I did a quick claim deed and transfer out of my own name few years back. The bank did not bother as long as I pay mortgage monthly. However, due on sale clause is there if the bank decides not to collect the interest. It did not happen to me. In addition, if you file an eviction, you need a lawyer because the owner is not a person. It did not bother me because I adopted a fair eviction company. I plan to do the same for other rental units but waiting for my attorney feedback.

Quick claim deed only gives up your property rights but doesn't guarantee good title for the LLC. General warranty deed is recommended.

@@martincreation that is correct but that is the only way where the bank may not be interested in triggering due to sale clause

@@martincreation also, we like to protect our name and other assets so this is the easiest solution per my last attorney

I sold the property few years later under that LLC. Luckily, no issue occurred

如果你的LLC file as Schedule C on your 1040, and makes stable profit more than $110k, it's playing lots of SE taxes, then you need to consider changing it to S Corp from SMLLC. 覺得英文解釋快一點,所以沒寫中文
