This situation has been developing since when we bought in 2003. All of a sudden the gov't said, oh let's allow 5% down and 40 yr mortgages so everybody can buy. They also allowed massive leveraging with HELOCs. So I know dozens of people who bought 2nd and 3rd properties to turn them into rentals. The gov't effectively doubled or tripled demand from investors and flippers. Wage to home price ratios went from 3 to 12-13 in 2 decades. And who made a killing? All of those investors, real estate agents, gov'ts taxing and charging developing fees, developers and banks. The COVID time was just throwing jet fuel on a bonfire. Those people who bought when things were cheap weren't selling and housing supply hasn't kept up. Supply needs to ramp up, land transfer taxes should be replaced with commercial taxes on those hoarding investors, development fees should be lowered, agent's fees should be addressed... (5% of 350k home in 2003 was 17.5k, same house now is approaching 1.8-2mil and the agents are making 90-100k?? LOL). The whole sector is a big fat pig that is dead money being taken away from other more productive sectors. Force a correction already.

And as purpose built rental properties continue to be built these hoarders will be forced out and the properties being sold will come onto the endusers market place lower prices. Many of those "investors" ie landlords are real estate agents and their friends. The whole industry needs a shakedown quite frankly. It's a dirty oligopoly.

Everyone often blames the government, and while there is merit to that criticism, it's important to recognize that People of Canada also share responsibility. Those who bought multiple houses purely as investments, those who willingly paid inflated prices for assets, and those who believed they would become millionaires simply by investing in real estate all contribute to the broader issue. Accountability lies on both sides. The solution lies in allowing people to feel the consequences of their actions. History teaches us that no matter how often the government tries to push the snowball forward, it will eventually collapse. Some financial loss is inevitable and necessary for the system to correct itself. Anything else is simply an illusion.

I still see toronto detached homes are selling at 2017 price. If you consider inflation, I do not see price increased at all in last 8 years. Two bed bungalows in Scarborough area is around 800k which was the case in 2017 as well. May be new houses are a bit higher. It was about 1600k and now they are 1800k.. one thing to note is, city fees increased 100% in one year.. last year development fee for one new house was 63k and this year it is 138K .. let alone all other fees.. just city takes 200k for one new house.. ! City is not helping at all .. they are money grabbers and taking the advantage.!

I sold/developed real estate from 2006-2018 in the east end of the GTA and I can tell you the governments constant decisions to prop up a market correction over and over has come to a head. 2-3 corrections have been intercepted for political reasons in the last 20 years.

Depends where you are. If a house is 400k or less that's fair value. Toronto, Vancouver, certian cities are too overpriced. Rule of thumb is, if it's cheaper to buy then rent, it's likely a good buy. If it's much cheaper to rent instead of buy, just keep renting.

If you are Canadian and own a home but depend on your non Canadian parents to pay the bill, makes no sense. The housing crisis in Ontario is because foreign buyers built over priced condos that were supposed to be secondary income for wealthy foreign investors. These foreign buyers were targeting their own communities by charging them predatory rent prices. A bachelor apartment in Toronto has a minimum of 6 people living in it. There are many apartments available for rent the problem is AFFORDABILITY. There aren't enough hours in the week for a working student to work and afford rent. Sacrifices have to be made, but this government has done was very poor mismanagement. Kingsett is a well known developer in Canada. This developer has many properties that it leaves empty for years. That is another problem with housing shady development that never gets built but given a lot of Tax Payers. I am happy to see the housing market crash in Canada. That is the only people will understand that Canada should never approached the USA style of real estate valuations .

Canadian household debt just reached the $ 3 trillion mark. Canadian household credit card debt is at the highest level in history. Bloomberg and the IMF as examples have called the Canadian real estate bubble the biggest in the world. Household income versus average house prices in Vancouver are at multiples of 22. The idea multiple is 4 to 6. The BoC is doing everything it can to save the market and it all starts with the CPLie. Sell if you can, buyers keep your hands in your pockets.

This causes hard assets like real estate to seem like they are appreciating even though each person has less spending power. The man is wrong. There might be an official 50 000 immigrants a year in Quebec, but it has never been respected. I left a long time ago but in my small town of 18,000 there are now over 2000 immigrants... 500 km east of Montreal. Most came in as workers but stayed. No real issues with them per se. I am just stating the numbers. They seem to be working and productive.

There were 1,40,000 real estate insolvencies last year as per stats Canada, this process continues, and there are many borrowers who increased their amortizations between 30 to 80 years in the past otherwise insolvencies would have alarming numbers . More than 60% inventory is occupied by investors and many investors have negative cash flow. Many people loosing jobs and disposable Income is decreasing. People have no affordability with cards and lines of credit full. As Ron said if trump impose tariffs our GDP will come down by 3%. With tariffs unemployment and inflation both will increase. 1.2 million mortgages will renew in 2025 at higher than previous historical low rates. Affordability is already low, It will effect the real estate market.

Here is what is planned to happen. New owners needing to rent out their basements or main floors to cover their mortgage. A few years with this, then, mass condo supply is coming. Cheaper than rent, renters will be conned into the pyramid scheme, and buy a place. Then those needing more money for huge 25 year mortgages. Will loose their million dollar mortgaged home. Due to affordability. And there you have it. If, its foreign owners then I'm all for it. But collapsing our 15 year Canadians is a crime.

I disagree with homes not being built in 2024 in Ontario. I bought a new build in August 2024. Mind you it is 40 min from city but there are many builders in this area building and a lot of people who work from home don't mind commuting. Look outside of city if you can there are homes being built.

It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone wants to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

The new mortgage rates are crazy, add to that the recession and the fact that mortgage rules are getting more difficult, and home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. For now, get your money (as much as you can) out of the housing market and get into the financial markets or gold. If you are at a cross roads or need honest advice on the best moves to take now, it is best to seek an independent advisor who knows about the financial markets.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Stacy Lynn Staples” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

A spike in unemployment will collapse our real estate market regardless what the rates are. The affordability multiples on valuations are in fantasy-land territory right now meaning the intrinsic price supports of price:rent and price:income are at minimum 50% off prices in most Canadian cities. A 25% tariff on Canadian goods in the USA is as clear a "black swan" moment as any to an economic depression in Canada.

Trump does not say he wants Canada or Mexico to join the US. He says if they want to be subsidized, they will have to become a US state, and he obviously does not want that. What he says is USA will stop subsiding both countries. Your analyst is failing on purpose to pass the main message. Not sure why you play these games with people that don't have the time or analytical tools to decipher for themselves.
