When we had a magnaflow fitted, it also leaked, turned out the the lid/cap wasn't seated properly, but it depends if your leak is from the cap seal, the bottom valve or the joint, so couldn't tell. Nice Parquet flooring by the way, I've laid laminate before but laying parquet is at a different level.

The herringbone parquet took a long time for Wai to lay. I think it's the seal on the cap too. Hopefully the plumber can fix it when he visits.

提起水管。 一個小建議，洗衣機洗衫，盡量唔好用洗衣粉，因為好容易倒塞住去水管，原因係有時候洗衣粉太多，未能完全溶解。 建議用：洗衣球、洗衣液。 住House 重好啲，因為洗衣機通常響地下一層，最多都係拖下地。 如果住樓住樓上，去水管倒塞，就會倒流到地板，如果水多重會流落樓下，到時候要搵保險賠就麻煩了。

Thanks for sharing, I found this very challenging for all maintenance work. When you do the boiler yearly service, worth to check the gas , find out any gas leak. You may want to install a CO2 detector will protect whole family from gas leakage. Another safety area to check is the Electricity main switch, most of them installed in early year does not meet the safety regulations, which has no RCD control.

We've used Kube water softener from Costco before. They are quite good but can be tricky to install. The install cost can be around £300-£350. Maintenance is minimum. 😊 just need to put salt in once every two months or so

英国的水是喀斯特地貌，烧开后水壶和暖瓶都有白色粉末，时间长了洗都洗不掉。由其泡茶叶沒有香味。英国的煤气和电费非常贵。如果你买的房子比较老旧，原来的煤气管道特别细不保暖。电线也是很旧容易走火。这些都是维多利亚时期和二战结束后造的楼。

請問如果用moneysupermarket 搵電及氣的供應商, 結果有D係FIXED RATE 有D 系VARIABLE , 咁即系如果選擇VARIABLE的話就每月按錶收費嗎 ? 而FIXED RATE就固定月費, 咁用多用少都唔會理, 用多左都無後果 ? 定系合同完結時才一次過讀錶, 再多除少補個剩款嗎 ??

Fixed or variable rates refer to the cost per unit. The amount of units will vary of course. They like to take an estimate and do monthly direct debit. They will adjust direct debit to suit the actually usage when you call. Hence it's so important to have good customers service!

迦南你好，我想請問下： 我上年3月頭同一間叫clever boiler嘅公司裝咗一個Vaillant 嘅boiler Combi boiler, 下個月就3月頭要做年檢。 當時簽左合約話無年年檢是90磅，但當我地現在約clever boiler 做年檢時， 佢就用各種理由話之前90磅唔包 檢查gas hob, 和landlord gas certificate, 但1）我有晒email 和contract, 點解佢可以隨時加價？ 2） 我想問下如果我搵其他gas engineer去做年檢, 係咪都可以有Vaillant 的原廠保養。3）Cleverboiler 說如果我哋唔用佢嘅年檢，就會冇咗一個叫做 care 12 嘅12年保養。 4） 到現在我也不知道他有沒有幫我向原廠登記, 我怎樣向原廠查我的新boiler有冇登記保養？ Sorry 太多問題， 但 Clever Energy boiler 報價時常變化令我感到很煩惱。而三月頭的年檢就快，到希望能夠得到你們的意見。 最後， clever boiler 那邊叫我們join 3年檢查plan, £297,3年 包gas certificate. 但我都有點驚，驚佢下年又用種種原因加我錢。

1) you may try to find ways to complain, but sometimes some companies can be mean. 2,3) I believe anyone can register for the boiler's warranty. But you will need to do it within 30 days after installing it. 4) the best thing is contacting Vaillant directly. Give them your boiler number to check.

Do you have 3 phase power supply in your house. Is 3 phase power supply common in a house like yours. If single phase, how many amps in your main incoming line. You should not have '水缸' in your house.? May be a storage water tank for hot water only? Combi boiler 應該係即熱式？ 冇貯水箱？

I think 3 phase is uncommon for domestic use. A typical house will have 100-200 amp. Don't know what mine is.

It depends on how many people and how many devices, is it a HMO? If so, get the highest possible. You might need wi-fi extender too. Only get TV licence if you will watch live TV. Many people don't anymore. It's up to you.

I don't think limescale will be that bad. When we took out the 60 year old pipes of our house, it wasn't covered in limescale. I think plumbing is best to be left to professionals.
