Let's say i found a spot, looks like it was a rundown old warehouse. But could possibly be renovated by a name brand chain like Panera. For rentals you usually wait for a tenant to come to you through listings etc, but what if i solicited the tenants? They would never know about the spot unless i proactively reached out to them. Do companies usually respond well to this?

Yes, they absolutely do - that’s typically what a broker will do on your behalf. They prep all the necessary documents and reach out to companies like that, so they’re certainly open to hearing from you about your site

A cap rate is not a return! Cap rates come from an income approach to value called direct capitalization. In a 10% cap rate market investors have paid $10 for a possible dollar of NOI and in a 5% cap rate market they paid $20! In what world do people pay TWICE as much for HALF the "return"? Yeah, it only happens in Scammerville.

Well, not entirely true - a cap rate is the return you could expect to get on a property if you paid all cash and had no closing costs. It’s an easy way to compare different investment opportunities since everyone can have different debt / equity structures, appetites, etc. Cap rates get lower when the asset is more secure and stabilized, meaning there’s a higher probability of your getting a return on your investment

@@TylerCauble NOPE! Sorry Dude but you have been SCAMMED! A cap rate is exactly the same if you pay all CASH or finance 100%!!!!! Now how does this COMPARISON thing work??? ....Pssssst Dude you got scammed again!!!
