Kristina Smallhorn I would also advise to watch out for protected wetlands and the EPA. We weren’t allowed to build a certain distance next to a creek on our bought and paid for property that we have a mobile home park on bc of this creek. We had to get the army core of engineers out and everything..... you definitely don’t want to mess with the government! Lol!

My grandfather sold property in Kentucky, kept the mineral rights, and at some point started receiving a few hundred a month that eventually reached around a grand a month for about 20 years until slowing down to nothing with the explanation there wasn't much demand for high sulphur coal anymore. A few years later the politicians in KY implemented a yearly unmined minerals tax. Anyway, that tax went unpaid so the state sold the property at an auction...probably to the corporations that bought the politicians. Add that tidbit to your wealth of knowledge.

I’ve watched a bunch of videos like this but no one discusses my number one concern, being surrounded by corn fields and the potential for crop dusting and herbicidal drift contaminating your homestead. Almost every property I’ve found is surrounded by corn or soy fields.

Being in south Louisiana it wasn't something I had given thought about. I guess that's why I didn't address it. We have sugar cane and strawberries and it hasn't been a concern to people I have sold land to. Thanks for your feedback, I'll look into it.

When I first moved to Colorado we purchased land without knowing any of this. We had to put in a well, but we did not have water rights. The subdivision owned the water rights and could restrict how much you use. My second house in Colorado I did not own the mineral rights which meant that there could be fracking under the property. That was one reason that we sold that house. The fracking started going crazy in the neighborhood with lateral fracking. So you're really do have to watch water, mineral rights and surveys. Live and learn.

For those who watch the 'Homesteading' channels, know that a few of your favorites are either on 'Family land' or 'previously farmed/homesteaded land'. Or living in PRE-EXISTING homesteading communities. They just had to 'build' their gardens up or renovate existing homes or had license to pull RVs, mobiles, etc...

If you buy property and plan on building start looking at the costs of building. Price of well, house plans, electricity, septic and even a foundation. A footing and stem wall foundation in rural Idaho for a 20x20 foot foundation was quoted at $20, 000 to $30,000 and excavation was about the same. $40,000 to $60,000 just for the foundation! The modular (Boxabl) we plan on putting there is $50,000. So we are looking at other foundation options. Crazy times for sure!

Sometimes I think an agent for buying land is for people that are too busy or too lazy to do it themselves. If you spend the time to learn and have a title attorney you can do it yourself. Depending on your personality you may end up doing a more thorough job than an agent. Make sure you have title insurance too.

This was great info. Want to get the book, too. I also check with FEMA just to see if it's in the flood zones, which would probably make flood insurance a major factor. My cousin was considering a divorce and wanted to buy a trailer on a piece of land. I checked FEMA and learned that this Missouri county was under 6-8 ft of water in 2017! You have to check a car history, too, if buying a used car -- was IT in the flooded area and is now being sold in your area?! LOVE your videos!

The other thing you can do if you are around a bunch of farmland is see if you could buy say 1- 5 acres etc from a farmer that had hundreds or thousands of acres. They’d probably do it for the right price

Owner-financed sales almost always revert to the original owner eventually. I'm not talking about theory or possibilities here, I'm talking about cold, hard reality. At some point, the buyer just walks away. Happens a lot. Crafty sellers know this, and that's why you see roadside signs saying "owner financing available."

Hi. I enjoy your videos. I live in the coast of N. Carolina, minutes from VA. On minute 5:33 you asked if anyone knew what that “snake hole” was. Well, I get those a lot on the easement between properties. After heavy rains part of the lot floods and crawfish wanders away from they main waterways into the property. When water starts to dry out they are forced to dig these holes to stay wet in the mud. I need to actually take a shovel and make sure but that’s what a local told me. I hope it’s not hornets. 🐝

Kristina. Are you aware the housing are dropping drastically in Venice Beach Ca. It’s so so bad with the homeless doing crimes and lighting fires that people can’t afford to sell and no one wants to move in. They expect this to catch on to all the beach cities in Ca. The homeless are permitted to park their broken RC s and tents on the sand or directly on PCH. And they are not drivable.

Tennessee isn't so cheap now. Prices are going way above asking. Was looking. People are leaving crazy states for there in droves. Waited too long. Disabled so need a decent house to start but can handle a large garden and some livestock. Putting in a well and septic, etc along with a house with high lumber prices and other things to build is more costly than a place built now. A lot of appliances and furniture has months wait now.

it's rough finding some land that you can pop a prefab house on, Boxable looked amazing with the Casita, i can't wait to modify it a bit and tinker with the design (Safely and with the help of the manufacturer) I have ties to Salem, AL and there's a bunch of 7.5 K lots of land there. It's difficult to get a real estate agent to put in an offer for you due to the margins on land. Land does not appreciate as much as real estate does. I would not recommend investing in land for investment but certainly for recreation or a glamping business set up.

Here's my dilemma. I found a plot of land in a perfect location for me and a price I can afford. It's flat and not built up, no trees to remove either. But I can't find any info on it, like soil condition or how it's zoned - it's on a corner next door to houses and the other next door to businesses. Nothing has been done to it, it's just fenced off. I've contacted a few real estate agents, including the one selling it, and nobody is getting back to me. And it's so available every time I check. It's in another state and I've been unable to check it out. How do I find info on it?

County auditor, get the parcel number from them....then you can even look it up on the county web site, finding out the owner and owners address. You can also do it in person.

When I was buying low end cheap real estate, I just waited until after October and then I had all kinds of real estate agents scrambling to get the pennies but they couldn't be bothered with anyone buying less than a half million dollar piece of property before October Don't buy land sight unseen And don't trust a realtor to give you the truth, cuz they may not know the truth.

three years ago i found a beautiful 6 acre piece of land "with water". I asked the owner if he would do owner financing for 2 years until i could get bank financing for it. because here in WAshington state a bank will NOT finance land unless you already have building permits. which means you have to jump through all of county hoops before they give you building permits. The "shared well" ended up not being an approved water source by the health department so i needed to dig my own well. I was in a water companies service area so i had to get their permission first. they took 5 months to tell me NO, i couldn't dig a well, they wanted me to hook up to their lines with a price of $115k. I got a lawyer who looked up the laws to get around the water company. sometimes buying land can take way more time when having to deal with counties, permits etc. it is probably easier in different states that aren't run by democrats.

Even the smallest 1/4 acre parcel out west is UN OBTAINABLE. Looking at $150k minimum to live in the middle of the desert with no utilities. Then you gotta build lol.

You can buy land easily, it's the services that will drive up the price. Water, power and roads cost.

I looked at a nice property east of your area, it was in the bayou. Mosquitoes love me more than Jesus. 😃😄 ...and the snake thing might have my bleu healer dead in 2wks. Mabe find a senior living on land, but let's you homestead there if you can help with his/her daily needs. A family I know did that, and the senior gentleman gave them the farm to own.

🤣 what do you know about phantom lots?… I believe the survey company labeled it as a gorge… basically an area of land that was unaccounted for and unnoticed by multiple survey crews. Tax map shows all the houses on that side of the road shifted up one with no vacant lot but in actuality there is an empty wooded lot. It’s a whole messed up situation.. 😂nearly cussed the owner of the survey company out because he couldn’t count and had based his whole survey on points that weren’t accurate… he soon realized his mistake and was properly baffled. 😂

Oooh I love this! But question, when you owner finance the land, could they dictate what you do with that land? Say you wanted to build a couple tiny homes or something

The county/city building codes dictate those things.

@@valerieann2751 So do sellers - all the time...they are called "restrictions". They usually prevent mobile homes, limit the number of homes or have minimum residence square footage.

@@lisad2701 no, the seller has no authority. It’s the building codes and possibly HOA restrictions if any.

The seller has some authority over what you do if its owner financed. It must be spelled out in the contract. If it isnt in there then they cant although, HOAs (if any), City, Municiple, State and County will have restrictions on some types of land based on zoning, existing improvements, health and building codes, EPA statutes, the Water Board, FEMA if its a flood plain, etc.

Note that not a states have laws protecting the buyer from hidden restrictions From the same article: "many states make it mandatory for the seller to disclose any deed restrictions to the buyer in writing"

Interesting that you both think that Residential zoning is preferable. We are zoned AG and it's the only reason we can't really be harassed. Does this vary depending on state?

Do you have enough money to buy the land? Then do. Do you not? Then you can't buy the land and need more money. Pretty simple, really.

I would love to sell my land as owner financed....but you can bet i'd be getting an attorney involved...and know all my avenues, with all the right paperwork....i would need to be able to kick off the purchasers in the event of non-payment which might happen more than i want. I heard owner financing people churning people (dead-beat buyers) in and out of their land making lots of money and never actually selling their land. I just don't want this headache...but then again....could generate a lot of money....between cleaning the clearing the land of junk-garbage.

Any realtor can help you with that! We get new listings every day! It won’t cost buyer nothing, because the Seller pays the commission!

as she mentioned in the video, drive around the area you want to buy in. look for lots with abandons mobile homes, lots with utility pole and box with nothing else ( previous owner may have moved trailer or had a large RV set up)
