Great video, Eric. Do you door knock only in farms, or do serial door knocking outside of farms and/or near current listings? Do you have a ratio you've seen over time to contacts: leads: listings? Thanks- great content.

@@sudipjha1798 Thank you so much for the kind words Sudip! The Westside of LA has multiple neighborhoods within it and most of my time is spent Farming particular neighborhoods like: Venice, Brentwood, Mar Vista & Santa Monica. However, if I was to get a new listing in an area out side the aforementioned - which happens regularly - I take to the streets of that listing as well to introduce myself and personally invite the neighbors to the open house engagements. Now in LA, agents are not allowed to door knock nor hold open houses. Hence, I have taken to a Social Media Mastermind class that has provided amazing opportunities with step by step tutorials on how to do ads on social media the right way. But back to the knocking of doors and the ratio ... you need to be talking to at at least 25+ people a day. That is not knocking 25 doors but actually getting 25 people at the door to chat with, provide your update to and see if you may be able to help them or anyone they know right now or in the future. For me, I usually knocked about 150-200 doors to fill my daily quota of 25 contacts or meetings at the door. Remember also that a NO at the door is just as good as a YES, don't get discouraged, and know that door knocking is a marathon with opportunities to sprint toward as well! Stay focused and have fun with it as I think of door knocking like trick or treating at halloween .... except I get a $50k commission instead of candy bar :) Happy to help out with any additional questions you may have as well - simply email me at eric.hass@exprealty..com

Love your tips! Just started door knocking last week and have been doing it for the past two Sundays. So far, I’ve gotten about 20 contacts and some promising leads. I ran into a lot of homeowners that own million dollar properties that are retired and looking to downsize. Sent a handwritten card and going to following up over the phone this week :)

Great question! You need to talk to at least 20-25+ people a day at the doors. For me to accomplish this, I’m knocking closer to 200 doors daily which adds up to about 1000 doors a week 🔥

@@mommarama4860 great question and why it is ever so important to record your door knocking numbers every day. Since I typically hit about 200 doors, I am talking to on minimum at least 20-25 people. Knocking those doors takes me about 3 hours - depending on how long conversations are with particular neighbors who like to talk lol As far as leads thus far, and mind you door knocking was just allowed again at the end of last year during holidays, I have one that I will be double ending soon, 2 buyers up to $6m and then sell their house where both are around $3m but inventory is still ultra right here. I find also the act of doing it brings you opportunity from people who you didnt even speak with at the door and simply left a flyer for as well. The key though is 20-25 contacts every time you knock and being consistent with the 3-5 times a week you knock on the doors. Faster results come from more days at the doors. Always here to help! :)

Hey Eric, another great video! Are you going back to the homes of people who don't answer each day until they answer or are you knocking on a new set of 100-200 doors daily? Also, how large are your farms? I would run out of doors to knock real quick if I knocked that much because my farms now are only about 200 people max because the subdivisions aren't very large. Would you recommend just making more and more farms in different subdivisions or staying focused on only one or two and hitting them hard each day?

Hey Alex! Super stoked to hear you found value and enjoyed the video! I need to make some videos to answer these great questions! In short ... my farm area is 3000+ with different sub markets within the area I hit. 200 people is not nearly enough to facilitate the number of contacts you need to make daily 5x a week which is at minimum of 20-25 contacts a day. You definitely need expand your farm. I do not go back to the homes where the homeowner didnt answer but I do leave my market update behind. You need to adapt your farm so that you can hit each door at least 1-2x a year. I supplement my door knocking with branded pieces like 800 pumpkins for halloween, open houses, bus benches, and social media ads. My #1 priority is hitting the doors 5x a week and thats just what it takes.

Hey Eric, thanks for the great door knocking videos! I've done door knocking in the past without much success but I would like to start up again with more consistency. You mentioned about sending letters after you speak with people, do you drop them off at the front door or do you send them through the mail? My second question is when you complement people on their landscaping or something like that do you do that in the card you send after or is that a note you leave if they don't answer the door? And if it is a not you leave if they don't answer do you leave a sticky note with the newsletter?

I have a question Eric, if I knock on 100 doors a day, how many appointments should I get a day? Also, how many peoples phone numbers and emails should I be getting out of 100 peoples doors that I knock on?

Hey Alejandro ... unfortunately, knocking 100 doors doesn't equal a certain amount of appointments you are going to get on a daily. Door knocking is a marathon and all about consistently showing up on a daily basis and providing value. What that means is that you are at the door to build relationships and trust over time and not to try to sell someone on why they should sell. Trust me, after over 15 years of doing this, everyone knows why you are at the door. Now you have to show them by consistently showing up and delivering value why you are the real estate agent they should call when they are ready to buy or sell. Also, you may knock on 100 doors and only talk to 10 people. Out of those 10 people ... most of the time ZERO are going to be interested in buying or selling real estate. For me its not the number of doors I knock on. I focus on the number of people I talk to and that number needs to be at least 20-25 people a day. This is where getting their contact info - like an email - is great to stay in touch with an email, contact management system, or whatever marketing you decide to use. What you need to do today ... is just go and start knocking the doors and not be so focused on the result. The results will come as long as you are consistent and committed to the process.
