As a local I appreciate your videos and honesty, lots of folks skip over a lot of the reality of things we have to consider. I would say also internet can often be more expensive (and not nearly as good) as down the hill as we have fewer options and what you can/can't get largely depends on exactly where your home is located. If you need good internet research options based on address (not by neighborhood) to see what options are available, how fast they are and what the price is. And to add onto the summer discussion - when it's a hot day almost 100 down in Denver it'll be low, maybe mid 80's up here, that's about as hot as it gets, which is fabulous. To add onto the plowing discussion, you may also have costs associated with land maintenance and fire safety, such as needing someone to come cut and remove a tree, clean out the property, etc. BUT, there are a lot of local folks who offer these types of services so check out the local facebook groups and ask for advice so you can get good quality work at a great locals price.

I didn't realize so many things about that part of town like no lawn, lesser heating costs, water costs less.I am looking forward to building in our lot in Pine JCT.

yes! pretty much everything outside of evergreen and Genesee is going to be less expensive. Pine Junction...good spot. Have you wandered over to the Bucksnort Saloon yet?

I love Pine Junction, lots of great people and great local spots. I stop in at Coffee Bean and Bakery at least once a week and right there you also have hardware store, post office, etc. Lots of other great stuff right there as well.

Great video - many thanks! One other (possibly big) cost I'm interested in is Homeowners' insurance - especially given the fire risk, and also to what extent that varies property to property e.g. to what extent does it depend on the specific location, and the number and closeness of the trees etc.?

The only instance that I have found trees affect the ability to insure a property is if the home hasn’t completed any tree mitigation in many years. Insurance companies may pull satellite imagery of the home, and if trees are too close, they will require that you mitigate. When you are under contract on a property there is a deadline specifically for you, as the buyer, to be able to get quotes from insurance companies to be sure they will insure and for a rate that is affordable to you. I have found that some properties have issues getting one of the nationwide insurance providers to insure the property, but there are many local insurance companies that will provide the same level of coverage for a reasonable rate.

Do you have any recommendations for any specific providers? Or contacts at any insurance company or broker. We are in the process of buying a house a block away from downtown and we’ve reached out to 12 different agents/brokers and have only found 1 company (I think it’s the state farm agent in evergreen) that is willing to insure us and the price is high… very high. Any recommendations would be greatly appreciated.

Evergreen has become way way more expensive thanks to pandemic. Conifer, Pine JCT and Bailey are lower price alternatives. Unless the RE market crashes and burns, i don't see the area becoming affordable.

With more and more employers offering remote work positions I don't foresee it getting less expensive because people are moving here for the lifestyle!
