It's not easy to build but once you have an Engineer that is sincerely doing his work. You will minimise cost but you need to have a little knowledge of what you building. Some people have spent much money but still could not finish because they have greedy Engineers or greedy relations that will start up their own house once they are handling your own. Which means you are building 2 houses without knowing it.

Great job! Well done. I built mine in my village in Anambra and it has a very similar design to the one you showed here. Cost me about N19m, including ver good quality finishing and fittings. But that was in 2014. Amazing how prices have changed.

Ha, before Buhari came into power? Prices of materials are now 3 times what you bought them back then. Cement was about N1,500 then, now N3,800. It was N4,500 for part of last year.

I don't sugar-coat and if the person is lacking in some areas, I will say it. The guy is one of the most qualified artisans I have ever worked with and I love his work ethics too. Unlike some ogas that will collect the work, leave it for their inexperienced boys and disappear. I met him almost 10 years ago and even back then, he did not do the work himself unless it's a very complicated design. 😄 That his polite nature is factory-fitted. It shines through the first time one meets him. Glad you had a good experience working with him. 👍

The next big stage is the finishing and facility installation, which is like to cost at least the same amount or more depending on the choices of material. Well done Flo!

I cried blood building. I wanted to do mine in 6 months until Nigeria happened. Inflation is killing. Cement was N2600 when I started and then shot up to N4500 down to N3800 as we speak. Y16 was N3800, now it is above N6000. I thank God for not giving up. I just finished POP and tiles. Only toilets/bath stuff and painting remain. I am still in shock.

You couldn't have bought a bag of cement for 6,000 naira last year. I built my house in Lagos between 2020 and 2021 during the COVID-19, cement was btw 2,000 -2,300 then depends who and where you bought from. I'm currently constructing another building for myself in Lagos from last year, and supervising it myself like I did that built in 2020-2021. As at Nov 2022, a bag of cement was sold for 3,100 naira. I dont understand how and where you bought yours for 6,000 naira, my dear. This year, cement cost #3,800 - #4,000.

I think you did an honest analysis of the step-by-step process of building a house in Nigeria. However, I would like viewers to think big and start small while building a house. I can tell you that I was shocked by the amount I spent to build 'one room and parlour," which was well over ₦1.5 million, including finishing. Besides, it also helps to build your house in stages. More importantly, cut your cloth according to your size, and don't envy anyone. Know your limits!

I noticed you didn't add conduit plumbing and electrical...so we have to consider those too. Thanks so much! The only electrical and plumbing you do in the skeletal part is passing of pipes at the decking, that should be covered by the miscellaneous. The rest of the pipes are laid after the roofing so not included here.

My first time of seeing your channel. You really did a nice job. It makes me feel like a rich man as my own is on parapet level for like 2 years now and as a result of that, I can’t drink water and drop cup for my people who are on my neck. Disturbing me that it has stayed long , that people may be laughing. I don’t even knew that I’m this rich, at least from your estimate, I have about 16 to 17 million naira standing there.

Please don't let them push you into anything. That's how they push their relatives into a life of crime so they can make money by all means. Anybody that is ashamed that your house is not complete should come and give you money so you can complete it. In this day and age someone is pushing another to come and complete a house because people will laugh? Na wa! The only thing I would encourage you to do is IF POSSIBLE, save money and roof it because at that parapet level, the blocks are exposed to the elements (rain and sun). But once you roof it, you can take as much break as you want because by then the roof will protect the blocks. 2 years is still ok but I am talking about the next few years. I will talk more about these safe stages at which you can stop work and take a break in an upcoming video. Well done and may grace shine upon you to get the wherewithal to complete the house.

However, having searched diligently for it, I am yet to find any video where you have discussed the use of burnt bricks in building. To this regard therefore, please permit me to humbly ask the following questions (with the hope that you will take out time to get them properly researched out): 1). Are burnt bricks produced in Lagos-Nigeria? Where exactly and by whom? 2). How much does a burnt brick cost? 3). About how many burnt bricks will be required to build a standard 3 bedroom duplex? 4). What would be your recommended total sum for completing a 3 bedroom standard duplex using burnt bricks? Thank you for your valuable time. Waaz.
