I do freelance social media, and marketing! So here I am! I love watching analytics, picking content, and customer engagement. For Facebook, I just use the scheduler that it provides. For everything else, I use a platform called Buffer. It’s pretty good considering that it’s free ☺️. Hopefully my client would have more time to do more “live content”.

Tom is amazing. This video is mandatory for agents I work with. If you have nothing in escrow and no listings you have to study this strategy closely. I never dreamed of posting something a second or third time. Just doing 10% of the strategy will make a difference.

Tom, I had two questions regarding social engagement. I wanted to develop a website outside of my broker's page to blog on, and somehow link to link to my brokers listings. Although I haven't figured out how to do that yet. Maintaining it will take some time and was wondering if that's a good idea in addition to social. Second is Facebook. I have a personal page and have separated friends in to different groups. Do you recommend using your personal page and create a "professional" list of friends or separating them by making a professional page and build followers there (while inviting personal friends to follow the page). Someone recommended I look for your videos. This is my first one and I'm hooked! Ty for sharing this great info. I'm a Mortgage Loan Officer and I'll just apply it to my line of work. Wish you could do a video on how to get Realtors to want to talk to you. Most of the ones I call tell me how they already have someone. Do I ask to be there back up person? I want real and genuine relationships but I can only be told no so many times, before I give up... Then a few weeks go by and I get on the hamster wheel again 🤦🏻♀️

I hear this a lot and this is what I suggest. No, you do not want to suggest that you be their backup. That's a weak position to take and gives them all the power. Instead, you need to stand out to them and focus your niche. Don't do all types of loans. Pick one type of loan which might normally be difficult to qualify for. Then reach out to them so that they know your the woman to call when they have a client in that niche. For example, let's say you only do loans for military. That's specific enough that if a sailor or marine calls them up, they'll remember you. Niche! Niche! Niche!

80% of all Instagram users are below the age of 30, ideally for marketing high ticket items such as homes Facebook is still the way to go. Instagram can attract some leads and increase the social proof, however I get the most results for my clients via ad campaigns and email marketing which is what I have found to be best. Try reaching out to a realtor close to your area, but not in your particular area, that sells similar properties. For instance, I live in La Jolla, CA (part of San Diego) with is a rich part of town. I'd look for a mentor in Rancho Santa Fe or Carlsbad because they're a little distance away but I wouldn't be their competition. And the areas are similar.

Both will get you the most amount of traction. If you post videos, post them to your business page so you can create a custom audience from the video views. 👌🏼
