In 2020 I purchased a used mobile home in a park for $8000. I put an HVAC unit on it for $3750. I sold it in November 2022 for $31,000, so don’t believe Dave when he says they go down in value. They don’t go down in value anymore, but you make your money when you buy them not when you sell them.

@@90SNOBODY just look at how he bashes Dr. Fauci every chance he gets. If he had lost a loved one to Covid, he would have a very different view of the work Dr. Fauci was doing for our country. Dave Ramsey is a self proclaimed, devout, Christian hypocrite, who loves Donald Trump. He thinks he is so smart, that people cannot see his hypocrisy. I like his channel, and I like the work he does, and I can’t stand his hypocrisy.

I bought a mobile home because it was cheaper month to month versus living in an apartment. We are using it as a stepping stone to a house. I don't recommend taking a loan on a manufactured home though, huge waste of money due to interest rates.

Infuriating the way Dave speaks to people about modular homes & trailers. I bought a BEAUTIFUL modular home in 2017, had it put on my 5 acre property. PAID $200k with the land 2022 SOLD it for $350. New Mexico

I understand what Wendy is going through with the mental health issues with the kids. I have 1 with that and I can’t imagine dealing with 3. I know just how expensive it is. We have been in it without health insurance. Praying for you ❤🙏🏻

A podiatrist is a DPM, not a MD and as a surgeon, they usually do make less than other surgeons as the government and Medicare do not always consider them on the same level as MD's and DO's.

We own a Palm harbor 2000 square foot double-wide home we've been in it for 25 years we own our own land that it sits on I know Dave talks about the statistics of the manufactured homes my wife and I enjoy the show we are debt-free we are in a saving mode

I live in a 1971 double wide and it's junk. New mobile homes are built far better than 30,40, and 50yrs ago. My interior walls are all 1x3s, exterior walls are 2x3s with 1x2s screwed to them then the outside sheet metal is screwed to the 1x2s. My windows are single hung side side style windows. All the new mobile homes are built to the same specs as foundation homes. 2x4 walls, double hung windows that are Hurricane rated, etc. That's why mobile homes today are so expensive.

Are outside walls are 6 in Palm harbor homes went through hurricanes the foundation is very Stout we have this on a 2 1/2 acres land away from the city 25 mi away😊

Frankly, it is statistically impossible to have 3 kids dealing with mental health issues. Contagion is very, very common among teenagers (see gender crisis) and worth investigating rather than affirming unquestioningly.

If all the children have suicidal ideation - this family is sick. The parents need help in the first place, and the children secondarily. I mean it's too late now, but the parents still need to get it together. There may be abuse in the family. Remove abuse = some issues resolved.

That one caller sounded like a nervous wreck stressing out her entire family had the whole family on suicide watch. If going debt free is ever breaking you down to the point it’s destroying your family you need to take a pause and enjoy life for a short while.

Dave that was a little harsh the way you spoke to that lady about her living in a trailer home. I know you were trying to get your point across. I felt bad for her it was your tone of voice it was demeaning. I like listening to your show, but this really bothered me. I work in the mental health field. I'm doing well finically.

Mobile homes these days don’t depreciate, they just don’t appreciate as much as regular homes. Dave’s half right

depends on whether the land under it is owned or leased by the mobile home resident. if the homeowner is paying ground rent, the structure is most definitely deprecating.

@@renethumann4871 then modular or assembled/manufacturered homes can be a good value, but they are typically limited to what you can have in the design. also site prep is very very very important. finally, if you plan to resell, then it's possible that future buyers will discount your home relative to your neighbors becuse it was manufactured. typically this also means you might not get a basement, if that matters to you. if you don't own the land, then the landlord can cancel your land lease and you have to either abandon the home or arrange to have it moved.

I don’t understand the difference between buying a manufactured home and renting an apartment. At the end of it, you don’t have any equity. As long as the manufactured home was paid for in cash I don’t understand why it would be bad as a SHORT-TERM solution compared to renting if you are in baby steps 1-3. And this is considering you can’t find rent in your budget at the 25% of take-home pay rule. I hadn’t heard that Didn’t know until this episode that Dave didn’t like manufactured homes, so if anyone knows why else besides it going down in value that he doesn’t like it that would be appreciated.

Because chances are that apartment Will Survive a damn tornado a hell of a lot better than you living in a little mobile home or trailer That reason alone is enough of a reason not to live in a mobile home or trailer versus an apartment

@@motoryzenI understand that too. And where live we have tornadoes and it will mess up a regular house too. But if you live in a high cost area and make $30,000 per year and you take home $25,000 you could only afford $531 per month on the 25% rule. Where I live you can’t get a studio apartment for less than $650 and that’s in a really dangerous part of town. I’m not saying it’s ideal to live in one, but my point was that if there are no other options then it makes sense to me. I personally would never live in one. But I was just wondering why Dave says no.

@@motoryzen Sacramento is not tornado alley. Apartments are insanely expensive there. If she’s paying way less for it than an apartment would rent, and it’s her only shelter, why does it matter if it loses value? I’m not sure what I’m missing here.

@Nardaa-ox3be I never made a defensive argument involving whether or not once you keep a shelter that loses value. When it comes to shelter and if I'm in a position to where I'm still trying to struggle to pay off debt I don't give a damn if my shelter is losing value or not I'd rather live in something I can afford if that's all you can afford then that's all you can afford. And yes of course the majority of the entire State of California is not worth living in one way or another. One. Non-stop earthquakes non-stop fires and mudslides every time I turn around I'm seeing that on the news and I don't even live there. Thus the reason why insurance rates and probably property taxes are ridiculously Sky High 2. Just about that entire state is flooded with a bunch of idiot illegals and then you got a massive homelessness problem or people are literally sleeping on the streets and shiting right on the streets. It is one big cluster fuk. If I was in anyone's position struggling to make ends meet in California one of the first things I do is save up enough money and move I don't give a damn if it's moved just a few dozen miles east just to get out of that state but I would find a way

I thought Dave says you shouldn’t buy an investment property until your personal mortgage is paid. He keeps saying he’s doing a good job but he has credit card debt, trying to buy brand new, and not enough in his emergency fund. They’re hard on some and soft on others. 🤔

I disagree on the part about the lease. I have a 3-year lease that I paid the entire up front amount for so I have no payments. It's a brand new car and it only cost me about 11,000 in total which includes all of the maintenance and things that tend to cost more on a car as it gets older. I figured that the 5-year mark That's when cars start having issues, so getting a 3-year lease was close to that 5-year Mark when it would start to cost me more than it was worth. I think this is a smart idea because you essentially get a new car for 3 years and don't have to deal with the headache of replacing any expensive Parts if you are able to do like I did and not have it under a monthly payment structure that includes interest. Any thoughts on this?

Great new episodes as they were different from "the usual" high income over-spenders. We are in our 60s and not high wage earners ever but we got out of debt and never were over-spenders. Then the medical bills started and we are back in debt again about 6k. We were curious about buying term life insurance so we called Zander as you suggested. ITS TOO EXPENSIVE. Imagine paying over $250 a month EACH without enough income to do it. There is no term insurance custom made for those like us on a fixed income... but its great for young wealthy couples with children who really should buy it.

Wendy’s call: “Foot and ankle surgeon” = podiatrist. That’s why he makes $180K. Podiatrist is not an M.D. They don’t go to medical school. They are D.P.M. and go to podiatry school. An orthopedic surgeon who is an M.D. specializing in foot and ankle is a different animal who would make $5-600K+. $320K of debt for a D.P.M. is insanity. Making payments on that, reasonable cost of living and mental health for 4 kids (1 special needs) = all his income. This is going to be a difficult situation…😢

@@JD78CNIt can be done if you have an extremely profitable sales business for orthotics and orthopedic footwear. It’s certainly not the average salary. It’s like the occasional chiropractor who makes a ton of money, but most start around $70-80k and top out in the mid $100s. There are exceptions to every profession. You don’t take out $320K of student loans with the hope of being the rare exception.

@@bluedevil0133 MGMA median compensation for podiatrists who are employed by hospital/MSGs is over $300k. It’s higher than many medical specialties. The problem is when podiatrists work for other podiatrists. That’s where the $120-180k jobs are.

In my highschool in Utah they had your curriculum but didn't teach everything like don't use credit cards they taught to still have one but have the money next paycheck to pay it off.

Doesn't matter if a legal entity such as a real professional property assessor sees that it was transferred from one location to the other it is still considered a mobile home under the eyes of the law I personally think it's bullshit to empathize with your side of the deal but that's just me

The woman who called about her trailer, she needs to just stay there and pay it off and be comfortable and then save up money for a home if she wants it. Maybe that’s all she can afford. We need to be grateful for the place God puts us in.

the car rule is pretty dumb when the car is that cheap. they need to put numbers on that rule, not just a blanket policy that if it's 0 miles, don't do it unless you're worth $1m, even if the car is $10k 😂

Whether you consider them evil as a part of the Illuminati or any middle-range part of evil or the few that are good who are worth tens of hundreds of millions of dollars even depending on which range you're looking at the vast majority of them give a hell of a lot more in terms of percentage and dollar amount than the everyday Joe and Jane you and I included who make anywhere between 20,000 to 100,000 a year. That has been a fact for a long time

I absolutely love this show and Dave Ramsey. However, I do think a cruise is funny because people taking a cruise are already graduated from "Baby Steps". Otherwise, it contradicts the mission.
