What I find exciting about a water mill - apart from the fact that you get a steady source of water in a dry, hot country - is that you can modify the structure to generate all the electricity you need! Just make sure that you can trace the source as far as possible... you don’t want someone above who could potentially divert and/or pollute your water. Check the area for the wind patterns: it sounds silly, but someone building a pig farm could mean the smell forcing you to move from your dream house, at very little resale value (that happened to my mother 😢) Don’t feel rushed, it’s a careful decision needing reflection. The hunt is fun, too! 🤔😬 🐷 💦 💨 🚐 🌸 ❤❤

Consider how green both of those properties are. Those plants require a lot of water to thrive like they have. If you clear the creek you will see more water return.

You can't get a "Licença de Habitação" before you restore the Water Mill. The Council will give you one only after the inspectors attest that the building stability , electrical installation , sewers and plumbing are according to the law . Rural property - To be used for agriculture and livestock , you can build a barn or a hen house but not a house to live in. Urban Property - You can build for social use , a residence or a commercial unit. Licença de Habitação - Everything was build or restored according to the law. Licença de Utilização - Is it to be used socially (Has a residence or a commercial unit) or as a Rural property (A barn or a livestock shelter ). What you have to find out it is if the Water Mill is registered as a Urban or or as a Rural property , if it is legally registered as a Urban property , you buy , restore according to the law , ask for the Licença de Habitação and than change the Licença de Utilização from commercial use to residence to pay less taxes. Your Estate Agent knows if it is a Urban or a Rural property but as you want to live in Portugal do like the Portuguese and go yourself to the Town Hall because they have everything mapped. Right now it has no Licença de Habitação because the Town Hall engineers and the fire department will not approve it unless it is restored.

A 52 hectares property by the sea that has 3 ruins (147m2 , 45m2 and 30m2 each) , it is in a nature protected area but the owner registered the plots where the ruins are separately as Urban , whoever has the millions to buy it can rebuild and enlarge the ruins up to 150m2 because the owner registered 150m2 plots around the ruins as Urban. In the the deeds it says that the Property is 52 hectares divided in 4 articles. 1 Rural with 519 550m2 1 - Urban with 150m2 1 - Urban with 150m2 1 - Urban with 150m2 After you rebuild the ruins or build 3 new houses the Town Hall after the inspection will give you the Licença de Habitação ( It is for humans )and the Licença de Utilização (It is a family home , a restaurant , a hotel , a shop). 🌱🌺the purple flowers are morning glories. The seeds are inexpensive, fast growing & easy to grow. They come in many colors including blue! My point being you can plant them wherever you decide to stay!!!

The perfect place is waiting for you! If it isn’t the watermill, then it means something else more magical is waiting for you. That said, I can tell why you are drawn to it. It’s lovely. Earlier this month, I was in the Azores and I was told that the beautiful purple morning glories were considered a weed and to not let them grow on your home as it will cause damage. They burn them in the Azores to keep them under control which made me sad as they are so pretty. My next scouting trip will be to the Porto area. Global warming and this hot dry summer is definitely playing a large role in logistics for me. It’s a journey of discovery every time I go. I actually was able to eliminate some areas and get a better grasp of what I want and what I don’t want in a future home. Each adventure means that I’m just one step closer to my perfect home! Our future homes are waiting for us, we just have to be patient and do the research to prepare for this next amazing adventure.

Leap of faith guys!! Also, lots of people in Spain "occupy" abandoned houses/villages. I think Americans would call it squatting. Some villages even apply with the local municipality and get approval to incorporate and become legally theirs.

Be very careful, if it is zoned exclusively for commercial use it makes sense if are going to flip it or use it as a vrbo. The cost of bringing it up to local building codes without breaking you will be a challenge. I believe in you guys.....this may be a great bottled/bulk water source or a tourist destination to generate an income. Keep on rolling. 🌎❣😎

You have to imagine what your home would feel like if a wildfire was sweeping your direction. Can you see how you would ensure that enough scrub is cut, every year, to ensure your home and access road has about 50m of clear ground? Do you own your access track and enough landaround it?

Just an fyi - the purple flowers are morning glory. They are very beautiful but also quite invasive as they will swallow up trees and bushes. Much like mint you need to try to contain it or it takes over.

Those thorny plants are brambles or blackberry bushes as Americans would say. They grow out of control, but if maintained are wonderful to have if you like berries. Usually the regulations state that you can restore historic buildings but not demolish.

Did you know the beautiful purple flowers are Morning glory. The flowers wake up every morning and open their blossoms and close as the sun sets. ☀️🌙🌸 As a child my Grandmother told me when the Morning Glory were sleeping so should I. The Water Mill appears to be calling you, even subconsciously perhaps in your search, other buildings you looked at were similar but just not the Water Mill.

Once you buy that ruin, travel is kinda done. Also, restoring ruins is expensive as well as time consuming. Romantic, yes. But realistic before you want to stop traveling, maybe not. Try looking at something a little more restored as well. Cheaper in the long run, too. The money you save in the purchase will be spent ten-fold in the restoration.

You could also go to the UK for a bit since your Schengen visa is expiring. I LOVE the fact that you're learning Portuguese, many expats don't and that's a real shame. Knowing the language will definitely give you more opportunities, adventures, and networking with the locals. I've lived in Mexico, Spain, Scotland and now France. I'm fluent in Spanish and have taken a few college courses in Portuguese and Italian so can get by there if necessary. My first language studied was French some 40+ years ago and now I've been living in France for a year (it's amazing how much comes back!). My French sounds very Spanish :) but I'm working on it by just day to day activities where I force myself to jump in and swim so to speak. Anywho, you two are awesome, good luck in your search and jumping thru hoops ♡

All the water mills I have viewed (mostly open and working) have one key feature I do not recall you covering. The feature is the mill pond which provides the header tank so to speak , priding the power to turn the mill.. the stream alone I dot feel would do this and of course the header pond can be stopped so you can work on the wheel. Did you investigate any mill ponds? Best of luck with the authorities. One other thought if the mill wheel turned hooking it up to a generator could help you self sufficiently in power.

What are you going to do about improving the road access? If you have that much trouble in perfect dry conditions, it will be impossible even when slightly wet. I like that it has water even when so dry though.

Clearly you two do need to be near water, I know that it is frustrating to find these permits, laws protecting the ruins, keeping them from being inhabitable feels like something to overcome, That may be, however it could also be a sign that just up the road there is a place that will be everything you need it to be, remote, close enough to civilization, lush, green , near water and with the license, permits you need in place. One usually finds the right place.. and indecision is a decision, usually means the smart decision is to wait a little longer and not engage in a legal battle.. although I don't know what it takes to overturn a commercial permit only.. into a habitation permit. can that take years? You two are both such beautiful , kind and creative people, you deserve a situation that feels like a gift from God in terms of everything being right.

It's beyond exciting! Bad news is that that pretty purple flower is quite the weed. It forms a mat over other vegetation and smothers it. And to eradicate it is quite the job. You have to get rid of the roots as well. Burn it, because where you dump the roots it will just grow again.

Have you thought about bringing the planning/building authorities out to the property and get their take on it? Two things can happen. One is you see their reaction as not positive, and you get a heads up that they will be an ongoing barrier that might not be worthwhile. The second is you get off on a positive foot, and they are supportive and want to work with you to bring the site into compliance. I had the latter experience 40 years ago on a family piece of property that I decided to build my first house on. Everyone warned me that the building inspector was a grouch and horrible to work with. All the local contractors could not stand him. I was a 20 year old kid that didn't know which end of the hammer to hold. At my first inspection, the foundation trenches, I began by saying I had zero experience but really wanted to do the best job possible. I said I did not want to cut any corners and would appreciate any advice he had for me. He took me under his wing like I was his son. He was very helpful and supportive. All my inspections went well.

The strongest power to overcoming the impossibility of things is to visualize living in it before you go to sleep at night. The key is to visualize it finished and feeling the feeling of living in it and sharing that excitement with family and friends. I have done that with every place I have ever lived. the house I live in now was actually given to me after I visualized living in it. I am sitting in the chair writing this the exact chair I used to visualize my joy in living in the house. I would see myself sitting in the chair reading my favorite books and experiment joy at my accomplishment. It was magical how the people to do the painting, the electrics, the refinishing of the flooring all came to me in a way that was on time and very inexpensive. They were all out of work because of a down turn in the economy. Start to do that on all your projects spend a few minutes before falling asleep seeing and feeling yourself in the home you want to create. I have done this since I was a child and so many miracles have come my way using this technique. Look up Neville Goddard book or audible on Imagination! He explains it in detail!

Hi, Brittany and Drew, there is a site in Portugal called "Forum da Casa", in wich builders, private and common people share their experiences when building or re-building their homes including licences, municipalities taxes, time from all that , etc., you just have to translate it from portuguese to english from the topics or conversations ( conversas) e ( tópicos ). No publicity to construction materials is alouded. Best regards.

Ok dreamers, yes I love the property too, but personally I would not touch these type of properties with a barge pole, it will drain you of a huge amounts of money if the property has portuguese listed status too, to have any chance of getting a habitation license you will need to move into circles (lawyers etc) who have close connections with the local major = not easy if you don`t speak the language or are not citizens already.

If you do buy it, make it contingent that the seller gets the habitation license for you. Otherwise, you could buy it and never get to live in it. Definitely talk to the town council ( câmera) to see what their mood is. And most definitely talk to a lawyer who specializes in unlicensed properties.

Be aware that a “rustic” plot does not allow you to build on it from what I have understood on another channel. You also don’t have main water source, just the stream. Will you get a water filtration system? It looks lovely though!

I believe your favourite purple flower may be a variety of morning glory. They are indeed very beautiful and produce a ton of seeds after they flower. Knowing the best for you two on your adventure. Take care 💜

Morning glory are invasive where I live in NJ! We pull them out, they cover and choke out everything else.

Please hire an architect or take advise from one if you are really buying something to rebuild. Also, watermills are located on flood areas, keep that in mind.

Keep going guys and keep your minds open to other ideas and land aswell as you never know what's going to come up that might be even better no headache or just be land that you can build from scratch on in a traditional way so you get the best of both worlds.. just an idea to stay open minded just incase it doesn't work out.. Easy to have a romantic starry eyed view of a property, forget all that, step back and say to yourselves, what’s it like in winter and the road becomes a mudslide, water can provide a habitat for vermin, you must have reliable tradesmen that have been recommended, can you get materials on site, above all the paperwork and permissions must be cast iron and make sure you have a good lawyer. Try to visit Candal, Cerdeira and Talasnal in Lousã mountain because it's beautiful there. If you want something near a beach you have Figueira da Foz (it's cheaper than other beaches). Good luck to your adventure.
