@@NomadBlack You know the beach is only really good when you can go swim in the sea. I loving swimming in the sea, however have you ever swam in the Atlantic ocean? All along the west African coast is the Atlantic ocean and it is for the most part COLD!

Prampram seems like a great choice. I am Afro Jamaican living in NYC and I do construction, so this is an exciting topic for me. You have opened up my eyes to the real possibility of moving to Ghana .

Please before you ever plan of moving, please please please, visit first or several times and an extended stay for a couple of months eg to explore your possibilities. My advice, come to africa, buy land, build , visit regularly to enjoy a break from the west. And in the future, come back and retire in your beautiful house.

1. EL Hills is good because it's close to SGMC hospital and schools. The land is not as expensive as main Accra and there are lots of high end residential developments that will ensure your property value goes up. It's also close to a Lake for recreational activities Or 2. East Airport - you'll avoid all the upper Spintex traffic and be close to a lot of health facilities (Lister Hospital) restaurants, Daignostic Centre, Palace Mall. I believe in Ada a lot of the riverfront land is gone??. My dad tried to get land in the 90s and it was tough.

@Cloud6lash9 New York is a large city so obviously land would be recycled periodically. Ada is a small town. Once the river front is taken up, it's taken up until someone dies or decides to sell

Aburi mountains is my pick. Cool temperature year round. Great scenic views. No mosquitoes. Growing high end developments. Just buy atop a mountain, not down in the valley and you are set. Got myself an acre last year at a great location and the price was not prohibitive.

I am so sad because in 2015 I was going to buy my land in prampram, it was cheap on the beach front. I like prampram, away from the hustle and bustle of Accra but easily accessible, as Accra is not far away. Flooding risks must be considered but I know successful businesses operate there and have had no problems over the years. In Ghana in general the see is wild lol. Exciting time ahead, all the best :)

Go off of you instinct. Have you been to these places? You should go and smell, feel, see, touch the trees, the grass. Vibe with the people in those communities. I think that’s what you should do.

You should look further along the ridge of the mountains, beyond Aburi: Mampong, Mamfe, Larteh, Akropong...or my favourite town outside Accra, Akosombo.

@@MensahAcademics it's not too far from Accra and you have a couple options to get there. You can go through Dodowa. Those mountain towns are just a few minutes down the road from Aburi and they offer more options for nice land. Both sides of the ridge are beautiful. Overlooking Accra and ocean is nice but I actually prefer the side of the ridge facing the interior. A friend of mine had a beautiful property just passed Aburi in Ahwerase and the view a green space are incredible. Happy land hunting!

@@KofiAime so right about that beautiful scenery. I used to live in Pokuase which was nice to come home to but once the first phase of the motorway was done about 10 years ago every car on the planet used it causing more traffic. So if the other routes won't cause similar road blocks around rush hour and are do-able within the hour, I'm game!

I lived in Akosombo all my life. It is one of the most well-planned towns in Ghana aside Tema and also a buzzing tourist attraction

Vanessa Kanbi I have already bought the land I bought one at amasaman like two years ago and the one at Winneba is ocean view . The one at amasaman is like 40 minutes drive from the airport I heard prampram has some good lands too and kokrobite lands are for the rich lol 😂 I can’t afford those areas but it’s a great location!! No doubt

Prampram has a cool name and looks to be a good investment to rent out on Airbnb or something (you can then build your permanent home elsewhere on a hill somewhere)

Well, I have built a house in Ghana,,about 10 minutes drive to the sea.Unfortunately, the sea breeze destroys a lot of things in and around my house.Things get rusted easily.You have to paint your outside and inside walls at least once yearly.It is really expensive to make your house look good all the time.

Wow... so much to think about. I’m also moving to Ghana but I want a farm. I definitely wanna be within an hour of Accra. The beach house in Prampram sounds like a great investment with the new airport plans, I would love to rent it for a few months 🥰. I currently live in the mountains here in the US and I definitely LOVE IT but that mudslide issue in Aburi makes me anxious... overall I say Accra if you can but if not, Santeo!!! I’m so excited for you!!! Good luck and see you in Ghana!!! 😆☺️🤞🏽🙏🏽

It’s so beautiful and land is cheaper away from the beach. You’ve got to visit the plots to have a feel of the area. You are more than welcome to stop by when you are in our area. Hello Vanessa! Kokomlemle was mentioned in one of your earlier videos and that alone got me viewing your videos religiously. I grew up in Kokomlemle and now am a part owner of a good rental property there. My husband and I built our house in Prampram and are planning to build another one there starting as soon as the border is open and we can get there. President Akuffo Addo mentioned in his address tonight that possibly Kotoka International Airport could be opened by September. Fingers crossed and waiting. Fortunately for us we bought our lands when it was very affordable and not much litigation business going on. We are not beach people so we bought close to E T Mensah and Naadu Mills’ houses which are about 5 minutes to the beach. Coconut Point is a nice small beach place we like to go sit, eat and just enjoy the view of the ocean. Prampram is a great place. We enjoy living in Prampram. We are also blessed to have a place at Kokomlemle near Ring Road Central so when we want to spend late nights in Accra we just sleep at our place in Accra and don’t have to drive back to Prampram. I am from the Akuapem mountains so obviously I love Aburi and have been considering getting land there for farming. Have you looked at Devtraco at Community 25 not far from Prampram? They are selling land in the gated community. It is even more closer to Accra. Also concerning sea erosion, for Prampram you could get land a bit away from the ocean front. Well I have held off commenting for a while but finally I have. I love your videos. Keep up the good work. Remember for vacation rental, location location location and your investment will pay off.

Thank you so much for commenting! Kokomlemle is where I spent a lot of time in when I was younger. I still go often. I would love to have a place in Accra and another vacation spot as you mention. I think I’ll start with the vacation spot then maybe in future get a place flat in Accra. Thanks for all your suggestions definitely going to look into them :)

@@akuaappiah7554 Yes we do grow things on our land in Prampram we also have a mango tree that produces mangos twice a year. Almost all our neighbors grow some thing. Peppers, cassava, plantains, pawpaw, and many more.

the hills sound nice, you shouldn't have to worry about mudslides if you put trees up around your home to hold down the soil, but i like the first option, and if you are worrying about the sea you could put 2-5 foot hill in front of your house to protect your home from floods, many homes on the beach in the USA have hills or mounds to block the ocean water

The earlier the better.make up your mind ASAP if you intend to buy Land because the prices don't stay the same all the time.Also $50,000 for land is just too much for land.Even 40,30,20, thousand is too much.Get a trusted family member to enquire about an area you are interested in.The local people will get the land a cheaper price than you going yourself.But becareful even with family members.my advice is be there to see the land.And know who you are buying from.Please don't do the Long distance buying.lastly,price coat in cedis only.

Hmm I doubt that. My Ghananian friend bought land last year for $2,500. It's not in the same area but you could buy elsewhere.

Please Please and please, just be careful when you buying Any land from these Areas darling! I'm from Prampram, but I still had to buy my Land around the community 25 just right after the Deft Deftraco area, which turned out to be a very big problem? Yet still there are still good and honest LANDS through! BUT! Please don't go and buy a LAND from , IN, OR This particular NAME ( MR. BLESSING ) ....... Anywhere right from DORWAYA, COMMUNITY. 25- TO Our beautiful PRAMPRAM. ........

Aburi is beautiful. Have you checked next door into Dodowa! It is beautiful as well and nearby tourist attractions. There is another place that is outside your distance parameters near Elmina and Cape Coast, small town named MOREE! absolutely stunning beach!

Beach areas have lots of disadvantages, What I advice is get a bigger cheaper land that's close to Accra and find an architect who can design a structure with geat open environment and feel part of your surroundings with white beach sand, open pool, preparing and heading out to the beach is special than staying close to it.

I just wanna let u know my experience by having a Plots/building sites at Gomoa fetteh(Gomoa East) Early in the morning 🌄 seeing the sun 🌞 rising combination with ocean 🌊 is so vibration, amazing and beautiful lol. I have a acre of land (4plots) at nyanyano Sea front/Ocean 🌊 view. I love 💕 it, it's beautiful there.

If the roads were Perfectly fixed I will choose Kwahu - - yup. My daily commute in terms of kilometers to work everyday here in USA is same as Accra to Nkawkaw (it takes me 45 mins) which tells me if the roads were fixed it will take me this much time, from Accra to Nkawkaw

Aburi mountain, particularly Peduase Lodge. is the new hot spot in Ghana. Direct Beachfront house is also my dream home wish. I am building my mansion directly behind Hill Palace Hotel at Peduase Lodge. land at Aburi with Accra's view is about 30k-60k US. I had to have Accra's views with my house at Aburi, Peduase Lodge. It faces straight up the mountains looking from the tollbooth. They still have land with the views of Accra but they're pricey. The ruling elites of the nation are moving there. A word of advice and caution from a License builder: Construction materials and overall construction cost in Ghana excluding the land is almost the same throughout Ghana. But the value of the house you build can be 4 to 6 times more or less depending on the house location of the house. Don't focus so much on the cost of the land because the land will not cost more the 10-15% of the total house cost. However, you can lose or gain as much as 6 times the value of the house depending on the location. Services such as roads and utilities are also approved and rendered faster in areas where the ruling elites like to live. Since you can't build your own road and provide some of these services and utilities yourself... Well, you know what to do...Good Luck!

This is my take on strategy for property you want to partially stay in and partially rent out. It is worth it to get an apartment in one of the more expensive areas and finance it in Scotland. Many of the condo complexes being built are hybrid hotel/condo complexes that are designed just for that type of owner. They do all the work and you get your percentage. When you want to stay there you block out that time. I am not sure how the tax system in Scotland works but you could write off your payments as business expense. If you finance from Scotland I think that could work for you.

When i’m in Ghana i live in Dawhenya which is down the road from Prampram so i highly recommend Prampram, such a lovely area. My partner is a Project Manager in construction, he also helps people with land purchases (he goes to view them before they purchase to make sure there are no issues, helps negotiate prices etc). I’d be happy to connect you if you like, he lives in Ghana so wouldn’t be an issue.

Beach..it’s your holiday house and people will want to vacation at the beach. Make sure it’s built with the possibility of storms and occasional rough weather in mind. Hurricane proof your house, people build on beaches all of the time with good results

I am so glad you're ever so closer to your dream in Ghana, well done. Most people dream of owning a beach house, closer reality awakens our SUBCONSCIOUS as of what's involve. Glad you're aware. Obviously you won't be living there all year round, consider further inland, yet not too far from the sea.

Yes Ningo-Prampram is a very cool developing area. The land is a clear white sand and not far from Tema(20 minutes drive).

The weather in Aburi sounds fantastic. I like the open concept design because it allows for cross ventilation. Also I would plant trees right away. Lemon, mango and Neem tree. 😊

Having been there I would say Aburi. The views there are phenomenal and there's the botanical gardens as an added attraction. The roads were pot hole free when I went but not sure now how they are now. It's cooler there and the whole place had a nice Boho ambience with tourists learning drumming and doing arts and crafts with the locals. Please forget Pram Pram. When I visited, a local man decided to have his bath right in front of where I was standing with my elderly mum. We didn't know where to look 🤣🤣🤣🤣🤣🤣

ShadowGhoulAsmr C from $15,000 for a plot of 70’x100’ size. I’m servicing all my lands now, electricity, water, covered drains and hopefully, fiber optics. Price will definitely shoot up after I’m done.

Hey Vanessa! I think I have the same challenges you are dealing with right now. What I think I will be doing is compromise. 1. Build on the coast but not right on the beach.... just a few yards inland so you can still enjoy the view breeze and the proximity without being too close. When you build, make sure it is nice and chic but not too expensive. My opinion is to have a mixture of concrete and wood structures, nothing metallic. 2. Forget about the beach, look for a wooded area, something by a lake instead. 3. If you are going to be on a hill make sure the area is a little rocky and wooded to avoid mudslides. 4. Maybe one could think of 2 small and (again chic but not expensive) houses, one of which on the close to the beach so that you always have options. Just rent out the one you don’t use. That’s of course if you have the means to do so.

Close to the airport and you have to deal with the noice from planes flying in and out. I live by the airport here in California. Make sure your windows are sounds proof.

Pram Pram is definitely the best place. I'm building in Pram Pram next to kingdom books warehouse which is about 5-10 minutes from the beach. Spend more time looking into Pram Pram....you will not regret.

I saw aburi through Wode maya channel . It’s nice! But you should ask some help from a geologist to determine which is the best land for you construction and what type of construction and how to position your house .because at the end of the day people have to make compromise.

Living at the beach is a never-ending expense. The novelty of living at the beach wears off but the expense doesn't. The salt water spray from the ocean goes inland for miles and it rust out your cars, appliances, air conditioners, practically anything with metal. Also, your home insurance if you can get a company to insure the property is high. Then there is the property taxes that tend to be high, When there are storms/hurricanes the coast is hit hard, and the list of never ending expenses continues. Remember the biblical saying: "The foolish man builds his house upon the sand". In my opinion, make a visit to the beach something special to enjoy by living away from the beach.

Prampram has a huge diaspora community. Alot of people from the African American Association live there. So diasporans will feel welcome there. Its relatively inexpensive, close to the ocean and out of the hustle and bustle of Accra

as a real estate agent in USA, and a Ghanaian as well, I will suggest that #1, you choose Prampram, mainly because of the new airport to be built, the beach, and closeness to Accra. #2 Abury because of tourist. Renting both places will fetch you more more money, entaintainment, etc. location, location, location! # 3 Kokrobitay. Diana. see u.

The area by the lake....then there were two areas closer to Accra. No mountain home to avoid the landslides like you said and do consider less traffic

Ada seems like a great area for a weekend house or rental when you can't use it. No on Aburi, mudslides are too risky.

Very interesting picks . East legon hills will be the best among your pics .however, not a good vacation stay area at the moment due to the distance . East legon would have been the best due to the rising number of nightlife and shopping centers tho it’s the worst traffic area . I will like to draw your attention to NORTH LEGON . Very serene area with almost no traffic going in and out . It has had number of commercial developments over the past few years with a decent clinic and necessity supplies centers all around it . I learnt PALACE MALL is currently building a branch by the Atomic junction and opposite that is a new event center with a commercial swimming pool . Papaye and kfc is 2 minutes drive away and the biggest market ( MADINA MARKET ) is 2 minutes drive as well . It’s with all these I think it will be a good area to invest in for it will appreciate faster than other similar areas like EAST LEGON .

Strive For greatness it’s actually starts from $100,000 for a well documented one with walking distance to the clinic, kfc and palace mall. Below $100,000 will be madina and agbogba which are both Neighbors of North legon .

Personally Aburi sounds cool and the scenic view is fantastic . A friend suggests that East Legon will be a great place when it comes to renting out due to the number of exparts and younger folks frequenting the neighborhood. Another criteria will be schools. Airport Hills, Cantoments,Ringway Estates all have the best access to everything though they may be quite pricey. Anyway congrats on making that first move. You inspire me and all your choices are great. Carina can do some homework for you too.

Definitely Aburi or towns around it Pros: Weather is cool The views Village setting 1 hour from a major hospital (nyaho hospital) and kotoka airport Cheaper lands and are FREEHOLDS Not as noisy as Accra which is what you need in Ghana to recuperate Cons: Not as well built as Accra Obviously have an architect check out the land cos you mentioned the mudslide but chances are slim cos rocky lands do not slide hence called mudslide(dont quote me😃) I am following your build journey..I am not too far behind you..if only I had those google cheques coming in 😁😁😁

Hi Vanessa, bold move to build a house. There are other nice places in Accra like Larterbiokorshie where I am building. It’s 10 -20 mins drive to the beach and Black Star square and GIS school. It’s a cool place. The Marine Drive project(look it up)will put you within 15 mins drive.

Hi Vanessa, if you do decide to have a beachfront home, I can recommend a wall paint that should do more than just fine. Like you said, things get to corrode quite easily even wall paint. I sell environmentally friendly paint that can last at least 25yrs. Btw anything around the sea/ocean will be fine😉

Tema community 25 is great, 10 minutes to the beach and 20 minutes to the airport and 15 minutes to Tema general hospital, land cost 40,000 Ghana cedis there.
