Check to see how far affordable grocery stores are! We lived in a rural area for 5 years and when gas prices went up, we had to drive at least 40 minutes outside town to afford groceries. It took 20 minutes to get into town, but they were all specialty grocery stores that were really expensive! So make sure there are affordable necessities nearby too, cause you never know when the next economic crash could make you feel stuck because you can't afford to drive anywhere to get basic essentials

I grew up in a place like this and we had appletrees and a large garden. My grandmother spent hours gardening each day and canning! We processed and froze, canned, dried tons of food. Then we went to the grocery store and bought everything at once. We also had a closet with every necessity (salt, vinegar, cocoa, sugar etc). You have to almost live like you’re in the 1800s and think ahead to what you’re going to need if you live in a place like that.

Ur videos have been very helpful in my process to buy a home as an elder millenial (38 this month) and first home buyer. I opted for an existing small starter SFH because I saw in one of ur videos how manufactured/modular home companies are struggling to meet demand because of labor and material costs. Thanks!
