Welcome to our series of vlogs where we will be renovating our early 1960's converted bungalow in the beautiful Kent countryside. This renovation will involve a lot of #DIY as we do like to get stuck in however we are not professionals in any way so these are not tutorials 😂. From experience renovating previous properties we know that we learn from our mistakes and pick up new tips, tricks and skills along the way. This is not going to be a quick turn around, we'll be doing this over the course of the next few years so thank you for coming along for the journey, hopefully we'll still have all our limbs, fingers and toes intact by the end of it 🤞🏼

I'm really pleased you talked about money. People watch TV programs thinking a whole house reno will cost £5k or £10k. NO, renovations cost a lot, depending on the labour used, the finish and the products bought and yours were superb. Thank you for being so open about it. All the best

Thank you for sharing this budget breakdown. As someone who has recently renovated, I can not stress enough how much you must plan for a contingency because it will ALWAYS end up costing more than you think. For us, we ended up spending an additional NZ$30,000 due to some unforseen problems. It is something you must plan for. Otherwise, you will quickly run out of money.

Oh boy costs! We renovated our entire house ( had to move out and live in a caravan), I had what I thought was a good budget, but oh boy cost racked up. Big learning points for us were 1- stick to your plan, changing your mind costs! 2- STOP adding things for your builder to do ( unless you can afford it) it’s so easy to get carried away! We love our house , it’s minimal, will stand the test of time, open plan …. Love it. It’s been completed 5 yrs now, yes it cost more, hidden costs when issues arose, and I went for a more expensive kitchen! Could we afford it now with building materials doubling in price - absolutely not! I’ve really enjoyed coming in on your renovation journey, I love your style, and you’ve done so much of it yourselves, which is just amazing, and must be so satisfying! ❤

Hi Emma, thank you for this, so refreshing for someone to talk realistically about money. We did our bathroom in 2018 and I expected it to cost about £5k, it actually cost just over £15k!! Mind you we had a brick wall taken out between the old bathroom and loo & we didn't skimp on fittings but boy was it a reality check. It's also the reason we've done nothing else in the house since which is annoying as everything has almost doubled in cost now 🙄. Your hair looks amazing btw x

Yeh costs are crazy at the moment and they’re only going to keep rising so it’s tough prioritising what should be done first and how much value something will add because you’ve got to be able to recoup that money if you’ll be selling at some point.

I think that many of the special things you put in your house will never be recovered. For me real state prices are more related to location and m2 than finishes. I think that all the renovations that don’t add space or special functionality are just for finding more pleasure during the time you live in that place, it is more an use value than an investment. I think how much i will enjoy those changes rather than how much i will be able to recover. Love your videos! Both fashion and renovations. Thanks for sharing!❤

Blimey, I’ve never done any renovations before but this was certainly an eye opener! I can see how some projects get easily out of hand cost wise when unforeseen issues crop up! Thanks for the break down Emma, super useful. Not only do you now have a beautiful space to live in with a layout to suit you both, I’m sure you’ll also have more than added these total costs onto the value of the property when it’s time for you to move.

In France we say 1000€/m2 and 1000€/m2 underneath and above... So yeah hidden work is a bitch

It's amazing. I just put a basic shower in my bathroom in Germany and paid 8500,00 Euros. Labour is here by 82,00 Euros per hour and they come with 2 people.

I think my favorite part is the addition of the glass doors. It opens up the space. The windows are impressive too, and the price surprised me. They are huge windows, so I totally get it. ❤

Aluminium is essentially twice the price of upvc but windows are so important so we didn’t want to compromise on those x

About 61300 gbp and i Think its almost normal price for home with your meter. If i change this price to Rial (currency in my country)its about 3 billion and 875 million.3875000000. Our currency is awful unfortunately i know that. And with that price we can buy a small home(about 40_60 meter depend on location) in Tehran (OUR CAPITAL). I dont know crying or laughing😅😮😢. With all of these congrat to you for your new home and absolutely best design . You are really smart and powerful with beautiful and creative mind. Congrat again.🎉🎉

15 yeaes ago, after my husband and I ended our marriage, i bought him out if the house, using all my savings and much of my retirement savings. Dont regret as i love my little old house, but my elder future is very much at risk. I'm 63. I planned a minor reno of the basement mancave. It turned into a 40,000 gut renovation because I discovered mold. Brought in a waterproofer for a French drain/sump. Discovered a crack in the foundation. Ended up replacing old pine paneling with dry wall and installed ceramic tile. It was worth it, but so unexpected.

I'm amazed at the price of your windows. Where did you get them? We've been quoted circa £15K for 8 upvc windows (although there are a couple large ones).

The key thing is to not use these large well known companies, use a local independent company, that’s what we did. Also bare in mind that we ordered our windows last Spring, before all the inflation rises came so prices will have shot up since we ordered and will steady for a bit before continuing to rise with everything else. We used a local company called KSE Home Improvements 👍🏼

Really helpful for people embarking on a reno journey, and it shows where you can save so much by doing as much diy as possible. Always plan for unexpected problems like you say, having a contingency budget is so important, cannot be stressed enough!! Really great video 👍🏻

We did a bathroom renovation last year and it was $20k. It’s those surprises that get you. When they tore out the old floor and dry wall they discovered galvanized steel pipes, which corrodes over time. (House is 100 yrs old in the US) Our plumber had to repipe the entire bathroom with cooper and pvc pipes. I now feel like the movie The Money Pit (w/ Tom Hanks) is actually a documentary. 🙃 Oh and great video!!

Ahhhhh 🙈 Yeh I know that feeling with an old house. Our previous home was over 100 years old and was an absolute money pit. We made a damn good profit on it though once we did all the work so worth it 🙌🏼

Thank you so much for sharing. It's amazing how many influencers are nervous when sharing this type of information. I personally find this to be incredibly helpful when trying to put together an estimated budget. Obviously, it's not exact, and some things are going to be different, but I like knowing what the potential cost could be before wasting anyone's time.

The thing is we get blamed for everything under the sun. If someone does something inspired by an influencer but doesn’t engage their brain and it all goes wrong or doesn’t go exactly as it did for the influencer, it’s the influencers fault. So I can fully understand why others don’t share this stuff and that’s why I stressed the points at the start of this video 🙈

I would add 20%, and even more for historic homes, to cover these surprise costs. They can be enormous, like having to rewire, re-plumb, or insulate the whole house, tearing out and replacing every wall, changing stairways, landings, door and window openings, etc. Get as many inspections and approvals as possible before beginning, the building inspectors often add these items as “by the way…” once the project is underway and walls are opened. Understand all the safety requirements, like emergency ingress/egress rules, safety systems, etc. Never do any electrical work yourself, it could invalidate your insurance coverage in case of fire!

I’m always shocked at how cheap bathroom and kitchen renovations are in the UK. Bathroom renos that use all professional labor in my area can’t be done for under 15-20k, and that is only if you aren’t messing with the plumbing. I love that you broke things down. I think so many people underestimate how much things will cost.

100% agree with you regarding that fear! Each property will vary from project to project. Loved the breakdown overall We’ve managed to save so much doing a lot of work ourselves. Agreed on the tradesman costs, c19 has spiked this recently which hasn’t helped.

This is SO helpful. Nobody ever breaks it down this clearly and it is fantastic to have an idea of the costs for some of my own planned renovations (obvs different areas, different spec etc but at least now I will be able to spot when I'm being absolutely fleeced by a tradie). THANK YOU!!!

What an eye opener so thanks for sharing. I am in Ireland and with the currency conversion it is not that different. But it is scary how costs get out of control. I want to add an addition but at the same time up-do the other rooms but something is telling me that it is going to kill my budget. Ye guys clearly can afford to do it and I commend ye for sharing and being so transparent, but by god my eyes have been opened. Thank you for sharing.

Absolutely, amazingly helpful info Emma & Simon. The hardest part is finding good, honest tradespeople. Sometimes this is the hardest part of all. Your home is amazing and you both make a great team on your projects. Costings for future projects will be gratefully received by most im sure. Please keep it coming. Any tips on finding good, honest tradesmen? Also id love to consult with an architect but always thought they'd be way out of budget but you have shown thats potential not the case particularly as you are down south and im up North (West)! So basically it was fantastic you have done this - one of very few content creators who always thinks outside the box and what's really helpful for their audience. Well done 🎉❤

Wise warnings. Friend of mine bought a fixer upper thinking they’d give it a lick of paint and go room by room. Once they started digging the hidden problems were endless. The only original thing they kept was the walls! 3 years and a lot of grey hair later they’re almost done.

Yeh it can be difficult but they are out there. If you find one then you can often reply on them to know other really good tradespeople with other skills that they have worked with which is great 🙌🏼

Agreed we have a really good carpenter and I always ask him for recommendations. But even then it can be difficult to get them to turn up to give a quote they are just so busy.

@@elainehufford8210ah yes we have been ghosted by many tradespeople during this Reno. That’s why we went for connections, they don’t want to ignore people when it may make things awkward 😆🙌🏼

This was a good idea especially as people make assumptions. We bought a new house but it still cost thousands for flooring and garden work. I was surprised individual things were not more but then things add up. I absolutely love that bathroom sink it’s perfection. Amazing feature in that room. Great ideas. Beautiful house 💕

Hearing the costs I'm just wondering if it is more profitable to buy land and build your own new brand dream house. In my country this is what people do or they buy an appartment but of course they are dept for the rest of their lives because they build huge houses, Anyway, i dont know if this is feasible in UK as you have great housing characteristics to preserve and of course location is a vast living in big cities. You have done a great job with this house turning it into a home and is good that you chose to renovate the ground floor first. I love everything what you did so far. I hope you and your lovely family create the best memories and be healthy. Keep going. Just for your info a roughly estimation to renovate a small bathroom in my house ripping it all off and add a shower not a bathtup and of course replacing all the plumming is going to cost me around 25,000 EUR because labor hours is killing us here and of course you cannot find a contractor that he is going to finish the job on time. The plummer asked for EUR1500 only labour because everything is out of control and no receipts are issued. You are so lucky you have found good contractors. Love your style. 👏👏👏👏❤❤❤❤❤

Self builds are becoming increasingly common over here in the UK, it was actually what we were going to do but really struggled to find land where we want to live. Finding land is the biggest battle and then you have to go up against professional developers who have crazy budgets. We looked for land for a year which isn’t a long time but then decided that we just had to get away from London asap which is why we bought rather than built. Land isn’t cheap here and the current cost of materials means that a self build now costs twice as much as it would have done only 3-4 years ago so you’d need to be staying there well over a decade to make any kind of profit on that providing the property market gets back on the rise.

This is very insightful. I found one of the main things which affected the price of quotes was the size of your house. Recently moved to a much larger house and was asking for bathroom quotes, for a 2m x 2. 5m ensuite bathroom, someone had the audacity to quote £13k plus VAT for labour only of doing a standard strip out and installation of shower, toilet etc plus tiling. Labour only 😂

Yep absolutely. Larger homes tend to be in more affluent areas and that’s when the prices go up. We noticed that once we got our first few quotes when we moved. The quotes were shocking, but, there are always tradespeople to be found who will offer more affordable prices, you just have to find them.

We didn’t know that was an option but it’s the council that takes the time so if there is a private company they’ll still need to go to the council which would take the same time depending on the load they have at the time.

Great video Emma...yes it can be costly our first house renovation my hubby did alot of the Labour himself took 4 chimney breasts out put lintels in steel girders etc ..left the electrics to the professionals.he put a new bathroom suite all sorts...This house we're in now was mainly cosmetic so everything from bathroom suite new windows new kitchen. soffits and gutters ..all done professionally...The garden me and hubby have done including a new soak away (wondered why our patio never drained away properley when it rained) started 2016 up to 2020 lots of skips ..blood sweat and tears 😉but worth it ...also recentley had 2 new composite doors fitted...your home looks fabulous 😍👍best wishes as always to you both And furbabies Xx

My bf and I are looking into buying our first home (which is a pain in the ass in the current market) and we´ve already had to scrap a few homes that needed a lot of reno upon closer inspection. We just know it´s going to cost us too much. But then the houses that need very little get an insane amount of viewers and go for way higher than the asking price. 😅 I think doing a big reno is great when you can do a lot yourself and get excited by (like you guys), otherwise think long and hard because before you know it, you´ll be eating noodle soup exclusively 😂

From experience with us both having been quite young first time buyers of separate properties, I honestly couldn’t recommend buying a fixer upper. It’s the best way to make maximum profit and you really can make some decent profit, we’re only 38 and are now in an incredible position from our property journey. BUT you definitely have to have the mindset that can cope with living in mess and getting stuck in to save costs. We can honestly say it’s worth it, but it won’t be for everyone x

Labour will vary from country to country depending on the economical state of that country among other things. But also we had quotes from various labourers that varied by thousands so it’s about shopping around and asking around.

But I think assuming a tradesman is £200-300/day gets you somewhere close to a ballpark figure (southeast). Your home is finished to such a high spec though, it's beautiful 🥰

Didn't you need a structural engineer and building regs for widening the kitchen door, as you were putting in a new steel beam?

We did have a structural engineer as listed in that project on screen 👍🏼. We didn’t widen the doors, they were the same size, just moved up to the level of the floor. We did not need building regs for this as it was an adjustment to a recent extension built by the previous owners.

We did ask the structural engineer whilst he was here about that doorway and he just advised us that we could need a lintel (which is much smaller and different to a steel beam) but would have to wait until we took the ceiling down to see how it looked up there. He didn’t charge for that as it wasn’t a structural change and he didn’t write a report. It turned out we didn’t even need a lintel because of how the beams were structured but we’d already bought it so put it in anyway. No building regs were needed for that, again because it wasn’t a structural change x

Hi Emma. Very sound advice regarding renovations. We renovated an old stone cottage and it certainly helps if one is able to do some of the jobs without bringing in professionals. I think one needs an enormous amount of patience and not set out to have everything finished to perfection immediately unless one has a huge budget. We did all the necessities in order to make it habitable- new roof,bathroom,floors etc. Twenty years down the road, we are still adding various bits and pieces and have just built a proper barbecue in the garden. We are also in the process of renovating our apartment in the city! Most jobs are done but we still have to renovate the kitchen.Still, it’s usually a huge source of satisfaction to see the results of one’s plans come to fruition but it’s certainly very expensive. Glad to see you looking so well after your bout with Covid.❤️🥰

Oh yes absolutely. Unless you s got a huge pot of cash to burn a reno will take years to properly finish. We’ve still got loads to do even in the rooms which are ‘finished’. It’s just part and parcel of it x

Most of the work we did was on all the non structural changes we’ve done. When it comes to chopping out walls and adding structural beams we will leave that to the pros 🙌🏼
