After finding my dream home in Italy and putting down a deposit we were told we can't buy a house in Italy. In this video I share all the things that went wrong to try and prevent us from buying a house in Italy and what you can do to avoid these things happening to you.
Please note: this isn't usually what happens when buying a house in Italy as a foreigner, despite what you might hear, most Italian house purchases go through without a hitch and settle within 1-3 months.
Our situation was just a little different and I'm sharing it with you in the hope to prevent all the things that went wrong (yes there was more than one) from happening to you. The key, be prepared and know how it works and have a great property finder to manage the whole thing for you.

@@BuyingahouseinItaly Oh my goodness, I'm all over the place with my list of towns to check out, everywhere is so beautiful! But I'm primarily focused on Calabria (west coast-ish), northern plains area (Piedmonte), or out on the somewhat rural edges of Rome.

LoL I know that feeling so well Janelle. I was exactly the same when I started this journey. Then over time I narrowed it down as I became clearer on what I wanted and didn't want. Italy makes it difficult as you say because everywhere is beautiful in its own way. I can't wait to find out where you eventually decide to go. Keep in touch and let me know.

There are lots of things to consider before purchasing but please don't let this video put you off as most people are able to purchase a house in Italy easily and it can be turned around in as little as 30 days, especially if you are American. @Buying a house in Italy I'll have to live my dream through watching your journey as mine came to an abrupt end after I made the above comment. As a Canadian I will not be able to purchase a home in Italy as of January 1st because of new laws passed in my country which have had reciprocal effect in Italian law.

I'm so very sorry to hear that :( I'm hearing of this new law too but haven't found the supporting documents yet. Hopefully it will change in the future. Otherwise, Portugal and Spain are also very beautiful, and cost effective countries to purchase property. Otherwise, please add the Salento region to your bucket list to visit some time in the future. We'd love to see you there.

You're buying the house but if you want to live permanently there you will have to obtain a residency permit and it's not easy. Foreigners must understand that buying a house in Italy doesn't give them the right to live there on a permanent basis.

Thank you Renny. I'm glad you shared that. It's true. Gaining residency is a whole different ball game and we do intend to eventually live there and gain residency and we realise it is a long drawn out process.

I think it depends on your individual circumstances. Everyones situation is different. To start the residency process I believe you need to start with a long-term visa and then once you have had that for a period of time then you can apply for residency but you would be best to contact an immigration company who are the experts in the details and the most up to date laws and regulations as it does keep changing.

Wonderful video! I’m subscribed. I’m from USA and visit Italy every year and wondered if you became a resident before buying, I’m just starting to look for property but I only have a tourist visa, so can stay in Italy only 90 days.

I also had the same experience...but I'm Australian! Changed notaries, bought my house and that's where the real nightmare began! Five years on I still don't have a finished house, have been through the Italian courts trying to sue the dodgy builder who I paid in full (idiot!) , who never did the work, had to pay all over again for work and still have not spent one night in my house! One day...

forget about the money you will drive yourself crazy; in italy courts can take up to 20 years and you still many never see any money...italy is corrupt btw

It sometimes happens to Italians, too. The law allows a briber to close down his business "in failure". After then, as the company doesn't exist anymore, you can't have your money back and the briber is allowed to start another company to steal money from new victims.

Congratulations. Fantastic news. I was watching the tour. Lovely house. I am a about 150 miles North of you and it gets to hot to work on the house in the summer. It will be a lot hotter where you are. Hence those high ceilings. Have fun. Look forward to seeing what you do with it.

@@BuyingahouseinItaly I am in the UK but I have had a house in Molise for 7 years. There is so much variety in the country and the towns all across the South. You have to strike the right balance between working on your house and exploring. Obviously its all about your house now but there are so many new experiences to be had. You are in a beautifull part of the world. Im very excited for you.

Thank you! Yes, it sure was a roller-coaster. The security lady was quite scary I have to admit. I think I held my breath for the whole four hours she made me wait LOL Patience and persistence doesn't always pay off but I'm so glad it did in this case.

Are you planning to live there permanently/year round? I'd be interested to learn how you can do this--becoming an actual "resident," as from what I've researched, it is more convoluted than the purchasing of the home. You can, also, buy a "vacation" place and do "extended VISAS," but generally it will take 10 years of 6 months here/6 months there.

So happy it worked out Patience is the key and I totally understand the emotions. I have purchased a property with Davide with no challenges however I have had challenges applying for Italian Citizenship with Apostilles and appointments sounding like your nightmare and I'm still going through the process 2years on.

No you haven't missed anything Rick. It is a crazy thing to do for sure! This whole journey began during the pandemic for us when we were stuck in Mexico so buying remotely was the only option and the idea of having something in the future to look forward to was appealing, especially during that time more than usual I think. Having said that, we used a property finder and he walked us through the property with us virtually and showed every little nook and cranny. If he hadn't done that then we wouldn't have felt comfortable. Nowadays though purchasing remotely can save a LOT of money in flights back and forth and it may not be for everyone but it makes sense to some and has worked out for us so I guess it's just a matter of doing what feels right for each individual. Thanks so much for stating the obvious but unsaid point. I really appreciate you watching my channel. It is my hope that the info I provide helps people to make the right choices for them.

@@BuyingahouseinItaly - Wow! Thank you for that response. It belies the fact that there is usually a legitimate reason behind most people’s actions. What you say makes perfect sense in light of the circumstances you faced. I still find it enormously daring, and I speak as someone who has invested in overseas real estate for years, except I have done it the traditional way and, yes, I’ve had to do much travel to do my due diligence despite the fact that I’ve always required local legal assistance. Good luck to you. Now I’m hooked and want to see where this ends up. New subscriber here.

People do it all the time….I did too. I was living in Dubai but getting ready to come back to the US…..I was familiar with the gated equestrian subdivision the house was in. …the house was in perfect condition, at a very good price. I sold it later and made an easy 1M. I’m now in the process of buying in either Italy or Spain.

I did! While living in Kyiv and needing to leave it due to COVID, my wife and I toured houses via Skype and with a POA in hand, my daughter signed me up ( god bless her) for a 30yr mortgage. Great home now.

These things have to be done very very carefully. Hire an attorney. Become informed. Take it step by step. Never enter into any deal without the protection of realtors, attorneys, advisors. This applies for any country.

Hi Mshark, apologies for the delay in replying to you. The best thing to do is to contact the Italian embassy in your home country and they will be able to provide you with the information. The next best thing to do is to use Google and then look for reputable immigration companies that provide answers also. I hope that helps. Which country do you currently live in?

As per my earlier reply to your other message I am hoping you have found joy and are now happy Italian home owners. Notaries will say it's not possible mainly because it requires additional work. And Notaries tend to only work in their local area so it's difficult to recommend one for that reason. Please let me know how you are getting on.

Hello lovely Kiwi :) I think it comes down to the Notary. I have since heard of other New Zealanders who have successfully purchased a house in Italy but everyone's situation is different. For us, the easiest solution was to change it over into my name. So don't give up hope, just dig deeper and talk to more people until you find a way. Your perseverance will pay off. It's so worth it for all the joy being in Italy can give you. Currently we only stay the standard 3 months in every 180 days as per the visa requirements. This suits our lifestyle as we travel permanently and follow summer around the globe.

Hi Nina, please accept my apologies for the delay in getting back to you. I'm so exciting you are thinking about buying a house in Italy too. You would need to contact Davide about the cost of his services as it may be different now to when I purchased but what I can say is that no matter the amount, it was well worth having someone who a) knows the area b) owns properties himself in the area, c) speaks Italian and English fluently and d) has all the right connections for legal and other requirements. I hope you do choose Salento and love it as much as we do. Let me know if you have any other questions.

You are very brave to buy sight-unseen. No idea what the surrounding areas brings are and the energy would scare me…. Especially since it’s easy to jump on a plane. Best wishes to you. This is my dream. I would love to live near Brit/kiwi/Canadian/American/Aussie neighbors!!! But would crash course Italian.

You are so kind. Yes, it was a brave thing to do (or crazy...it's a fine line LOL). Being Australian it was a long way to go and at the time when we started we were stuck in Mexico during Covid so it wasn't possible to visit. I used to do a LOT of Google walks through the streets of each of the towns and then talking to Davide from Salento with Love he got to know what we liked and then recommended Galatina to us as my husband likes having plenty of cafe's and restaurants around and we also liked the historic centre as it felt more like a heart of a town. He was so right and in my next video (due out this week...finally LOL) you'll get to see that once we got there we realised he was so right. It was even more beautiful than we expected. And there is a wonderful mix of expats you would have as neighbours. We hope to be able to welcome you to the area some day soon.

Hi Doug, sounds like you are in the perfect situation to take on a project property in Italy. English isn't as widely spoken in Southern Italy in some of the smaller towns but the Italians I've met all want to learn how to speak English better so they try super hard to speak it and most restaurants and businesses etc have someone or know someone that speaks English. Otherwise, google translate is pretty helpful (just not always accurate). Being from Australia and not into politics I'm afraid I don't understand what you mean by 'liberal' exactly but I can tell you that Italians in Salento are hugely accepting of others and extremely kind and helpful.

Hi there and thanks for watching my channel. There isn't a list that I know of but that's a good idea. I know that US, UK, Canadian and Chinese citizens can as there is a reciprocal agreement with those countries and Italy. When I was researching it I contacted the Italian embassy in Australia (my home country) and asked them. Hope that helps.

There is currently a 2 year moratorium on any non Canadian buying a second home there. This works the other way for EU countries who now are not allowing Canadians to buy in EU countries. This has affected a Canadian friend who wanted to buy in Spain.

- sorry, but never buy a house/farm etc until you have actually seen it, because....you might not feel it's right when you get there - hopefully this will be an exception to the rule :)

That's so true! It might not feel right when you get there. These days though you can do so much research online and the worst case scenario for us was that it would end up being an investment we could BnB. Hence why we were willing to take the risk but only after we had done our due diligence to ensure that it would be a good investment. Purchasing remotely saves so much time and money with trips back and forth and I'm happy to say that it did work out in this case. We couldn't be happier with the house and the town chosen. It's up to the individual to do what feels right for them. And I'm glad you shared your point of view so that it makes people think about the options.

I cannot recommend enough the services of Salento With Love. They specialise in properties in the Salento, Puglia region and Davide Mengoli and his team are incredible. Without them I wouldn't have my dream home. I don't get any kickback for recommending them either in case you were wondering. I just believe in promoting good people. Hi Tegan. Please help. My wife and I are from sydney Australia and are trying to proceed with a purchase but are hitting brick walls with our agent saying she cannot find a notary who will help Australians. Can you recommend anyone? Any advice will be much appreciated. Thomas and Shawnee.

Hi Thomas, I'm sincerely sorry for not seeing this message sooner. I have been buried under a pile of work and other commitments for the past couple of months. I'm hoping you ended up finding a notary that would complete the sale for you. There is a reciprocal agreement between Australia and New Zealand but it does require looking into it deeper and a lot of notaries just wont do that. What area are you trying to purchase in? I'm truly hoping you have been able to get past this hurdle and are now the proud owners of a home in Italy.

I am hoping to buy an apartment in Italy and was recently devastated to be told by Property Organiser agency that as an Australian I can only buy a new house unless I’m a dual citizen. You have given me hope that maybe I can proceed so I will contact Davide and get their company to act on my behalf. Hi Carolyn and welcome to my channel. I'm so glad you are enjoying the content. And I'm so excited you are wanting to buy a place in Italy too. I think it comes down to the Notary that you use. Some of them are ok to do the extra paperwork required to have an Australian purchase a house in Italy and others aren't. It's definitely possible as I know of several in our region who have. I'm not sure what else you need me to share as I'm trying to share as much as I can on this channel but I'm happy to answer any questions you might have.

Wow Robert, Molise is a beautiful town! Congratulations. And thank you for sharing encouragement for Carolyn. It's true, I know of New Zealanders who have purchased in Italy now too. I believe it comes down to the Notary. Like you said, speak to someone else Carolyn. :)

Don't give up Carolyn until you have tried everything you can. I dealt entirely through Davide so I don't have the Notary's contact details but they are regional so you would need to find one in the area you are wanting to buy. Hopefully Davide might know of someone. Otherwise, get in touch with Nick Ferrand at Abode Property www.abodeitaly.com/the-team and they also might be able to help you (please let him know I sent you as I'd like to connect with him this summer) or in the very least, send you to a Notary that is familiar with Australian/Italy purchases.

As an Aussie Vicki you can definitely buy a house in Sicily. There are plenty of amazingly priced properties there to choose from. The only reason we chose not to buy in Sicily is because of the volcano's. We had a volcano eruption interrupt our wedding plans and that was enough volcanos for us in our lifetime LOL plus Salento is closer to Greece and Croatia and Montenegro which we also love to visit.

Hi Nigel, thank you so much for watching my channel and for the compliment. I apologise for the delay in replying to your question as I have been maxed out with other commitments but I'm back now and my next video is due out this week (finally LOL). It's NOT possible for Australians (or anyone) to live in Italy without residency. This is different to citizenship. An Australian who buys a house in Italy can apply for permanent residency and this is a process that needs to be looked into as each person's situation is different but it can be achieved. I believe you would need to apply for a long-stay visa first and then apply for residency but again, check as your circumstances may be different. I would recommend hiring an immigration lawyer rather than doing it yourself though. Without residency an Australian can only spend 90 days of every 181 day period. This can either be consecutive days or an accumulation of short stays. I hope that's helpful. Let me know if you need anything else.

It's important to do your due diligence before purchasing. We had several towns chosen before talking to our property angel Davide Mengoli from Salento with Love and once he got to know us he recommended Galatina over the other towns because they would have been too 'sleepy' for us but for some people that's exactly what they want. It's important to know what you want, like, and need first and then make sure it's where you want to be. My next video is due out this week (finally) and you'll see just how happy we are with our choice of town.

Hi Wendy, apologies for the delay in replying to you. Yes as an Australian you can definitely buy a house in Italy as an investment property. We don't currently intend to live there due to commitments in Australia and so we will be using ours as a base to explore Italy and travel Europe and when we are not there, it will be a BnB welcoming people to explore the beautiful Salento region. What area are you interested in?

Wendy you have just given me an idea for a video on what it costs to own a house in Italy. There are too many to list here but I'll do my best to put together a video on that topic as soon as I can for you. All your utilities can be set up to be paid online these days which is super handy. I remember thinking the annual rates charges were very reasonable/cheap but I'll have to check what they were exactly. And annual tax return was very cheap compared to what it costs in Australia too. Leave it with me and let me get the facts together and pop it all in a video.

Thank you so much for caring enough to cry with me. It was a challenging time. A real rollercoaster of emotions. But it isn't like that for most people, usually it all goes smoothly and is completed in 1-3 months. Thankfully it all worked out in the end and in my next video I visit my house for the first time. It will be released this week and I hope you like it.

Hi Mickey, thanks for your comment. It wasn't my intention to deceive people in any way. At several points throughout the purchase process we were told we couldn't buy the house and I want others to know that it may not be possible for them either so that they are better prepared and do their due diligence. Yes Americans definitely can purchase a house in Italy and there are plenty who have. Please don't let this video put you off in any way. Usually the sale goes through without any issues and it can be as quick as one month even. I highly recommend using the services of a property finder though as this makes it so much smoother. If the Salento region interests you get in touch with Davide Mengoli from Salento with Love. He and his team are fantastic. (And no I am not paid in any way to say that. I just like recommending good people). Hope to see you and your partner in Salento one day perhaps?

Thanks for watching my channel. I looked into it and it turns out the use of either sight or site is correct. As per Quora: “sight unseen” is a very common expression which means that one is making a decision on something without having actually seen it. “Site unseen” is not an expression or idiom. It is two words put together that simply means that one has not yet seen a website or a physical real estate property.

I didn't realize that Kiwis cannot buy real estate in Italy. That is so disappointing. Though we are dual citizens of the Philippines, I hope we can buy using our Philippine passport. Fingers crossed. We shall see.

Hi Kathryn, thanks for watching my channel. We were told by the notary that Kiwi's can't buy property in Italy as there isn't a reciprocal agreement between the two countries. When we contacted the embassy this was confirmed. However, we did receive a message from an Italian loans company that said that they could. I guess it depends who you talk to but we went with the word of the embassy as being correct.

I hadn't thought of that but yes, that could work too. There are lots of different ways to get residency. It just takes a few years I believe but Italy will always be there :)

Davide will be able to sort it out for you and I've seen some fabulous properties lately pop up. Maybe I should do a virtual tour of some of them and put it in a video? Thank you for your excitement.
