A full cost breakdown on my 200 square foot Tuff Shed backyard Studio project.

Man, Tuff sheds are pricey, but it looks amazing and was probably fun doing it. To those asking about a bathroom, there’s nothing stopping you from being a bit trashy and grabbing a portable camping toilet and sink with a foldable privacy barrier and sticking them in the corner for under $200 total, if you’re too lazy to walk 15ft to your real house.

Great video and breakdown. Thanks. Renting an office that size, commuting, internet, etc. would run about 1,000 a month, so the payback is less than 2 years, and you increase your property value with folks working from home more often. Talk about a win-win.

That was a reality check for me. My dream of a backyard man cave is dashed because of the price. And you did most of the labor. So the true cost is even higher.

FYI, if you are in CA state guidelines are no permit 120sqft and below. Some cities allow bigger but all will allow 120sqft.

Whoa.... that is way low! We just bought a place with a big yard and a crappy shed out back. was going to repair the shed, extend it, and use it for my youtube kitchen.... looks like this option would have a better result and cosy less to boot! Usiung you numbers, for me to build a kitchen out there would cost me roughly 39k with the appliances! not too shabby at all! I'll have to connect water and sewer though... so a few thousand more than that, I suspect

Super awesome, good to know I can probably put 3 of these together to make a home, tack on another spot for a bathroom, and basically have a house for just over $60-80 thousandohmygod. Seriously, good to know, but good grief the price.

Hi Dillon, looking to do something similar in our backyard for a home office. Wondering if there's anything you might do differently now that you've settled into your space for a year or so? I'm considering pouring a concrete slab as the base but not sure it's necessary after seeing what you've done. Thanks for the videos, super helpful in trying to decide how to move forward.

If you use the TuffShed website to customize your shed I believe the residential style doors are only available on the “tall” ranch sheds. Mine is a premier pro tall ranch. Cheers!

Great video! I'm in Milwaukie and will be looking into Freedom Drywall for my Tuff Shed. One question: How did you run the CAT6 ethernet from the house to the shed?

I just ran a 100 foot outdoor-rated CAT6 cable off the LAN port on the router in the living room. Ran that back into the wall, up into the attic and just ran it out to the shed with the rest of the wiring for the electrical. Wired it up to a box and wall plate with a female connector and it was good to go.

Thanks for all of the great info fellow Portland area creative! I’m a freelance motion designer in Vancouver, WA and I’m doing something very similar for a backyard studio…except I’m filling a pond where the future 20x10 Tuff Shed lean-to will go. Pretty time consuming so far.

Did you ever consider installing a small kitchen and bathroom along with the necessary plumbing?

It was a consideration, but ultimately the cost of permitting, labor, materials, and construction associated with adding a sewer line and plumbing would have nearly doubled the cost of the project.

If you are doing everything by the book, yes, normally you would need to get a permit for new electrical work. If you don't, it could come back to haunt you. That said... no I didn't get any permits.

You can price out the shed itself on the custom builder on the Tuff Shed website. As far as labor for finishing the rest, I'm not really sure. The only labor I hired out for was the drywall. Everything else I did myself. Cheers!

How much Insulation did you buy? Trying to figure that out currently for my 8x14 Premier Pro Tall Ranch shed. I'm thinking 7 bags of insulation.

I honestly don't remember exactly. It was probably 3 or 4 big bags for the walls and 2 bags for the ceiling. I know I went back for 1 small bag to finish it up.

I’ve slept out on the pullout couch and it’s pretty cozy. We’ve also had guests stay out there a couple times with no complaints.

I had a ramshackle office in the garage of the main house so I was able to to take my time working mostly on weekends over the course of several months. Broke ground on the site in late April, completed the gravel pad in a couple weeks. Installed the shed in early June and was able to set up shop by August. Good luck with your project.

Curious how much do you think it added to your homes overall property value? If this was at a home inwas buyin i would pay more but not sure how much. Great job by the way.

It doesn't add to the official square footage of living space so it's hard to say. I've heard anything from $15k to $50k. Either way, it certainly adds some value and makes the home more attractive a buyer.

I don’t know. I can tell you the cost of additional labor, materials, permits and other bureaucratic nonsense involved in making a full ADU with plumbing and city sewer hookup will add a substantial amount to the project.

Absolutely beautiful.... $20K give or take seems to be about the going rate if you're going to build a totally separate, unattached "room". I opted to build (...i.e. frame) a room inside my garage. I just needed a drum booth, for now. But, I've always been curious about going this route. Glad I found this video. This was very informative...thank you for sharing.

Dillon, the Tuff Shed reps say don't use vinyl flooring in these sheds. Did you know that, and have you had problems with moisture?

I’ve heard that. But most of the customer builds they share on their “build of the month” have some kind of flooring. That said, I’ve had no moisture problems.

Hi. I did similar with a slightly larger premier tuff shed. one thing I didn't consider was CO2 buildup inside. the mini split is a simple heat pump and doesn't bring in fresh air. so without a window open and a fan exhausting or bringing in new air I noticed CO2 can rise by 1000ppm per hour. I am looking into a permanent solution for this now. have you encountered this?

I’ve never heard of a mini split producing CO2. It’s electric. How could that be possible?

@@dillongentry You produce the CO2. The solution is a fresh air heat-exchange (HRV or ERV unit).

I guess if you are living in extreme temperatures and need fresh air without losing heat, that would work. Personally, I just open a window. This 12k mini split can heat or cool 200 sq feet in a matter of minutes.

i ended up adding an in-wall panasonic bathroom exhaust fan to the shed. it's connected to a zwave switch, i also linked it to a local co2 monitor and used home assistant to turn on the fan if ppm exceeds 750 ppm and off when it drops before 600. it works great and the fan is around 75 cfm so it doesnt completely exhaust all my conditioned air in minutes. i only noticed the co2 issue because i was feeling overly tired during my work days. sometimes i would spend 8+ hours out there and once i purchased a co2 monitor i noticed it hit 10k ppm the first day.

If you have to pay someone to do the electrical, it will cost a fair amount more. Great video and breakdown nonetheless.

Based on my first electrical quote on a similar project, about $4200 more than this, not including the fact that I’ll have to dig a trench to run power from my garage.

Tuff Shed does offer ground anchors (they may even be required depending on your local building rules).

Definitely possible but adding plumbing and tying into the existing city sewer lines takes the project to another level. Cost of Permits, engineering, labor, materials etc really add up. Might be worth it depending on what you plan on doing with your building.

Because of the size, there is no requirement for a building permit. So on paper, even though the shed is cozy and finished inside, it doesn't officially add square footage of livable space. That doesn't mean it hasn't added value to the property, it's just not calculable in a traditional sense. So, to answer your question: I don't know for sure, but I am optimistic that it would be a strong selling point that a buyer would pay more for than house that didn't have it.

For sure. The 12k MiniSplit is probably overkill for this square footage. We have temperatures well below freezing in winter and over 100° F in the summer and it stays very very comfy.

Check with your city’s building department. I was able to find it on my city’s website. In my city the max is 100 sq ft not 200. I built one 12x8 = 96 sq ft 😊

In Calif, you don’t need permit for 10 x 12 sheds. Get HOA permission

The steel frame foundation is ventilated to allow airflow. The gravel pad draws away rainfall and moisture. Unless you’re in a literal flood zone I don’t think you have to worry.

Even if I could get all the materials for free, unfortunately I didn’t have the time, planning knowledge or the building experience to pull this off on my own. It this case it was worth it to me to pay someone reliable to have it custom built correctly and quickly.

@@dillongentry yeah. The biggest saver would be to build yourself but 20k . Just about back in 2015 could've did this all for 10k Awesome job. Though. Be a nice music studio. And the noise won't bother the house mates

Nah, the hours you spent building all of that, I would have made more money with that time, compared to paying someone to build it. The shed itself not needing an inspection is one thing because of its size , but How did you get passed needing an electrical inspection and a mechanical inspection for the mini split ?

@@dillongentry if you had purchased the material to build out the shed with lumber from home depot and paid someone to assemble you could easily shave $5-7K off the cost of this thing.

@@dillongentry another pre-fab option to consider if lumber isnt the vibe - a 20 ft x 8 ft shipping container with pre-installed windows, insulation, shipped and installed goes for about $4-$7k

I would be immediately suspicious of any contractor that says they could build this for $3k. Unless he's also the night manager at Home Depot.
