You can buy property ( other then a condo ) in the Philippines. The way it is done, is you create a non-profit corp. It can be for something like "helping to grow a garden information". You then purchase and place the title within the corp. While, you must has a percentage of Filipino ownership, you control the property. You do not need a Filipino wife. This is actually a better way then exposing your asset.

The filipino percentage leaves the foreigner as a minority partner. The Filipino ownership has to be at least 60%.

@@apolloarguilla8443 I hope there is. And i think fake corp is something they can crash on every time they want like they did in Thailand (starting from 2010). All the ones having fake corporations are having huge problems or even last all their land.

So is this correct now? sydneypcg.dfa.gov.ph/gen-info/162-land-owning-in-the-phils Former natural-born Filipinos can own property in the Philippines, subject to limitations prescribed by Philippine Republic Act 8179 (residential property up to 1000 square meters of urban land or one hectare of rural land) and Batas Pambansa 185 (business property 5000 square meters of urban land or three hectares of rural land). Philippine real estate law does not allow outright ownership of real property by foreign nationals. Filipinos and former Filipino citizens and Philippine majority owned corporations are permitted to own land, buildings, condominiums and townhouses. Foreign nationals may buy condominiums units in Philippine condos (shares in condominium corporations) as long as not more than 40% of the units in a project are acquired by foreigners (Republic Act 4726, otherwise known as the Condominium Act).

Foreigners can run - since round about 2019 - a so called OPC (one person coperation) in the Philippines; legal! Not that common 40%/60% crap. In an OPC there is only 1 shareholder (the owner), and that Philippines' law allows that shareholder to be a foreigner. And that OPC is allowed to buy and own land!

I am a dual citizen married to an American. But before i became dual,we already ask about the restrictions since like you said,i can only purchased up to a thousand sqm. and thats the reason why i became dual,but without Philippine Passport,only showing my oath pf naturalization proof that i am a dual.Now we can buy more than a thousand sqm and a house and lot...Nice info Sir

Yen Garrard would there be a problem on your US Citizenship when the time comes to RENEW your US Passport? In the renewal form, there is a statement on “ Acts of Conditions” regarding ALLEGIANCE to another COUNTRY, in your case the PHILIPPINES.

I have just found your channel today and have enjoyed what i have seen, good job. I married a Filipino about 6 months ago. She is from the Talisay / Bacolod area. We are here in South Carolina now. I will be retiring maybe in about 5 to 7 years and we are looking to start an adventure back in the Philippines. Might try to look into property and building there in the next couple years. .... Great video regarding land etc... Also safety regarding weather and volcanoes. We have a house in a rural area of a smaller province but live in Dumaguete in a rental apt. Good points regarding gated security. Its added security, you need to do your own part.

That lizard is called tuko -gecko, that snake is non venomous, but always treat snake as venonous for your own safety.

When our house didn't have a ceiling yet and we were occupying it, the lizards would poop and one time is landed a few inches from my head. Yuk! Ceiling moved up in priority to number one. My wife had started the house, and I came thir alone and made a 22X13 foot room for us, but was only in the island for 2 weeks. So we had to stay in the original part while the bedroom was finished. The blizzards eat bugs so that's good.

Trying to look for your latest video regarding prices of lands/lots and a package of a 3 bedroom house and lot preferably a ranch style with not much stairs to go inside. I am from Vacaville California and a senior. It is so amazing to see your videos regarding real estate locations in Lipa. Probably they cost more in Lipa than any other location. We just need a simple house, convenient location close to stores, medical facilities and good school for grandkids, secondary or college.

The lizard in your bathroom is called gecko or tuko in tagalog. They live in houses as their teritory and help get rid of small insects in your house like roaches. They are notmally harmless and do not attack humans and can actually be pet

I think you have covered this subject much better than in the past. Other options that have risk are true, but so does marrying. Your situation is ideal however, and indeed the best way. Great video. Garden and yard looks awesome!

Electronic pest repellers on your fence might work. It's cheap to buy it here in the US. Maybe it's available in the Philippines

James, I think you’ve got the best of both worlds, non-Filipinos living in the PI pay no income tax on overseas income, and yet, former Filipinos can own property and get a low-cost SSRV with their non-Filipino spouse. You still have U.S. obligations, but that follows U.S. citizens anywhere in the world.

General rule of thumb is never ever put money into property in the Philippines you are not happy to loose as at some point you probably will!

The first room you described as storage space was probably designed to be a maid’s quarters. All these Philippine designed houses have very small bedrooms and lack storage space, closets and would be very cluttered and uncomfortable to live in unless you were to covert one of the bedrooms to a walk-in closet. The single pane windows will also make air conditioning expensive. If they are wanting to attract expats they should design the houses for expats.

that wasnt bayawak that was tuko they sell those online and it is prohibited to sell them. i think. but i dont believe they're endangered coz they're everywhere! their palms can still carry their weight hanging on a wall even when dead.

PhilHealth. Medicare is not recognized here although some other health care providers do pay with their in-network hospitals and doctors. You just have to do the research.

Nice irrigation system Bro....It's a gecko Bro. 'Tuko' in Tagalog term and it's harmless (especially those geckos in the house) and non-venomous....

Hi James, another enjoyable and informative vlog especially owning and purchasing property in the Philippines. One question when you said "balikbayan" who are naturalized citz from another country can own up to 1k of property. I googled the same question and got this result: Purchase by a former natural-born Filipino citizen subject to the limitations prescribed by law (natural-born Filipinos who acquired foreign citizenship is entitled to own up to 5,000 sq. m. of residential land, and 1 hectare of agricultural or farm land). @romy ganancial, hello! Ness here! 😀 I think the quote that you showed is from Republic Act No. 8179, Liberalizing Foreign Investments. Its Sec. 10 Other Rights of Natural Born Citizen Pursuant to the Provisions of Article XII, Sec. 8 of the Constitution states that “Any natural born citizen who has the legal capacity to enter into a contract under Philippine laws may be a transferee of a private land up to a maximum area of five thousand (5,000) square meters in the case of urban land or three (3) hectares in the case of rural land to be used by him for business or other purposes.” Note that this is meant for property that are for investment or business purposes. For residential purposes, however, Batas Pambansa Blg. 185 clearly states: “Section 2. Any natural-born citizen of the Philippines who has lost his Philippine citizenship and who has the legal capacity to enter into a contract under Philippine laws may be a transferee of a private land up to a maximum area of one thousand square meters, in the case of urban land, or one hectare in the case of rural land, to be used by him as his residence.” So you see that there are clear differences of allotment of land for former Filipinos depending on whether it is for business or residential purposes. Here's the Batas Pambansa (BP) 185 and RA 8179 regulation you can use for up to 1,000 sqm of residential land. If a former Filipino who is now a naturalized citizen of a foreign country does not want to avail of the Dual Citizen Law in the Philippines, he or she can still acquire land based on Batas Pambansa (BP) 185 and RA 8179, but limited to the following: For Residential Use (BP 185 - enacted in March 1982): Up to 1,000 square meters of residential land Up to one (1) hectare of agricultural of farmland For Business/Commercial Use (RA 8179 - otherwise known as the Foreign Investment Act of 1991): Up to 5,000 square meters of urban land Up to three (3) hectares of rural land

We are from the Seattle area and we are in our early stage of considering a property in the Lipa area and eventually settling there. A portion of Republic act 8179 states that “...to be use by him for business or other purposes”. Does “other purposes” means residential purpose not included? how about for mixed use say residential and farm lot? He he he he.... just trying to be a smart aleck. Hi ma’m Necie! One exception! If you start a corporation and have the land owned by the corporation. Still a Filipino has to own 60% and foreigner can own 40%.

You need to use plate sheeting under the rebar and the exterior walls so moisture and ants don't come up the wall. Philipinos workers don't use plastic. I had them out plastic when they built a house in butuan.I had no problem with ants and moisture. Coming up the wall

That is a Tokay Gecko, or colloquially called Tuko (its the lizard you hear that makes the "tuko tuko tuko" call). Those go for 40 bucks each in the US pet trade but over here theyre everywhere.

Oh, we have lots of Tuko's around the house. I forgot to mention that as one of the nuisances. Their name is truly a description of the sound they make.

this video made me laugh. When my children were little I used to take them home (Philippines) They saw those creatures you are talking about. When we got back here in the US they were talking about it and said that we have so many kinds of pets inside the house.

My PI Dream yeah ... I also have to wait for the international travel restrictions have been lifted which at this rate will not be likely until mid to late next year ... Australia has a strong no go zone on that right ow and as much as that sucks it is what needs to be done at present

Actually, as foreigners cannot own land, they can however own a condo or apartment in the Philippines. Also foreigners can inherit land from spouse or deceased Filipino descendent.

Beautiful but how much longer for you to keep up that yard? I used to have a big garden yard but when I reached 50 after having 1/2 acre garden and promised to myself that im not getting younger to work my whole life for gardening because life is short just to be tied up with vegetables garden and sooner or later everything will be left behind without any notice. So I diverted myself to do things from driving and sightseeing!

Do you recycle kitchen scraps and other biowaste, or perhaps use bokashi to ferment the food waste for the plants? The plants look great, but just a thought on yourr overall household recycling economy - happy to have your thoughts.

Yes, we put the scraps from vegetables into our compost pile.

Which pepper are you referring to. We have several chilis and trying to get some bell peppers started. Looking for black pepper seedlings or seeds. I thought about a coffee tree but without planting more than one I think it would take up too much space to yield something we could reasonably use. We need a lot just for farming unfortunately its not in our budget.

James you forgot to mention Ipis(cockroach) which are big in the Philippines it reminds me of Aruba also Cobra snakes which the Philippines has the spitting kind.

James, One thing we missed , my wife returning to the PI. after getting her dual citizenship, we would like to know is the land bank financed like it the USA or is it a straight one time payment

There are several options with regard to SPOTCASH 100% payment with discounts as well as developer originated financing. Or you can put something like 20% down and self finance the balance via a local bank.

If you're not Filipino citizen you can't buy a house in the Philippines 🇵🇭 but i think if you're dual citizen you can buy ..i can't because I'm American citizen... it's okay no big deal..but i will sooner thanks 👍👍

Can i just say that is not a monitor lizard. Its a gecko and looks very much like a tokay gecko. Its not poisonous, but trust me, they have a nasty bite and once they latch on, can be quite difficult to get their mouths open. On a plus note, i do enjoy watching your blogs. Very informative and love your garden updates.

I’ll literally laugh so hard on “Bayawak” that’s funny 😂😂 That’s a usual thing in the country if your near in a forest and a lot of trees. But that little lizard is called “Tuko”

At this time there is no policy regarding this topic although there has been discussion in the HOA Board of Directors to establish a timeframe and it is up to the Board to establish new or revised policy.

I am interested because property. And townhouse will be in my named

Yes, foreigners can own real property like condos, apartments, and similar domiciles. The catch is you can not own the land it sits on. For many, owning the condo or apartment satisfies their retirement goals. You can contact a realtor or immigration agency for more info.

Hahhaha that was a gecko(tuko) which they create noise at night. Theydo jump at people but they are not poisonous some people use them for medicine😁
