Hey Kevin, I would love to see some more insight on spotting cheap renovations. I saw where you and Graham talked about the gray tile. I thought it was very helpful. Also, do you work in any other markets in so cal outside of Ventura and Santa Barbara? Do you know any good realtors in San Diego? Lastly can you recommend any resources to become knowledgeable on cosmetic renovations. Hey Jordan! Gmail Folio addon for transactions. Then I sync that with Google Calendar (which syncs with my phone and sends alerts/etc.). That way the staff can keep Folio updated with clients and I schedule within that.

hey Shawn, I made a spreadsheet myself with conditional highlighting. I've tried so many CRMs much I move fast: I don't have time to load a bunch of different windows and calendars. The spreadsheet lets me quickly update dates/info/numbers/last contacted status, etc. and it automatically shares with my employees via iCloud

Hi Kevin, as a realtor, what are the monthly fees that one has to pay? I have heard, but not 100% sure, that it can include Realtor fee, MLS fee and also a fee charged by the brokerage firm. Is that right? Is there anything else (not counting the annual fee for having a real estate agent license)? Can you provide some ballpark numbers on what these fees actually are? Thanks.

Nah they usually want you part of their brokerage because they take a split. Usually 50/50 or 60/40 when you're new to 80/20 later.

here in China, the house market price is very high, the market renting price is basically half of the monthly mortgage payment, yet I met some local real estate club, they just use credit card and credit loan to pay the mortgage loan! That is not cash flow, and they believe as long as they can hold on for two years , then there will be next buyer pay a higher price, because the government will not stop printing money. what do think Matt?????

Brand New Agents and Property Dealers ... 13 hour work day ... You think you can take 16 a day including weekends(YES SUNDAY TOO)? This is not a "I gotta hurry up and make money fast" business. Part-timing this will only bring you leads back to old bosses at burger king and buffalo wild wings. Gotta be ready to devote 100%+ in this business through thick and thin. Kevin, your wedge method works like a charm sir. Planted an offer right at the wedge ... Got a direct buyer that said let's do it, got my EMD, Closed up in 2 weeks, $24,000 sir. We bumped our buyer status too because our lists was full of bottom of the barrel buyers so made some calls, BOOM!

I would love a video that kind of goes over the process of wholesaling and/or optioning a house. I've learned so much from Robyn Thompsons program but would really love an in depth life cycle starting from a seller -> wholesaler/prerehabber -> buyer/rehabber. I feel as a real estate agent you deal with wholesalers a lot. Really want to know more about the wholesalers you deal with and how the behind the scenes process goes down (paperwork, contract, etc). Let me know what you think?

Thanks for the video Kevin. Been investing in real estate since 09' and finally decided to get my real estate license. Really like these videos too as I will be juggling both. Have you done a video on how you approach deals as a realtor but also see the property as a great investment to buy? Also what's your take on eXp? Don't know how often you look at other brokerages or what they have to offer. Thanks Kevin!!

@@MeetKevinI'm sure. I love how customer service-oriented you seem to be in caring for your clients. I am coming from a nursing career and can't imagine doing it any other way. I am highly impressed with how focused you must have to be in each of your goals to accomplish so many licensures and supportive roles and be able to apply all of them effectively in such a relatively short time, even with a family. Many props! Keep up the good work!!
