For instance all the small investors who couldn’t pay there mortgage because tenants didn’t have to pay because of covid will either get foreclosed on or sell they’re home . I just watched on KZbin a landlord said his tenant owed over 100k in rent in his luxury home . You take his situation and multiply it across the country . I’ll wait to buy when people lose there houses

People need to start being allowed to build alternative style structures. I know it’s hard to get Neighbors and the county on board with us, but there are some beautiful sustainable environmentally friendly home structures that are not traditional that are better for the environment and don’t encounter the same problems with labor and construction supplies. Would solve a lot of problems for a lot of people. Earth ships are one such structure that can be done many different ways. Thanks for this video :-)

Absolutely agree. I really don’t understand the minimum sq ft requirements. I am disabled, and would love to build a very small house on a foundation. But I cannot find land that doesn’t require 1200-2000 sq ft minimum. Makes no sense to me. You can have a very nice looking home that Is small! And very quality . It’s frustrating.

@@valerieann2751 Yes, very frustrating… There’s a man in New Mexico who started the earth ship movement and he actually got some laws changed for architecture and structures in his area. I wanted to contact him and find out how he’s able to get around these restrictions in other areas. They have projects in Pennsylvania and in Canada. Would be worth looking into. The homes are also self sustainable and he actually teaches a program that helps people learn about water catchment and off grid power sources. The materials used in the structures are also re-purposed from landfills, for example tires… It’s very fascinating stuff you can look it up here on KZbin :-) we definitely need more freedom then our home structure choice

@@valerieann2751 The thought behind the minimum sqft is that it helps preserve the value of the houses and neighborhood. Basically they want to prevent someone from building a 100k house in a development of houses valued significantly higher. A house is typically the most expensive thing someone will purchase. So while the minimum sqft can be an inconvenience, I can understand people wanting to protect the value of the properties.

I spit up sometime when I sing of the “land of the free”. The self righteous “NIMBY’s” are very selfish and have no consideration for the plight of many who are just looking to get shelter. These minimums should go away in the same way that prohibiting solar has gone by the wayside. As a former planning commissioner for more than one city, I’d rather my tax money go to a welfare recipient than to a government employee. At least those on welfare don’t make the lives of others miserable.

I got an acre of land in Illinois with a pond, branch and fbi pole barn building on it for 8k! Last September. Best thing ever. Also had a vintage camper on it. Seller sold it cheap because it was really overgrown

We bought land and built on it. Yes it is time consuming and an effort. It took a year to build. The pluses are we don't have to deal with an HOA, our water is free from a well and we can do whatever we want on our land.

I see a lot of people buying houses with a small postage stamp yard to me that is crazy, If you are going to buy a extremely over priced home I would at a minimum have some property around it, we regret we did not buy a place with more land we only have 3/4 of an acre at least enough room to grow our garden to help fight against the coming food shortage and price inflation, it will be rough for big city folks no garden

My bf bought a couple of lands and now he keeps getting non stop offers from people wanting to buy it for cash. Obviously it depends on your goals. We purchased an RV so that way my bf can live in it while building on it. There was nothing. No water or power. Now there's water and power so it's more desired. More value.

If the local government and community really cared about affordable housing they would let people build the type of house they want. Imagine how cool subdivisions would be if there were earthships, manufactured homes, cabins, straw-bail, tiny houses, etc all mixed in. The world would be a better place with that kind of diversity and humanity. Get rid of minimum square footage and stuff like that.

If someone wants to develope a mixed home type of community, then they should be able to. I don't agree with the minimum square footage requirements at all. There is a lot of nimbyism going on. People forget that when they purchase a home lot in a neighborhood, that they don't have any right to force someone else to build a similar home or one that they like.

Most local governments are run by the local upper middle class, who also tend to be the most classist and therefore want to keep things looking "prosperous" regardless of the reality. Low income people generally don't get involved in local government to say their piece.

1) drainage is key associated with deep soil. Fruit trees need drainage Garden needs drainage House Foundation needs drainage Additionally a house that flooded once WILL flood. ..your better off buying 1 acre of great ground, quiet, drainage, view, 3/4 cleared, than buying 10 acres of swampy soil in some hollow.

"don’t know why people look down on them" ...materials/fasteners/etc are subpar, creating an inefficient structure more prone to weather/water/animal/insect damage. fast deterioration means frequent repairs, which cost a higher percentage of the structure's initial value. at some point they begin to intersect & owners tend to see less cost-benefit, which leads to fewer repairs & further damage & even less value. once you know about truly forward-thinking construction materials/techniques/designs, stick/brick/block homes start to look like junk too.

I looked at them a couple of years ago. They are poorly made and the structural design is very limited. By the time you get the mechanicals (plumbing, electrical and foundation) ready for installation and install, you are not significantly cheeper. In fact the newer trendy manufactured homes (which are not modular old cheapies) are more expensive that building on site. The only advantage is that they are faster. You still have to deal with your local building department, permits and the nonsensical regulatory stuff. Currently, most manufactured home companies don’t offer help with this. If they took care of all the pre installations stuff too, I could see value in their offerings.

I can't stand square footage requirements for new construction. In my opinion, that is a hinderance to homeownership. Six thousand square feet is enormous, and no first-time buyer that isn't a millionaire would be looking to build something that big.

Great video presenting critical bits of information. I am an agriculturist and 40 years ago I constantly heard the mantra "buy land because they are not making any more". A developer paid $15,000 an acre for a neighboring property. He went broke, the financial intuition folded, and the Resolution Trust Corporation wound up with it in its portfolio and eventually liquidated it for $900 and acre. Taxpayers ate the loss. Fast forward 35 years and the buyer sold it for $20,000 an acre.

Lots in San Antonio are inflated in price even more than housing stock . . . and Texas taxes land heavily unless it is tax exempted as agricultural or wildlife conservation or homestead land.

I brought the land out right after selling my home. I designed a barndominium and after all the headaches and heartaches with securing the sub-contractors and suppliers I scraped the idea, I ended up going with a traditional stick frame and it was the best option. Don’t do a manufactured home, it’s throwing cash in the garbage.

#1: DO YOUR HOMEWORK!!! The state I live in has many rural properties, but be really sure that is where you want to live. Rural acreages are not the easiest places to live. If you don't have at least a 4wd vehicle and a tractor, it probably isn't for you. #2: Buying a place with an existing marginal home could be a better deal than starting from scratch. Figuring the cost of a well & septic system can easily add between $20 to $30K + in cost alone. #3: What are the roads like? Unless it is located on a paved secondary road, maintenance can be iffy. Needing to get out in the middle of winter to get to work could be a deal-breaker if you can't get your road opened right away!

You can also check the appraisal district records. Most of them are online these days. You can see if it changed hands recently and if it has any current ag exemptions that would carry through.

I had my land paid off, in order to purchase a manufactured home, they wanted my land as part of the loan. So if one day they repo the home, they would get my land too. That risk on paid off land was not worth it to me. So I gave up on building, or setting up a manufactured home. Selling the land and bought 2 fixer upper houses. Feel like I am way further ahead with the fixer houses than I could have gotten in the next 5 years on my land.

They’re calling for another meeting on water conservation here in AZ. Getting serious. I bought two acres in the 80’s. Had to hook up electricity/polls. Septic tank $10,000. Had a well thank goodness. Double wide and had to build up road. $5,000. Neighbors next door a few years later had a dump yard. Sold and moved. Oh yeah neighbors let their dogs run loose in packs. Killed goats, chickens and ran more horses all over the field. Had to put in an electric fence. Oh the joy of owning property and the headaches with it. Burning garbage was also a treat.😂😂

I haven't had much experience with real estate investing, but was a silent partner in a large commercial property. We bought the land and held it for several years. During that time we had to pay quite a bit to keep cutting down the weeds.

I live in California I sold a lot several months ago without agent but there is no risk of clear title because the Escrow firm will make sure title insurance company can issue a title insurance policy before the transaction takes place.

If you are considering raw land and it does not have city sewer , make sure that the land will pass a perk test for the septic system !! Almost No One ever thinks about that !!! It's already been covered in this video about flood zones and wet lands as you can not install a septic system on those lands . The Government along with the EPA and DNR has been on a push for aerobic systems which is a type of septic system's . But the average price for those are about $20,000.oo to $25,000.oo plus being registered and requiring chemical's and inspection's to ensure the chemical's are being added to treat the waste . So those are additional costs above the installation costs not to mention the yearly costs of maintenance and the extra costs to service the systems !! Everyone forgets about the stuff in ground that is very costly !!

I currently rent but it is getting out of control, I am currently looking into all you have touched on in this video and it's become lengthy, there is so much to know and find out, but I would rather find out up front then after a purchased. From what I have found out so far this could be an expensive proposition.

Definitely be wary of any property on a private road or one that needs an easement to get to (landlocked). Who keeps up the road? Is the easement to the property legally laid out and described on the deed, not just an 'easement of use'. Unless it is on the deed and plat, the landowner whose land you cross just has to give you access, and not necessarily the access spot that has been in use for years. They could force you to cross in another spot less suitable (marshy, steep, undrivable). Recent case where a farmer blocked access to 2 properties his parents had sold off. One had cattle on it and the guy couldn't feed his cattle, and the other owner couldn't get to his brand new home. That's working it's way through the courts, but at least they got a temp injunction to keep the easement open.

My husband and I bought a mobile home with a $600 mortgage payment including homeowners insurance and pay $380 lot rent. In my area I've seen lots for sale (without HOA) zoned for single family home building to be only $15k to $35k which is surprising cause acres of land are freaking expensive and already built single family houses have gone up as well as just taxes and straight rent has gone up, I'd love to buy my own piece of land that's my end goal.

I have bought quite a few acres for just a regular guy over the years as investment. I can tell you that you need to begin with a clear vision of what you want. Develop that vision until you can see it in your mind. Categorize all its components. With each component ask yourself, what would be required to do or have that? Keep foremost in your mind that there is a restriction or limit on everything. Not just government restrictions but natural as well. That is, ask yourself, what would prevent me from doing that?

Going tiny is HARD. I even looked into building a carriage house just to meet the min. Sq footage requirements on land but thats too expensive. Ughhh

What type of lenders will do Land in Lieu as I also have a parcel of rural property < 5 acres and had to put down 25% so I have that invested and now have limited access to cash now?

Every state is going to have different lenders available to you. Always check with your local credit unions first.

I am exactly in this position right now. Looking to retire in 2 years wanted to buy land and build from scratch, but I see it is insane. I started looking at Modular and that seems insane too. I have a 2 years. Do you think I should buy the land and just sit on it for a few years ? I have a place to live and a house to sell.

My father bought 40 acres of land in a rural county, decades ago, and left it to my son when he passed away. It's undeveloped land, and absolutely beautiful. The taxes on it are only around $20/year. He gets offers for purchase through the mail, all the time. Should he just hold onto the land, as my father did, or could he use the land as collateral for a home-build on the property, if the supply situation ever clears up?

My wife and I purchased 16acs in 2017 for $5k/acre. Based on the county and location exploding it can sell for about $10k/acre. At what point is it smart to say ok I've made the most I can make or maybe hold on longer? Or subdivide and sell smaller lots? Your professional advice is gold lol

I’d consult a locale realtor the get there opinion as every market is completely different. On a personal note, if I doubled my money and had no personal attachment to the land I’d cash out and buy rentals)

10k an acre is amazing. You cannot find anything in TN that percs under 60k an acre.

@@kaitlync.5079 It percs in multiple spots... We live in a rural area of woods and creek bottoms....but it's the fastest growing county per capita in the state... Becoming less country unfortunately... Makes me wanna sell it all and move further into more country lol

How can we use land as a down payment to build a home ourselves without a contractor or buy a manufactured home. We sunk all our money into a property with an older mobile home that probably isn't worth renovating and we need to get into a healthy home fast with nothing left in savings. Looking for zero down or very low down that we have to save for. We're in a money pit due to being priced out of the COVID housing bubble. I didn't want to loose my down payment on a home when the bubble bursts by owing more than the house is worth and losing the down payment equity. So we bought a Fixer upper that is pretty much just land value.

Pre-owned manufactured homes are awesome if you can find them right now. You won’t be able to finance it because it’s been moved before.
