I love the 12 foot width, and I agree that the walk-in shower would be better with one seat -- or none -- and you could put in your own if you want one. More room to move around in the shower is better! Lastly, I think the stairs could come out a bit more to make them less steep, plus enclosing the storage underneath would be preferred. Very nice park model, though! Love the kitchen and living room area, especially.

You’re absolutely right and I agree with you 100% about the improvement and design and the electrical outlets. I have given a lot of thought and the designs of my tiny home which is 36 x 14 which I paid for a 36 x 16 must be very careful there’s rip off out there! And I was a victim. Of course they would’ve took it back. I would’ve paid for their mistake or hired an attorney and hired an attorney like a $10,000 attorney to get two dollars. So I kept the mistake and making the best out of it by rearranging the entire designthat I’ve worked two years for two perfect. Lol I’ll be all right. Yes to all the excellent alternatives suggested by hosts, A & C. 👍 The kitchen's U-shaped work triangle is a win! A galley layout may be a necessity in an 8.5' & 10' wide TH, but opening those oven, dishwasher, cabinet, and fridge doors in this home will not impede family, friends, and furpals from passing by.😊 A covered porch is sweet for several options, imo. I'd enjoy it for guest entertainment space--hammock snoozes--wet weather gear coats/boots rack--seasonal decorations.

I do like the park models and this one is 13:36 nice, pretty well laid out. This one wouldn't work for me as a single senior that needs one floor living but I can see this working for a couple or family. I agree about the shower, just give me a regular walk in, and I'll pug a fold up seat in if ever needed. Some of the park model builders do offer choices of backsplashes and colors and even tiled showers. Thanks for the tour!

This park model is VERY APPEALING to someone looking for their first tiny for two! It has EVERYTHING, but I would stretch that 'staircase" to the upper floor out as far as I could and enclose the underneath. Two benefits - less steep stairs and delightful storage. Love you guys!!

Hi. I think this modality of the both of you trying a place and commenting your thoughts and thought process is a nice addition and something I haven't seen anywhere else. My suggestion is to alternate these videos with the regular ones where you don't appear and it is all about the owners, etc. Of course you'll see how these fare compared to the regular stuff. You certainly are knowledgeable and your advice and tips have value. Yet in these last videos you also mix an informal look and feel that is kind of more direct, down to earth and friendly. It would be awesome if in the future you could have (own) 1 of each type of tiny house (renting them of course but living in each for a while and commenting long term differences). Cheers

I think park model mobile homes got an upgrade when Tiny Houses got shoved into that category, but this one was very nice. I agree with the under-ladder broom storage, great idea. The outlet behind the couch is absolutely useless, unless it's wired to a switch, and you put lamps on end tables next to the couch and use that outlet. In the kitchen I noticed the lower cabinets are mostly corner cabinets that are harder to use, I heard someone say that below the countertop should only be draws that pull out to you and above the countertop should be cabinets you reach into, because it just works better. and hooks, lots more hooks.

I absolutely love this layout. I love the bigger kitchen, but not "too" big where there's also a good sized living room. In the bedroom? That nook area, I would honestly make that a double hanging closet with a barn door covering it, because there's plenty of wall space next to it, and maybe put a mirror on the barn door. But overall? I'm going to definitely look into this one. Planning on moving within 2 years, to retire. Thanks! Love all your vids!!

I love it, but pricing would be a plus if discussed. The reason is the bombarded calls from Insurance companies has caused a deep reluctance for phone calling. Having to call to acquire information is a drawback for many people.

I like your feedback on this, to which I would add that whoever built this has no idea how long a piece of clothing on a hanger is. That upstairs clothes hanger might actually work if you lost the shelf above the hanger, and hung the rod higher. With the closet downstairs you could put two rods for more hanging space. I have even hung another rod below that wasn't as long (wide) as the upper rod (attaching it to the upper rod with rope or a chain), and leaving a wee bit of space at one end for a few dresses or anything longer. I totally think that drawers are much better use of space in a kitchen than the standard 24" deep cabinets. The pull-outs are helpful but depending on style can take up some of the room inside the cabinet. If you put windows on either side of the upstairs loft bedroom you could have a divider in the middle (set back enough for walking (crawling? LOL) space at the edge, and curtain off the end for privacy for two kids, or two separate guests, and each space would have its own natural light and ventilation. I'm surprised that they didn't tidy up those cords below the TV. Ugh. Such a simple fix. I don't like sofas or TVs (I have neither) but they seem to be popular. I could totally see four matching comfy armchairs around a round coffee table in that living space instead. I'd have a bathtub rather than a shower, and definitely a medicine cabinet. It can so easily be recessed into the wall! I actually don't like the layout of this bathroom. It feels a bit institutional. But Alexis, your comment about wallpaper is a great suggestion. One could also paint the backsplash in the kitchen for an inexpensive pop of colour. Just use gloss or semi-gloss paint for easy clean-up. Oops, this was long. Sorry you asked? LOL!

Design is everything. The loft is huge but planned all wrong, and the down stairs bedroom looked cramped. And those steep stairs, I could see someone falling late at night. The best thing about this semi tiny house is the kitchen. I wonder if the porch could have been screened in. It blow my mind to see such a big house designed not so great. Makes me wonder if the owners live tiny or just went cheep so they could add another rental.

They are a good option. Unfortunately I can't even afford a Park Model or Tiny home. The costs just keep going sky high - then to find a space or land to put them on - ridiculous with all the regulations. It would be easier to get a tent and live under a bridge.

This is funny viewing as someone from the UK, at almost 400sq ft this is approximately half the size of a standard UK home! So would not really consider this 'tiny', but equivalent to a starter home or flat. It's curious, as you point out, that there are many inefficiencies in terms of space and storage despite being larger than a standard tiny. Makes me think that all homes should do the tiny approach to storage - anything can be a cupboard 😂

Completely understandable! It is confusing. The main difference between all of those is what building standards they use and size limitations. Park model RVs can only be 400 sqft; though, small lofts & covered porches are bonus space. They’re also meant for recreational use; however, many local areas don’t restrict year-round use or expressly allow full-time use. Most tiny house on wheels builders built to park model RV standards but exceed them; some can even be certified as modular homes too. Both modular & manufactured housing are built off-site in factories and both are considered residential housing. I'd get.rid of the upstairs carpet. I can't imagine trying to vacuum a 4' high room. Plus carpet needs maintenance to help it last. Not frequently vacuuming it, if there are kids or someone living full time up in the loft, is a no no. For me wall to wall carpet is like having a sweater on the floor and crawling all over it; especially kids whose nature is to get dirty, hid invented potions in their room or food in corners, etc. Kids might learn to be clean adults but there is no guarantee. When kids they are messy and that is okay but who wants to clean a rug in a loft; not me.

I wouldn't want a park model unless I absolutely had to .....they are drafty just like a mobile home, paper thin walls everything is cheap and some still use asbestos in the walls I wouldn't want that ....

You raise important points! The world of park model RVs is quite diverse in terms of quality; they’re very high quality materials used for some and the opposite for others. Definitely important to due your research before buying!

I personally think that the bed should always have either a bed with the spring and storage underneath or captains drawers. Otherwise a waste of space.
