We just purchased 80 acres this year outside Kirksville MO, beautiful farm and timber. You wont regret it. Our 7th farm we have purchased and sold. Your correct, you can put some work into any piece and make them beautiful. My advice to you as new land owner, meet your rural neighbors, ask around locally if anyone knows a guy with bulldoze or excavator. Pay cash for small land projects, trails, tree clearing, driveway, etc. you would be surprised how affordable it can be. Congratulations on your new dirt!!

One creator building in Alaska did a great video about what he would do differently. He said above all else he would have built a small shop first. The shop would allow him to work inside during any inclement weather. I thought that was a great idea.

I bought 10 acres here in Arkansas 4 years ago on a much smaller budget. One thing is for sure, after having lived out here for all this time and developing the property all by myself, I could never go back to city living. I'm sure I could sell my property now and turn a big profit, enough to buy a nice house, however, after having tasted this much freedom and way of life, I could never never do it. Raising animals, growing your own food, waking up and seeing no one around you, is worth more to me than the comforts of life. I wish you well in your journey.

Some years into the same process, just sharing some lessons learned: * Tax ID and an Address are required to get really anything done, so get these as soon as possible * You are your own custodian. If you leave it there, it better be anchored down mighty, or it will vanish in the back of a country boy's pickup truck in the middle of the night. * Every foot away from the main road can cost hundreds or thousands of dollars, when it comes to utilities. Consider establishing utilities near the street where you can have a camper/RV/trailer/etc so you can live & work there when you need to. * If you are doing your own clearing, have a plan for where the cleared material will go, as it builds up fast. * Take time to enjoy the land while you are working it, or it will just become a 2nd job.

Damn Keith I truly appreciate this. Very good tips! Thank you for taking the time to give us some knowledge. What did you do with all the extra brush. I was thinking of a bonfire but there are way too many trees around. Plus I don’t have any water at the property. So I bought a fire barrel but I know that it will take a long time. Chipper? What I really want to do is work a little extra and save up to rent a forest mulcher:). What did you do?

@@RuggedHaven All good brother. We had no road, so had to establish that, and the cleared trees ended up in a giant pile near the front of the property causing a bit of an eyesore. Years later we are now just this week finally got all the tree trunk cut up somewhat and the dirt leveled out. Have future firewood for years!

I'm so glad I bought my land in 2011 after the realstate crash . I bought 37.5 acres for 75K. 2K an acre with 50% mineral rights smack dab in the middle of oil region in N East Texas. I just retired and I am moving to my land in the next few months to start hobby farming and build my 10 acrs bass lake.

My father gave me some great advise in the early 1980s. He said " well, they're not making anymore land "! Since then I've owned multiple rental properties ( now all sold ) and now own 3 rural properties. 2 with cabins ( that I built ) and 1 has a 1900s farmhouse. 88 acres bought for $28k timbered twice ($75k profit ) & the property value now about $250k. And that is only ONE of the 4 properties I own. You'll rarely regret buying land if you keep it long enough.

@RuggedHaven never too late to buy until they plant you in the ground. Lol You have done your homework. Your journey reminds me of my own. You'll be fine. Just do your homework and don't over-think it. It may be worthwhile to put in an underground electric service. Costs more but you'll have no outages during bad weather due to trees on your line.

Sir, you are living my dream. Our last child enters college this fall. We are in our mid 50’s. Raised in Yorktown love Richmond so very much in your woods lol. I will doing this myself in the next year or so. We will have our first grandchild this summer so we will look but hold buying this year. Will watch your journey any other feedback would be loved. I would look either south to Amelia or Lynchburg etc.

instead of getting a septic tank get a bio bladder that recycles sewage and waste into natural gas you can use and cook with. You can get them above or below ground. Free natural gas could be a game changer for something like heating greenhouses in the winter for free VS paying 1000s. That and being off grid even in a emergency

Keep in mind when you cut down the smaller trees it will add wind force to the ones that are left. I'd suggest you trim the big trees first and start preparing them for the extra wind force so hopefully they don't get damaged or blown over. I found this out the hard way

Congrats! We bought our homestead land last year. We found 22 acres of land right down the street from my in-laws & we just moved here (to TN) in July. We have some animals now, but it was a raw piece of land so we're building our homestead from the ground up! I look forward to following you guys along!

I’m so excited to see your journey! My family has raw land that we want to build on as we approach retirement. Land has no well or utilities and a third of it is wooded on a slight slope. We have no idea where to begin! Can’t wait to follow along on your progress!

They can look at the land and actually tell you where the best place for a house is, how the water moves across the lands, and how you can most benefit from using the land you have. Make sure you have a written legal easment to use the road getting to the property! Also investing in a mini excavator will help you a lot, like a bobcat e35 or equivalent. Tractors are your friend when you’re changing up landscape. They get a ton of money for it and you can own a piece of equipment forever for the price is the way we saw it. Enjoy the property!

Wow you definitely have to be in a decent place financially to even consider this kind of situation. Good for you for being able do to it. Especially in this economy AND with already having a working mortgage on top of it. And I think a good thing for anyone considering this to know is that when it’s all said and done, we’re talking about a lot of money invested once the final project is done.

You’re absolutely right. I guess the way I see it is little by little. The best case scenario would be to have the land paid off before building the house but that’s not realistic with a family for most. I guess sometimes it’s all about take a chance and accepting a little dept at first as long as you have a plan and stick to it. Thanks for your post and for watching Tim!

Thank you so much, I've subscribed because my family is looking to buy 20 acres hopefully after about another year. Looking forward to watching your journey and learning a few things along the way. I helped my dad clear land for his house back when I was a teen (30yearsagocough) and it was interesting. We cleared just enough so that the builders can start building his house and the lumber we had leftover just ended up rotting. I remember stacking it between all these trees. In the backyard was a creek and I remember him saying how he wanted to clean it up. I remember us working to clear an area for a huge dog pen and I bet those cedar posts that we cut from the actual trees are still there. There is just a different feel to it when your clearing your own land.

Man, I feel your excitement! My wife and I are in the middle of the same thing, bought our "retirement land" at the end of '22. We have done so much already, but we still have a very long way to go. It's been a blast, and I still can't wait to go out there each time. I also have just about memorized the trees and topography. Each time I discover another nice tree, I flag them and spend hours just daydreaming about how to selectively clear things, put in trails, dig a pond, etc. Im truly happy for you!

Congrats! I purchased 36 acres with a stocked pond 8 months ago for recreational use here in OK in the middle of 4 big ranches on a paved road. My closest neighbor is 2 miles away. I live on 5 acres within the city limits but it's nice to get away on the weekends. Good luck!

My 8 acres of unincorporated Virginia land ( forest ) is even denser and darker than yours by 50%. I am now cutting out the thin dead trees out of the forest as ground nutrients or creating mounds along the property edges to increase privacy. Maintaining a 60% dark forest ensures coolness and shade during hot summer months. The other 40% full sun for growing other tree species ( food ) and other plants needed for gardening and nitrogen production for the soil.

@ Homesteading and off gridding is the future. The cities are too toxic, no longer affordable, and capitalists are sooo greedy and lack empathy that human functioning is falling apart.

Congrats, i just got a place on 9 acres myself. Bought a brand new tractor, and moved in back in the end of November. I wish i had some more acres but my set up is pretty good, im backed up by thousands of acres of timber land. Your a good speaker, i could see your youtube channel being successful

We bought our property 2 years ago and you are right the rates are higher and limited on banks that will do the loan we were fortunate to have a good down payment but the rate is locked for 10 years then it will go to 1 percent above prime so it could go either way but hopefully we will have it paid off by then good luck

Make sure you have good well water before going too far into the project. I bought a home in 1975 with a little less than an acre of land. I added a parcel that adjoins mine for $1300, making my total 1.41 acres, mostly trees. I wanted to make some trails so I could better access parts of the property, so I thought I would rent a tractor/loader/backhoe. Well, I could not find what I wanted and the prices floored me or a weekend or three tor rent. Then you have to hope the weather cooperates. So I decided to buy one. In 2019 I got a Kubota B2601 with front loader and backhoe on the other end. It was $27,500. Boy, I use that thing for many more ways than I ever envisioned. If I bought that tract of land you did, that would be high on my list of things to buy. You would probably save as much money as you spend on the tractor and you would spend hiring someone else to build the driveway, dig for a septic system, plow snow, maybe cut grass with either a belly mower or a bush hog on the back. I only have 112 hours on mine but I was using it today to haul wood I cut. One other thing; my former neighbor is a licensed forester and I learned some things from him. Your lot needs to be thinned. Too many small trees all competing for sunshine. You will end up with skinny and weak trees that are too tall and not big enough around. Good luck, and I'll be staying for the long haul.

property looks real nice man, definitely looking forward to all the videos, this is something i wanna do myself aswell one day hopefully soon with Gods Grace. One thing i wanted to let you know, if cutting down the trees ever becomes too much hiring a forestry mulcher company will save your back A TON! so if you have the extra funds they can clear a BIG space really fast, and you’ll have some shavings for your ground to make a real good soil.

I think you might be right or at least close. I got the land and that is step one. Now I can just take my time and play with the property while I save a little. Hopefully I can take little chunks as we go so when it’s time to build, the price doesn’t give me a heart attack:). I couldn’t really do anything about the price around these parts unless I wanted to commute hours away. Thanks for your post and I love the name!

Haha thank you for your post and that is an excellent idea. Right now bringing tools back and forth from work to the property and trying to clean and get them ready for the next work day is a lot. A small shop or even a shed would work great and I can transition that into something else later. Now you have my brain going and thinking:)

I was looking for 15 plus acres 5 years ago with privacy. As I looked, I decided that I wanted a property that had a deeded right of way because it was much more private not having vehicles driving by on my borders. I ended up buying 10.5 surveyed acres with very private access and no neighboring structures. My property has no address and without my taking you to it you couldn't find it. I bought at the perfect time and paid 20 grand cash and 5 years later this property is worth $150,000. Real estate went crazy after covid. My advice is to pay off mortgages ASAP as I did and now, I have 2 homes and this land that are completely paid off.

You mentioned that the 3 other banks required a construction loan after. Just wondering if you had any stipulations with your current loan of if you can do as you please. Thanks!

Good question, I can do it when I please. The bank I chose was the smallest of the 3 banks and it was called Colonial Farm Bank so it was made for people like us wanting to buy acres of raw land. Thank you so much for watching and keep the questions coming. If I can answer them, I will!

Does it perk? Need a well. Make sure the property isnt landlocked. If the neighbors are friendly, they can give you a right away. You need to know all of these things before you purchase.

No need for a septic system. Install a solar powered inferno toilet ( burns poop at high temperatures ) into pure ash that can be spread on the land in sterile format.

Check with your power company. Some will provide free power lines up to a certain distance from the road. This could save you 10s of thousand of dollars. Good luck!

I got four 40x 100 foot lots for 4k back in 2006, I put a 3 bed 2 bath modular homes on it, that I bought on ebay for $1,500 that was the good old days, I pay $100 a year in taxes, it woods around me.

I'm in the process of looking for off grid, RAW land in Arkansas or Oklahoma. Prices here are MUCH less expensive. I got a HELOC and will use that instead of a land loan. Zero down required, and the HELOC was 3% lower APR than a land loan. Make sure you check for zoning, deed restrictions, and easements on any land you think about purchasing!

For me, I would buy an excavator, a tractor and a large capacity PTO driven wood chipper. Also, a powerful wood splitter. Build a 4-5 cord firewood shed first and fill it. Firewood needs 1-2 years to cure properly, so you need to think ahead. Let it cure while you build. Check how much trenching is going to cost you, to get power/cable to your preferred site. In a lot of areas, you aren't allowed to trench yourself or hire a third party to do it. You are locked into the preferred contractor of the power/cable company. This could be several thousand or 12+ thousand. I'm not kidding.

I’m not in the position to buy anything right now. I have been looking at small excavators on marketplace, but to be honest I don’t know anything about them so I don’t know what to look for as far as mechanical issues. I figure while I save up to either rent or buy I can manually do work. I’ve heard about Power and how expensive it is the further it comes off the road. @@RuggedHaven You're welcome mate. I met a guy in GA, that was quoted $12,000 for a trench, to get power etc 150 feet to his house! You're not in your 20's anymore and injuring your back or shoulders gets more likely and will really set you back. Prioritize not doing manual labour(on sloped land especially), if a modest investment in machinery will do the job better, safer and significantly faster. Good luck. I've subbed.

Correct me if I am wrong, but don't you actually have to fill the holes with water for a perc test? How are those small soil samples sufficient enough?

Good question and no clue. I just followed him around and asked him a bunch of questions. Maybe they know the water levels for the area and now it’s seeing what type of soil will slow it down?

@@RuggedHaven gotcha. I was just wondering. When I looked it up about doing a perc test it was showing how deep to dig the wholes, then fill them with gravel a couple of inches. Then you fill them water and check how fast does it absorb into the ground. But I ain't a professional.😁😁😁 He most likely knows better than me.

It’s a local bank to here. I would look around the area you’re going to buy in MO. You’re not looking at bigger banks like Bank of America or Wells Fargo. Your looking for smaller farming or agricultural banks

@RuggedHaven yeah I got a 8 acres in Virginia about a hr from Midlothian/Richmond also.... I had people break in my RV twice I got 3 parcels all side by side.. I only go on my 5 acre parcel for the most part..you can't be in two places at once..if you have kids then they can help occupy the land I don't got kids...I'm not telling you what to do chase your dreams I'm just giving you my experience

@RuggedHaven I think it's important for people to understand that the quicker they get out of debt or don't get in it to begin with the more freedom you feel. But when bare land costs what a starter home cost back in the day, I understand how unreasonable it is to obtain land without a loan. Downside to my approach is it may take many many years to obtain the land then start working it. Time is money and money is time. Good luck with your homestead. Seems like you've got a good plan.
