An important thing for those who want to buy land: according to the law in force, people who do not live in the national territory can make cash payments of a maximum amount of €10,000. Persons residing in Portugal may only make payments or receipts in cash in an amount equal to or greater than €3,000 (or the equivalent in foreign money).

I think there are a few mistakes in your video: the portuguese tax number NIF is requested from the Tax Office (Finanças) not the Camara. They are completely different departments. You sign the deeds at a notary, not the Camara, which is is also a different department. The NIF is free, beaware of sharks charging for this, you go to any Finanças anywhere in Portugal, fill a form, give an address for receiving the NIF and it's done. Please note it should be your permanent address, if it changes you should update the address with the Finanças. It is not absolutely necessary to have a lawyer to buy a property, the buyer can do everything themselves, and the notary (which is a lawyer registered with the government) will make sure all documents are in order, but of course since you don't understand the language it was wise to get a lawyer in your case. It is up to the seller to chose which notary to use for the transfer & signing of deeds and the seller books an appoitment with chosen notary for that, but the buyer can also say if they don't want to travel very far to another town. During summer it's quite difficult to get the date you want, you may need to wait several weeks, as all notaries may be fully booked for weeks. The payment (or final payment if there was a deposit paid beforehand) is usually done by a bankers cheque, which is a cheque issued by the bank where you hold your account and is a SECURED cheque. You have to go to your bank a few days before the notary appointment and ask them to issue a bankers cheque, your money will stay in your account till the seller receives and cashes this cheque, but you cannot do anything else with that money as it is retained and reserved even if it shows in your balance. On the day of the signing of deeds at the notary, the buyer gives the seller the bankers cheque and the seller accepts it in the knowledge that it is a secure payment. People don't usually transfer large amounts online to buy property, because if somehing went wrong, you could not finalize the purchase and might lose your money and property. If for instance, you transfered the money to the seller's account and he died on the way to the appointment there was no way to quickly recover your money. Or the notary might have found out that the seller was not the only owner and would not allow the transfer of deeds to take place that day, or ever, and you'd have a problem to recover the payment done online. Your responsability, not the notary's. So... that's why the payment is ALWAYS done at the notary, not before, and you become the legal owner there and then when you sign. Same with selling: if you were selling and received a bankers cheque, you would accept it knowing that the cheque was good and would not bounce. Same cannot be said for a standard cheque, which might bounce. I think that the delay with your purchase was because you didn't have your documents ready. The NIF may take a couple of weeks at least and the certificate of ownership more than that. If you had all documents ready, and the seller had the documents of the property ready as well, you could have signed the deeds and completed the purchase the same day your offer was accepted, or the next day, provided the notary could make the appointment.

One of the MOST IMPORTANT things when buying land is to find out if you can build on it or not, and what you can build, type of building, area, etc. Check with the local Camara. If rural land is registered as "rustic" you cannot build anything. If it is registered as "urban" you may be able to build or renovate existing buildings or ruins, depending on getting PLANNING PERMISSION and licence for anythng you want to do. When a piece of land is very cheap it usualy means you cannot do much with it, not even build a shed. Please also NOTE that you cannot live in tents or caravans in rural land. You may have seen other people do it, but sooner or later they'll be fined and made to leave. (Just saying... )

Good information. Thanks for providing it. Often we foreigners assume to much and fail to realize different countries have different law that may or may not make sense to us. It our job to find out what’s allowed and not their job to tell us what we don’t know.

Some good points but i did not hear you mention a very important step, that is a check for any loans or outstanding debts from the old owner, this check is done within 48 hours of signing deeds, the reason why is the old owner can take out loans or a mortgage on the property and when you sign the deeds you become 100% responsible for those debts. I am curious as to how you FIND properties in the first place! It seems to me that going through real estate agents the prices area always wayyy more inflated then the first ads I was able to find on properties being sold by the owners. No? How did you find the properties you visited?

We used Idealista and Pure Portugal and were lucky enough to buy from a private seller. And yes, going through an estate agent will can be very inflated. We met people who said 50% of the final sell price goes to the estate agent but have not verified it. Your best bet is to speak to locals and try to find properties locally - not online.

I am not sure, we just wanted to officially buy it 50/50 as we are not married and the funds came from the both of us so it would be unfair to only have 1 name on the deed :) I'm sure you could buy with more people on the deed but better confirm with a lawyer! Thanksss

Może nie odpowiem na wszystkie pytania, ale jedna anegdota jest taka, że pewnego razu odwiedziliśmy gościa który buduje tam swój camping i powiedział nam, że kupił 1 hektar ziemi za 14 tysięcy euro, a później dowiedział się że poprzedni właściciel dostał za tę ziemię 7.5k euro więc reszta to była marża agencji nieruchomości. Castelo Branco to spory region i klimat jest różny w zależności gdzie jesteś. Najtańsze nieruchomości są w najcięższym regionie gdzie temperatura sięga 45 stopni latem.

It is rustic at the moment, but half of it is in the urban area and there is a house build project approved by the camara. hope that helps

Thank you Rob! We both have EU passports so from what I understand we just have to inform our local camara if we are staying over 3 months. Our plan for now is to come for 3 months at a time anyway and alternate between UK and PT until we are ready to fully move in a few years time. Good luck!!
