You need gutters all around the building. Maybe some in ground drainage in the concrete area around back. Make sure the grade all around is sloped away from the building as well.

Bingo right on , gutters, proper` flashing, and sealing joints, it's difficult joining a new pour to an old slab. Good grades away are so important for extreme weather. In the north, ice adds another hurdle. I always go more than less on grades for that reason.

Totally agree. Gutters would limit the amount of water that hits that corner of your concrete stab but there is definitely an issue with the stab/building seal.

Hey puddin. Bob Vila here again. Nice work with your carpentry. When you reinstalled the door trim and noticed that the contractor had left a space and you put the piece flush to the edge: The contractor did that properly. That space is a ‘reveal’ it serves 2 purposes 1 it looks better by giving the panel more depth or dimension and 2 since wood moves with temperature and humidity it is impossible to make the trim stay flush with the wall over time. By leaving a reveal you allow it to move both ways without being too noticeable. You did fine tho only Tom silva and I would point it out when we come over.

I'd say just build an overhang extension between both buildings and problem solved. Kick it out about 15 feet and you got another place to park cars to keep out of the weather.

Get some plastic pallets to put your merch boxes on. Cheap permanent insurance against most water issues. Concrete is porous. Even if you get the rain drainage issue fixed 100%, you could still get issues from groundwater

Puddin, at the shop I used to work at we had a leak after they resurfaced the parking lot and the driveway. After months of dealing with it we found out that one of the contractors trucks had clipped the corner of the building. We were maybe 3/16ths off of the foundation. Which normally wouldn't be an issue, but the sill got cracked. They tried digging out the area, and coating it with rubberized sealer, using some weird vinyl rubber stuff and 4 or 5 other methods to stop the leak. What they finally did was to call a foundation mudjacking company that also waterproofed foundations and basements. They injected something into the area which stopped the leak.

Puddin you got 3 halfs of roofs of water running off there. Gutters mite help. Here's a little math I looked up. Roof area Sq ft x rain fall inches x 0.623 gallons = valume of water gallons coming off your roof in that area. I always thought it would be cool to put a roof over that hole area for more dry storage. Hope this help with knowing just how much water gets in that area. Good luck with it

Take the nozzle off the foam can and rinse it good with carb cleaner spray, blast with a little air... It'll be fine. I do it all the time, works great.

The outside "grade" needs to flow away from the building and you need over hangs on your building or you will never get rid of water in your building. When my Dad built the house that I grew up in in the 1950's he had 3' overhangs to keep the water away from the house. I noticed in a previous video that you had water running across in front of your new addition and towards the drainage ditch along side your building (if you were standing looking out the garage door, the water was coming up on the cement slab in front of the garage door and flowing from left to right.) You can't have water flowing towards your building, you need to have a ditch or something to divert the water away from your building. Oklahoma, as you know, is in an area where storms can bring an enormous amount of water in a short amount of time. If I were you I would get an engineer to look at your situation and come up with a plan. Good Luck and God Bless.

From a home inspector-Someone forgot the foam strip under the bottom plate between the concrete and wood. They probably thought it's a garage we only do that on occupied structures or boss man went to the store and the help put that wall up.

I had a similar problem when I had a concrete floor poured in my new carport. I told my concrete guy to make a two inch drop to allow my siding to be lower than the floor, which he did not do. I had serious problems with water weeping into the building. I finally got some Big Stretch caulking and sealed the entire outside walls where the siding met the slab. I had to go over it in some places I missed, but so far it is working even during some hard rains with wind. I recommend you do the same when it gets dry enough to seal.

You might try a FLIR camera. It will show you where the temperature is lower and, that should be where the water is. Amazon has the for around $500.00. If you have a friend that does home inspections, they may have one that you could use.

PL400 self leveling took care of my cement to foundation for eight years running. Expands and contracts with the temperature change, not that matters down there. Definitely an excellent product if you don't want to tear into everything.

Does it have any holes on the roof where they drove the screw too far or nail into the sheet of metal for the roof or on the side of the building where it's leaking because when it comes to that sheet metal that you use on a building is very easy to tear or drill through

Jacob ,if you would put a hump of concrete where your big doors come to the bottom,that may stop water from coming in. Where that water is coming in at the step at that regular door,make a form and poor concrete the height of that step. one by one you will be elimination where water is coming in. That hump of concrete at the big doors may be aggravating to go over,but your shop will be drier. 2" - 3" high concrete hump could be a game changer for rainy weather. Also your property is higher past the concrete parking pad that goes to gravel. Shop is lower. Concrete hump will be cheaper than pouring a concrete slab over existing concrete parking pad to raise it.

I haven't been able to watch the whole video yet, but a thermal camera (FLIR) is SUPER handy for this kind of thing, you can see the temp difference in the walls. works great for finding this kind of leak.

You can get a roller that has longer material, that should get all the nooks in the board. We used to use them on stucco walls to get the entire texture of the walls. But spraying and back rolling is an option but the other way is faster especially if you're doing it on your own.

I bet the concrete outside has a slight tilt towards the building. If so you need them to install a trough the length of the building to take the water away.

Oklahoma rainfall has been weird this year. Out here in the southeast, we didn’t get any rain in October. Our COE lake (and water source for most of our county) Lake Wister apparently has gates that are broken on the dam and they can’t fully close it, so it was running the whole time during the drought. We went out and walk across places we’ve wakeboarded, ran trot lines, and usually 15-20’ deep. Though it’s not a deep lake or a clean lake, it’s still a little spooky. All the noodle holes were exposed, crappie trees, artificial structure, etc. Lowest it has apparently been since the lake was built in the 40s. Then we had a gullywasher like 6-7” in some days. Flash floods quick. And it was so dang dry that hardly anything soaked in at first, just washed mud around. Water is a spectacular things, from the tiniest droplet to the most powerful monsoon. Gives us life, brings us death. Glad you found the problem Pudd…that’s aggravating but good to find all at the same time. May wanna invest is some of those absorbent pads to keep around the shop. You see the smaller ones around grocery store coolers, but some big’ns around just in case. “For Mother Nature’s ’heavy days’….” 😂 But seriously, it may help keep some things dry if something happens again. Man, those are tough to find I had a home that had an unfinished basement and it had sister cracks perfectly on both sides of the foundation and let a ton of water in. It took me an afternoon and a crack repair kit to resolve but it's so hard to find when finished out. My neighbors all had finished basements and it constantly happened around the neighborhood. All this to say it's part of a build in my opinion.

Hey Mr. Putin, I’m not much of an engineer, but if you want to keep water at that corner of the outside of the shop, there might want to put up an awning with some rain gutters. Keep water from getting there that way you don’t have to worry about water flowing inside the building.
