Section 8 should collect the tenants portion of the rent then there would not be an issue with the tenants not paying the landlord.

I like this idea. Section 8 pays the entire amount to the landlord and S8 tenant pays directly to the housing authority. Let’s see how fast these housing authorities boot out all the S8 deadbeat tenants and have fun chasing the tenant for the rent.

Section 8 does not want to do all that paperwork. They would rather have the landlord deal with it and if the tenant gets evicted for nonpayment, drop that tenant from the program. 😊

This is how section 8 in Washington, D. C. conducts business. They stated that it is not fair to the landlord to chase the tenant down every month for the payment. Section 8 collects the payment from the tenant and make one payment to the landlord.

My friend lives on a section 8 apartment complex..her neighbor plays loud music..they constantly have people over..they are outside drinking..get into fights ..and the office people don't do anything!!! They tell her oh no loud music..everything has to be clean..etc. but apparently they don't tell her neighbor cause they r afraid!

I worked at a homeless prevention program. I saw many people loose their homes, because they did not pay their share of the rent. It’s bad to loose home and voucher. These folks often complain that the rent was to high. Don’t buy what you can’t afford.

He waited 2 months to decide the house was too soggy and leaky to deserve his measly 122 a month. HE is the one responsible for being evicted and loosing his voucher. There are ways to lodge complaints in place, deciding to not pay rent is not one of them. He got what he deserved.

If the tenant had a legitimate complaint they are supposed to contact Section 8. Section would contact the landlord and if repairs were not made in a reasonable time Section 8 would do an inspection and withhold the rent until repairs were made. If they do withhold the rent they better have the rent to deposit with the court other wise the eviction will go through without an inspection.😊

One of the things I noticed about section 8 is that the inspectors lose sight of the fact that it is low income housing, and that the tenants tend to be more destructive than tenants that pay their own rent. Because of that it really does not pay to put the high end kitchens and bathrooms some inspectors want. It just needs to be clean functioning with everything working correctly and safe.😊

Even my middle class housing i don't put in high end stuff. I don't buy it for myself either. Decent and new yes. A new clean toilet went a long way to upgrading the bathroom with green fixtures. No one can find a toilet seat to match green. But i brought it back from lowes in my hatchback. I also discovered a new sink trap to replace the rusty one, makes it look better. Ar the other property when the dryer repair guy came, he couldn't believe it was a rental

A lot of these section 8 tenants think that they are lining the pockets of the landlord and the landlord should be grateful to have them as a tenant when in actuality the landlord (who is a taxpayer) is a person who pay taxes for them to get the section 8 voucher. 6 of one, half a dozen of another. Rented out my home in Arizona. First tenant was a white girl. Screwed me out of rent and caused thousands in damage in a few short months. Next was a Mexican lady and her child. Rent wasn't always on time but was always brought to date quickly. During a 4 year period she cost me a good 5k plus in damages. When I finally got her out there was easily another 4-5k in damages. When checking my mail, there were 5 more people receiving mail at this address. Place was friggin wrecked. These tenants were not section 8. Nor was the previous tenant. Race doesn't matter, how they pay doesn't matter. They were both nightmares. If I need money, I would rather burn the place to the ground for insurance money than ever rent to anybody ever again.

Im on disability and housing.first thing payed is rent on the third of every month.i work between hospital stays and chrons flare ups.ive seen both tenants that pay full rent and tenants that are on the voucher program one on the program was the perfect example of popping out babies to work the system.and perfect example of destroys apt/house and skips out.pissed her off when i mentioned another baby so what now your getting xlose to a grand in food stamps.her and her hubby who probably isnt baby daddy to half the 7 kids eat lobstor and expensive steaks while kids eat tv dinners

Around here in NYS, they put up the assessment no matter what to collect the highest amount of property taxes. So if you buy a property for 30K and it was assessed at 48K they will keep the assessment at 48K despite dilapidated condition and then jack it up to double while you're doing repairs/rennovations.

25 years ago worked for a city that owned a couple apartment buildings (siezed for back taxes) that was section 8. The tennants damaged the property constantly. Some was laziness, some stupidity some spite & some outight theft & destruction- but despite the fact it was the tennants damaging the property the city, as landlord, had to pay constant upkeep/repairs to meet section 8 standards. Think the last private owners may have just given up on that money pit.

Never have section 8 tenants, I’ll take less rent do my own background check and vet them myself. I have never had to evict any of my tenants. Section 8 takes landlords rights away, you lose control of your property and leaves you with all the liability.

Pardon me for being Captain Obvious, but it seems that the people on Section 8 are the problem. Too many of them think that they are entitled to housing and treat the property like trash. I've known several landlords who said that they would never get a Section 8 tenant again. Makes it hard for those who appreciate the system and are working hard but need help.

I want my rent ON TIME therefore I communicate swiftly and conduct repairs in a timely manner. Often a sec 8 tenant will damage stuff, thinking they don't have to pay rent. When you have to evict, they will lose there voucher and take revenge, and destroy your place. Your playing with fire, renting to sec 8.

My properties don't qualify for the Section 8 program, sad to say. People don't realize (or choose to ignore) that it often takes 3-4 weeks from the time an applicant is approved to schedule the inspection, and then good luck. If the inspector finds on crack in a light switch plate, they fail the house. You can't fix it right then and there, even though it might only take you 3 minutes to swap out that one light switch plate. Nope, you have to reschedule a follow up... and wait another 1-2 weeks. So you eat between 1 to 1.5 months of vacancy waiting. . I just find a market paying tenant in about 2-3 weeks and done. Why would I wait on slowpoke Govt?

The Housing Authority who inspected the unit either didn’t follow their inspection checklist, which means they didn’t do a proper inspection, or the issues that the tenant discovered were not detectable or visible at the time of the inspection. Maybe a water leak started somewhere at some point after the tenant moved in. In the state where I live, a tenant has the right to request a discount or a credit for rent during a time their unit was considered “inhabitable.” That means one of few things - there’s no heat, electricity, or water in the unit. They do NOT however have an automatic right to stop paying rent while they’re still living in the unit. The Landlord is also required to make repairs within a specified timeframe, depending on the issue reported by the tenant. Each maintenance issue has its own timeframe, by law. In this case specifically, if the tenant was evicted AND lost his voucher, tells me there’s probably some information missing where the Landlord did do everything he was supposed to to make the necessary repairs.

The LL will no longer accept section 8 renters. So he also pissed off the MHA for losing them a precious low rent home. No wonder they kicked him out.

He was paying less in rent than my utilities cost. My utilities run between 200 to 300 a month plus 1,250.00 a mother in rent and a 412.00 a month car payment and still pay rent, utilities, car payment, plus renter's and car insurance before anything else. Needs first wants maybe if anything is left.

"Personal Responsibility" is a foreign term to most section 8 renters. I live in a complex with about a third of the tenants are section 8. One day, I was in the laundry room watching a section 8 gals kid trying to rip the door off of a dryer. When I called her out on it, the response was: "It ain't mine" which sums up the way they treat property.

My sec 8 tenants are always surprised to learn that I had a voucher at one time. I was a single Mom and like most sec 8 recipients the addresses available weren't the best. Lousy schools, bad neighborhoods, and sketchy landlords. Then one day, my social worker recommended me to one of her "preferred" landlords. This guy was offering a townhouse in an excellent area, and one of the top school districts in the nation! That. Was. Life changing! My daughter was able to take advantage of a highly sought after educational program and excelled. I was able to get a better job with better benefits which enabled me to go back to school and complete my degree. Without that landlord my life wouldnt be what it is today. And I try to replicate that experience with my tenants. I truly believe when you raise the bar people will rise up to meet it.

She said she doesn't like them. When I said, but you like money her answer was, what if it poops, that stinks. So now She's in trouble. She doesn't have much education

It’s too one-sided and unfair. Section 8 did inspections and nothing was good enough. They had me replacing windows and part of the roof. But then the tenant lets the place get so messy and disgusting I got cited by code enforcement and ended up putting him out. Weeks of cleanout and fixing now I’m leaving it empty for when out-of-town relatives visit.

The landlord drop(ed(s) the ball for being $Greedy$ and a LTD to a people who buy's up 4 or more unit building to rent to Section-8/low-income buildings BUT! But it's not the landlord, the LTD's and a people who buy's up buildings to rent to Low Income because they 1st are about the $$$ then you have property owners to full-fledged people who rents to them but won't live on the same block with them and! And as for the politicians who pushes for people to rent via whatever program they kick back $$$ too etc., and to include with that the immigrants, to foreigners and/or generational low income of a people plus the generations of people they've made their $$$ off of! I was like whenever there are/were a people who helped those people to get into housing who has generationally bad rental history at that! As part of their requirements of their jobs, etc., they most live on the same block to within the same zip code the people they push to get housed! The politicians are the ones who lives in gated communities and their mamas as well! You think those suited up slugs would allow their mamas to live around those dammed fools no! But for a hard-working Federal Employee life myself to get off of work and the very people I'm speaking on more than likely no less than a few hours has just awakened from a sleep after partying/hanging out the night before until the morning whereas I'm on my way out to work and their ass's is just going to bed? Landlord who are greedy don't live on the same block the people they rent to? F**k no they don't! I'm expected too though! Until the government 1st of all screen's the people they employee 1st and for most and then 2nd screen the hell out of the people they allow landlords to rent to. It's the landlord who F**K's up the neighborhood’s being greedy! As for the head of household’s a/k/a the generational grand mamas on down to Ho' China with the 3 or more kids and for sure she's going to move in undesirable of a people right into the neighborhoods with her! Housing Authority penalized Landlords for tenants and Landlords finds away to penalized tenants. All contracts,once it's Breach noone is above the Law.

Really disagree with you here, its the landlords responsibility to ensure the place is habitable before renting it out. If there are water leaks in the house thats unacceptable, only the landlord is responsible for this not anyone else. Market value of properties etc aside the fact is it is always the landlords responsibility to ensure a place is habitable.

i am on section 8 and i am very lucky to have the housing voucher i have never been late with my rent and i keep my apartment very clean but this is a 2 way street the land lord is responsible for making sure that the place is in good shape and will pass a section 8 inspection some times when the tenant moves in the tenant will find an issue that needs to be dealt with with and the land lord is responsible to fix the issue how could the land lor not know if there was wood rot or water damage but yes the tenant does have a right to bring these issues to the land lords attention and the tenant does need to give the land lord a chance to fix the problem just because a person is on section 8 does not make that person a bad person and no body deserves to live in a dump or a roach infected or water damaged apartment

As far as I know, people lose housing because they refuse to live a cleanly life. IT IS TRUE LANDLORDS EXPLOIT POOR RENTERS, so yes it IS true, okay? I was left with sewage backed up in sinks for months, left with no heat in winter, left without electricity for five days, pipes leaking through the ceiling for six months, severe black mold, toilet upstairs flushed and it came out my circuit breaker, maintenance entering my place at night-my door VERY LOCKED-while I was sleep and INTENTIONALLY leaving door WIDE OPEN all night! Know what we get TOLD, Tony? "Well, if you don't like it, you can always MOVE." No, we cannot fork over another deposit, etcetera. I was a CLEAN, LAW-ABIDING, ALWAYS PAYING tennant too. I didn't run around the places causing problems for others.

Such an arrogant posture and statement in this video. Landlords can also evict after refusing to renew leases, even when rent is being paid. Tenants can then still lose their Sec 8 voucher if they can't find another place within a certain time period. Tenants are rendered homeless with evictions, not landlords never, ever!!

Great video and thanks. IMHO - One of my biggest signs that a new tenant is going to be a problem is watching them sign the lease and they don't read it first.

I'm one of those assholes who never read anything. I was a good tenant though. I'm quiet, clean, paid early and always maintained a $500 credit so that I would have a cushion in case of financial emergency. When I went to buy a house, I didn't read anything I signed either. I still have no clue what that stack of papers say.

people get a great handout only pay under 200 bucks a month and cry entitlments.. and want better quality than even the army gets in housing.. Tuff too bad.. One good thing about the collapse to come..t hey are going to realize the hard life they deserve soon

I see you enjoy talking about Section 8 and tenants on the program. Why are you still renting to tenants on the program and why are you still a participant? You are always putting the program down. I am on the program and I pay out of pocket $1818.00. What do you have to say about that? You are always complaining. You may think that you make yourself looking good but really you look foolish like bad people that is on the program. Stop being judgemental and appreciate having good tenants. You also make me think you are a trouble landlord also. You are never satisfied but meecible. Be thankful okay.
