242 Hello Russ Echols, I know you want to hear from Kylie and not me, so forgive me for jumping in, but I so agree with what you say here about the relationship with the architects. I think Kylie and Guido's vision for this project is spot on. I'm an art historian and museum curator not an architect though having fun and games working with architects for the building of a new museum which will house the collection that I'm working on in Doha. I adore Vicenza and have a dear friend and former colleague, an architectural historian, whose specialist area is Palladio and have spent some memorable days in Vicenza. Can't wait to travel again!

I am in Canada and we have had quite a bit of snow fall in the past few days. Despite being a Canadian, I detest snow! Therefore to see your beautiful GREEN Tuscan countryside makes me yearn for spring. That being said, your vision of your wee house tucked away on a hillside with panoramic views is inspired and people will flock to take advantage of that gorgeous location. It may be small but the landscape is ginormous and will be the focus of anyone who stays there. In essence, the house is simply a comfortable base for sleeping, cooking and getting out of the rain. The terrace and space for eating outside is KEY and the point of the exercise for vacationers in wonderful Italy. The kitchen location in front of the window gets my vote. And realistically, because the place is so small and there are so many windows, there will be views to be enjoyed from almost anywhere in the room! Whoopsy! I have rambled on. But your vlogs drive me to wax lyrical. Thank you, Kylie! (I made risotto the other day. Just sayin’.)

Kylie, the room is a long rectangle, so create a perpendicular imaginary line from the centre point of the longest solid windowless wall running towards the larger double window wall. The bathroom end is allocated for cooking and eating, the fireplace end for the sitting area. Put the kitchen as a long island unit running parallel with the long double window wall at the bathroom end of the living space, so that you stand behind it with your back against the back wall and so that you face the long double window wall when you are cooking. On the solid back windowless wall you can just have neat or discreet shallow storage cupboards. Put the table between the island unit and the window. On the other side of the imaginary line which has two window walls, put your sofa facing the large double window wall, so that you have view of outside and of stove, ( or put the sofa against the imaginary division line , facing the smaller window wall, with tv on low table under smaller window. Seriously, the tv is occasional and you can always have an occasional chair for tv watching . The sofa needs to face the view and the fire. Who needs tv with that beautiful view!! It’s not a priority. Hope that helps. I’m an architect by the way.

I’d put the kitchen by the windows. The beauty of the property is the view. An do agree that position will make the room seem larger. This is going to be a fun project to watch. Thank you for sharing!

I am so excited to follow you and Guido on this renovation. I believe it will be a beautiful space. I too love a window in the kitchen to see the views and have the natural light come through the windows. No one likes to look at a wall while preparing meals. The terrace on top will be a lovely space and the double window doors off the kitchen with a place for table and chairs sounds so lovely. I can imagine breakfast with caffe or a glass of vino being so relaxing. If I was able to rent a place like this will be, would be so content. Super space for a couple or a single person that just wants to be free from all the chaos in the world, as a retired person what a way to live out the remaining days. Good luck on all the building. I can imagine potted plants of flowers and herbs on the terraces too. Lots of people provide suggestions but follow your hearts and instincts and whatever you both decide based on the laws and regulations of Italy will be beautiful. 😘💐✨🌷💖

If this was for you to live in, I would say absolutely have the kitchen where you can enjoy the view, but from what I understand, this will be a very small rentable place, I cannot imagine people wanting to spend their time cooking, when there is Tuscany to explore, of course they must have somewhere to prepare a meal. I myself would appreciate a fire and somewhere to sit to see as much of the gorgeous view as possible. But very cosy, if the weather were outside eating weather, then I would appreciate a pizza oven, barbecue, or outside kitchen, so I could experience a very different way of living. I would then take everything I had absorbed, and spend the time re creating the meals I had experienced at restaurants, when I got home. Soaking up the atmosphere in a few days is more useful to me than cooking looking out of a window! IF I lived there that would be a different thing all together. I’m so looking forward to this adventure, I think you two make a wonderful couple.

Oh how exciting that you guys are renovating this chicken Coop! Speaking as one who loves to rent out intimate places when I travel I rarely will sit and watch TV. If I do it's usually in bed to wind down. I think the kitchen should have the view. Even if I don't cook a dinner, I will usually make breakfast and how amazing would a beautiful morning sunrise be! omg kitchen to the left !!! it much the world of a difference when standing in the kitchen, for preparing breakfast, dinner or just a snack, everytime you will have that view. it's the most important factor I think !!!

Kitchen by the window always!! Especially with a view to die for. What an inspiration! When my husband and I came back home from our 2017 Italy trip we were so used to not watching tv in those 6 weeks away that we continued to see how long it would last. It’s been 4 years. I don’t think TV is a priority these days.

This is going to be beautiful! Also, whoever is renting that house is not coming to the beautiful Italian countryside to watch TV! That's my opinion! They will be dining outside and relaxing and taking in that beautiful scenery!

​ I completely agree with Jordan to put the kitchen on the right. An island bench with swivel stools is all you would need inside if someone wants to eat or chat with the person whilst they cook with a glass of wine and nibbles... as you say most people will eat outside and then you can have the best of all worlds... the view whilst preparing from the island bench and a place to sit by the fire and watch the view from a comfy chair or sofa in front of the window.

Having lived in several places where I had to wash dishes & cook, facing a wall...I'd always opt for a view...even if it's in towards the people in your room (island). A view outside is priceless. Thanks Kylie for sharing your adventure.

I've been watching your videos for months now and have never thought of commenting so far. Just wanted to say that I think someday you might be one of the great documentary and filmmakers out there - your style, your IMPRONTA ("footprint"), your essence and mood is very individual and special, infusing every video with the stuff of great works of art! Every little detail is just perfect and watching your videos even has a soothing effect. I think we'll see lots more of you on film in years to come... at least I hope so! Just wondering: ever thought of filming something near or around Lake Bracciano? Quite apart from the three beautiful historic towns adorning the lake itself - Bracciano, Trevignano Romano and Anguillara - the nature there is breathtaking and it's just an hour's drive from Rome. Tom Cruise got married on that lake's shores in the 2000s - if you run out of lovely Italian locations for your next video (doubtful, haha!), I thought this might be a good bet! 😊

Fantastico! We think the kitchen should have the view as it's used all year around. The fire should heat the small space well and is only used wintertime. Could you not configure seating to suit tv/fire? Or use tiny club chairs during winter (stored away in summer) plus a weeny love seat. Whatever you decide we want to be on your waiting list! It's gorgeous!💫💞🍾🥂

Oh I would definitely prefer the kitchen looking out onto that gorgeous view! I completely understand the want and need for a tv but when you think about how much time in a day it will actually be used I think the choice is easier to make. Thank you so much for the stunning landscape footage. With everything going on it’s so nice to see a reminder of what a beautiful world we live in! ♥️

I've recorded and have had to edit videos on my own and Lord it really takes a lot of creativity to produce quality videos like that of Kylie. I live in California and built a house 3 years ago. We need a lot of engineers and licenses too. Architect, landscape architect, water calculations, seismic, heating, electrical, grading. Then the building fees are high. I had to pay $50,000. And I did the main design concept. A Tuscan farmhouse with an open plan. I designed the house around the view of the mountains here in Southern California.

I agree with not even worrying about a TV. But a good idea would be to do a projector style one that you could hide and packaway. If someone wanted to watch a movie. But most people who want to go to a place like that do not want a TV in that space. That's the whole charm of it! Tiny house channels have the best ideas for working with small spaces!

Can't wait to see this project unfold. Love the atmosphere and the environment. In terms of kitchen placement, I personally wouldn't have it by the window. I love cooking. But when I'm cooking, I'm focused on my cooking. I enjoy looking at the view when I'm relaxing (I.e sitting on a sofa). So for me, the kitchen should be on the right side as per the blueprint.

This series so interesting to understand not only the project at hand but the details of the bureaucracy you’ll be facing. The detail about the volume of homes allowed is so foreign. Yes! Kitchen at the window!! (Fellow foodie/cook here) You could easily (in my mind) have a little sofa or loveseat that you could turn toward the tv for movie night, or to the fireplace for a cozy romantic evening, or toward the room and have it open for a conversational space if you have other friends or family in if the weather happens to be to chilly or rainy to be outside. Just a thought :) So fun to see and hear from Guido more directly - he's adorable and I love his energy too. What a sweet pair you are!!

At first I thought this project would be a small home for you and Guido and then I listened properly and realised it was for a holiday cottage. What an exciting project for you to get your teeth into - and something for you to do together. We live in NZ with stunning views over Tasman Bay towards the hills behind Nelson and our kitchen- dining area takes full advantage of those views. Knowing that, I would definitely place the kitchen to maximise the views. With such potential for outdoor living the sofa would probably be used mainly at night anyway. And TV? Pffft!

If and when I come to visit this little place, I would be upset if I was cooking and washing dishes facing a wall and not the beautiful view. Kitchen needs to be by the window. We want the experience of living in Tuscany and we would have that with the view of the land. I personally will probably stand there and cry being overrun with emotions of the beauty of the land and where it's at. Beautiful video.

I think Guido is fantastic, you guys must have the best conversations ^_^ I agree, kitchen by the window also to utilize the fireplace for keeping food warm, or a pot of tea the old fashioned way. I imagine sitting on the fireplace hearth (if its that type) and looking out the door while the food is cooking. If you have a view of the sunrise or sunset, that would make it just...perfect. They also do have those tvs that fold flat up to the ceiling or disappear into a table so you can watch it or have your view out the windows from the couch and not have to pick. Maybe for future consideration for why its worth it to have the kitchen by the windows.

Fabulous project Kylie! If I was holidaying there I would spend very little time in the kitchen section so would place it along the back wall. I would, however, spend a lot of time sitting looking at that gorgeous view through the sliding glass doors and at night would want to be cuddled up on a sofa by the fire with a glass of wine so would place the seating in front of the glass by the fireplace. The kitchen table could be small (there’s only one bedroom so two people eating mostly) to either carry outside on to the patio to eat or pull in behind the sofa when in use, otherwise just push to the right wall out of the way. Can’t wait to see what you do with it 💜

I’ve personally renovated two properties in Florence and I’m about to do my third so I SYMPATHISE COMPLETELY regarding the regulations and costs of doing this in Italy! Regarding the kitchen, my two cents would be to have it on the right but instead of having a table, have a kitchen island so that you can turn and do your cooking while facing and enjoying the lounge/window views, while have bar stools on the other wide of the kitchen island to use as a table of the occasions that you eat indoors.

Interesting suggestion! We’ll definitely consider it. It’s hard to get a feel for how big the space will be and whether we could do a kitchen island but we’re going to try clearing out all the debris and putting a table in this weekend to see how cramped it feels. Thank you for your advice!

I find it unfortunate that a TV is an important part of a design....if a person is on vacation in such a spot...a TV would not be on a list of importance. I am an American and I have not watched TV in years. The lap top gives me more information of value. As the person who does most of the cooking a view is important..most socializing goes on in a kitchen in the home..not around the TV that is a singular focus where little conversation is being had. I enjoy your projects...I built a home with a partner and it was challenging in the different ideas of importance. I am an artist so my 'view' was for feelings and visuals as to placement of electronics...if a TV is a must they have options where they can come up from some kind of console furniture or come down from a position on the wall or ceiling when in use,but then put away..but to build a room or design around a permanent placement of such an item seems out of place in that location. You asked for thoughts...hope it was not too much ..thanks for sharing your adventure.

Not too much at all! I love hearing all this! I tend to agree with you completely on the TV. We never watched TV growing up and this place does feel like a spot one would come to recharge and detach. But Guido thinks many Italians wouldn’t be happy renting it without being able to watch the soccer or a film or the news. Most are quite attached to the TV, although as you say, if there is Wi-Fi they could just bring their laptop or something. Anyway, I’ll see what others think but I agree with you!

@@KylieFlavell I agree, The idea of an ugly tv in such a space would suck the life out of it somehow. Like Sea Moon said, it could be hidden away discreetly somehow if it's absolutely necessary. I think there are enough people who would rent such a spot without the need for a built in tv. That could even be part of the rental selling point - no tv! I, for one, would relish it :) Good luck with all this and I look forward to seeing how it comes along! Oh and I would somehow put the couch with a view of the fireplace.....but I know you don't have many options .....tricky! I totally agree with a kitchen with a view! Lovely!

Sea Moon, I agree with you. I spent 8 days at an AirBnB in 2019 in Italy and I never watched TV once, nor did I cook in the kitchen at all. Instead, I spent every day walking around beautiful Florence taking in the sites, and enjoying the wonderful local restaurants.

I personally don't have a TV and haven't had one for over 25 years. Having stayed in Italy and with some Italian families, I do think Guido has a valid concern. I've stayed in some beautiful, very artistic Air b&bs around Europe, and when there are TVs I never switch them on but maybe it would be a plan to have a small one but to integrate it somewhere or somehow discretely?

Agree with all of the comments below...kitchen with a view! And, I know it isn’t a romantic reason, but the practicalities of the TV against the wall also work much better than in the middle of the room where the cavi would be more of a nuisance and generally would break the flow and openness of the space from the outside through to bathroom etc. Excited to see how it develops! I’ve loved the reno episodes you’ve done in the past :)

@@KylieFlavell Here in California where bricks and boulders will come crashing down in an earthquake too, we do use boulders, but as a 'skin' over the true wall. They are decorative, not structural at that point. Other thoughts: Put the darn TV on the dark inner wall, inside an antique armoire to hide it, get a small screen so it will fit inside, who cares? Use old cabinets or dresser for the kitchen sink, so it blends into the rustic furnishings and isn't an Ikea statement we are all too familiar with, next to that push a big work table up to the window so it gets light and is a great workspace, or cold morning breakfast table. Since tables are lower than counter tops, that window can be lower still for more view. I leave you with that...(I have a blue eyed Italian man too)

Wow! The opening & end drone shots are simply stunning!!! So much green & some great shadow angles/details! The first thing that popped to my mind when I saw that wall was... You've got to keep it, I'm glad you love the stones so much as well! But yeah hearing Guido explain the complexities, maybe you could use some of it as a small separation between spaces indoors I bet it would be great to feel these beautiful stones around, to build tables bottoms and also in the garden ofcourse. Also about the kitchen, I generally prefer having the maximum possible distance between the kitchen & the rest of the house (washroom, bedroom etc.) it's good for hygiene ofcourse but also smells tend to linger longer near water & clothing/sheets etc. But ofcourse space is a major decision maker. What I like to do is to pretend in an unbuilt space & play out accessing these spaces as I would in a routine... Sounds silly, but you know pretend wakeup, walk to the kitchen for water, go to the bathroom, sit on the couch watch some TV etc. Playing out different setups, this generally gives me a great understanding & feel of the placement and flow, energy of the space. Hope that helps, I'm sure the place will benefit from your artistic touch! Just based on those beautiful intro shots, I could live in that chicken coop 🤣🤣🤣 From the plans looks like the place will be fantastic!!! 👍👍👍

Hello Kylie - from historic Virginia, U.S. --- What a fantastic idea; who knew a converted 'chicken coop' could turn into such a wonderful idea for a small income maker (Airb&b or other), and then when it is time to stop renting, you have a lovely place to retreat for yourselves. Wow, your new 'man' has really pretty eyes... on this end of the video, he sort of has this VERY Robert Pattinson-esque (actor) look about him. I could totally see that when he was on camera speaking about the renovation. I wish both of you well. I hope he is the romantic man you need him to be to satisfy that part of you, and I hope that you are the type of lovely woman he could see being the mother of his future children!!! He and his family seem like wonderful people and I hope you both work with each other well through this project and can be at peace with each other as it moves forward. Many blessing to you both and I can't wait to see how the end result turns out! You have an eye for designing and with your touch, I know this could turn out to be a very beautiful and wonderful place to rent or live. But at the end of the day, it is a property that does belong to him and his family, so move gently and be at peace with whatever the decisions turn out to be. This is going to be awesome! I personally love to cook, and to do it with such a view is just dreamy ❤, and since you mentioned that you will have french doors also, how about some kitchen island or kitchen table??? People love to hang around the kitchen, so if you have the space, it will be lovely to have one, which will be helpful for the cook and very nice for others, to help around or just sit there and enjoy the view while sipping some wine maybe? ;) Thanks for sharing, it is lovely! I vote for the kitchen with the VIEW, Kylie! Plus, it would be nice to have the fireplace near the kitchen as well. We have a similar set-up in our tiny apartment in Anghiari...kitchen, sitting area, fireplace, dining table on the ground floor (no TV), and one bedroom and a bathroom upstairs. All crammed into 50m²! But it works! Good luck...we look forward to the project. It's also very helpful that you use both languages...THANK YOU!

Chuck and I are so excited for you with this renovation villa project! I feel like I want to come over there and help you and be your friend. We know exactly how difficult the Italians and the bureaucracy of Italy is. How sad that everybody has a struggle to IMPROVE, not destroy or ruin historical Italian land/property, but to enhance and make more beautiful! I’ll be ready to come over and rent when you are all through. You know, Guido said it was only gonna take 2 1/2 or 3months. That is incredibly fast. Over here in the US, specially, California; that project would take much, much longer. There are lots of permits and restrictions that you have to get as well here. But Italy is far more difficult. That is what is causing us not to move to Italy and buy property. But I wish you both the best and I can’t wait till you are willing to have us come stay in your lovely little villa in Tuscany. I’m so very excited for you. Congratulations! PS, I like the idea of being able to look out onto the landscape of the Rolling hills from my kitchen window. I, too, enjoy a lot of time in the Cucina , so I’m with you on the idea of having windows looking over the Hills. I have contemplated becoming a citizen of Italy because both parents of mine were born in Gioia Del Colle. Guido speaks excellent English!! Bravo! Both of u are a beautiful team! My vote is for the kitchen to the RIGHT. This is a small weekend house- therefore smaller meals and few if any guests. If you are cooking/dishes, you can easily turn toward your right and see the main view. Also having the dining table adjacent means you can use for additional prep area. For cooler days, is nicer to have the dining table by the main view/doors. Makes for a better dining experience rather than table at “back” of the room. If kitchen is to the right, now you can have a wonderfully large sofa. Very comfortable. Rather than if kitchen is on left, the sofa is MUCH smaller, looks barely larger than love seat. Plus it faces a side wall and not the main view. Placing the large sofa on the rear wall gives a spacious area to lounge, with big views to the side and forward. I wouldn’t give that up just to be able to look out a window when washing a few dishes. (Plus locating the kitchen to the right puts it more in proximity to the plumbing pipes for the bathroom, adding to construction efficiency.)

No question about it. Kitchen next to bathroom. That will save you a great amount of money since you don't have to run plumbing and sewage across the room. Based on my Italian renovation (in progress) will save on time too. Started reading the comments and everyone speaks as if they spend every living hour in the kitchen... while it is important when dealing with a small space like this you have to prioritize living area.

Hola! Thank you for sharing the breathtaking views of La Toscana! One day i will go back. I love the idea of the kitchen with the view, forget the TV! Who can possibly want to waste time watching TV with such an espectacular view! Keep it as open as you can since it is such a small place, with big windows or sliding big doors bringing the outside inside. I can image how beautiful it will be. Maybe i can rent it one day to vacation there.😜❤️

How exciting (frustrating!) & absolutely wonderful, Definitely I feel the kitchen should be in front of the window ...to me it’s the heart of the home & needs the most important position. As others say - in a small room it should be quite cosy in the seating area anyway. What a fantastic project. Thank you so much for sharing xx

Yes! Then people can watch tv, the beautiful fire and see out the windows all at the same time. And having the couch face into the space would make it feel more open and spacious. All the best for your renovations!

Well, for sure kitchen has to have view. For space you need to go out side- that's great. In fact you go for holiday to spend days on fresh air. Great idea!!!

also i wouldn't block the fireplace either, the sofa is in the wrong place, get two small sofas and put them facing each other with the tv on the side, you can both stretch out on your own sofa to watch something and still see the fireplace without blocking it.

Nice video dear Kylie. There is nothing permanent except the change, so change it into a dreamy and cosy hideout. This time you spoke Italian , most of the time. But it is ok . The idea of setting the kitchen by the window is perfect, it will give a vast and refreshing view . In this video the vast landscapes reminded me of the Godfather's Mickel corleone when he hides in rural area of Sicily after fleeing from New York. My all time favourite Hollywood movie. Okay waiting for next video and love from Uttar Pradesh India to Tuscany Italy . 👍🏻🇮🇳🙏🇮🇪

OMG, what a beautiful project! I can not wait to follow the progress... I think thousand of your followers (including me) will be renting Guido´s little house. I think TV is the less thing we use when we are in a place like that!.. And I would suggest placing the kitchen next to the window. Wauuu what a great blessing would be that place!!!
