A quick TV industry tip; put a bit of blue food colour in the _leak_ water next time. It might take several tries to figure out how to get the right balance to prevent nasty stains but will be well worth it onscreen.

I had to spray a waterproof caulk/seal under my sink. It worked and will prevent water damage if I have any type of leak. Now my wife wants me to do it under all my sinks.

What a fantastic product. I've been searching for something like this to also protect the base (kick plate) of my brand new Vanity in my rental unit. That's the first thing that's damaged on these MDF vanities. I kindly ask tenants to please keep the floor dry and not to constantly hit it with their mop but, unfortunately, they don't care. I'm also going to put a thick bead of caulk around the entire base of the kick plate. That's the best I can do.

I used a scrap piece of linoleum. Curved up the sides about 2 inches. Used wood inside corner molding to support the linoleum. Used FRP edge strip to secure the linoleum around the sides.

Ive done this many times but on some jobs you dont have the piece extra or on hand. This makes a great alternative. Especially for the "cheaper neighborhoods". Vinyl and trim looks 100% better though.

If pipes come up from the bottom instead of through the wall, you can build up caulk around the pipes just like in this video. And caulk the seams where you have to make slices to slide the sheet around the pipes.

They now sell (Amazon, of course) under sink mats with and without a lip that are really nice. I will do the flex seal and because I don't know how well it will take the weight of my R.O. system and cleaning supplies I'll put the silicone mat on the protected wood. Hope it doesn't stick and pull up the Flex Seal when I remove it to clean it.

Never thought to try this! I think I like the idea of this IN COMBINATION with the peel-and-stick tiles. The Flex Seal basically forms the waterproof membrane, and the tiles form an additional water resistant (but not fully watertight) protective barrier for the membrane. Kind of like the foam and/or sheeting that protect a waterproofed foundation from the dirt and gravel before backfilling.

I'm with you Marc. The FlexSeal might get scratched up, compromising the seal. No normal wear and tear will penetrate a vinyl tile. Putting FlexSeal on the tile is a very good idea. Even if the FlexSeal gets scratched off the top of the vinyl tile, the seams of the vinyl tile are likely to remain sealed with FlexSeal.

Definitely the most important thing is that, if there is a leak, you will be able to see it. Once you have leak, time is not your friend. I would continue the Flex Seal up the sides a few more inches to prevent damage from splatter.

I think it’s well worth the time and money on the flexseal, and a bathroom sink area. Versus the cost if there is a leak, the damage could be in the hundreds of dollars. The only thing we don’t know is longevity, how long it will last. Good job.

I flexsealed the hull of a 12ft aluminum jon boat 6 years ago and have used it regularly throughout each season with no leaks. It also sits outside uncovered in coastal SC year round. Whether its a p-trap leak or exposure to torrential Summer downpours and yo-yo weather changes in SC flexseal can handle it.

If your sink is level, I would put 3 nickels on each vinyl tile on the back wall to make the water go towards the front. Then spray over tiles to seal.

If one had some water damage, pits and voids on the bottom, it can be filled with Bondo first then sand and flex seal over that.

I left a comment about flex seal on the other video. I had to replace the whole "floor" of the base so after I cut the plywood base I primed it and then used a whole can of Flex Seal on it! I wasn't looking for it to hold water I just wanted some protection and it makes cleanup of leaks a lot easier. Mine was way complicated because of pipes and stuff, but if I do another flat one I think I'll do both Flex Seal and tile! God vids Bro, ty

I just have water leak alarms all over the place as well as a Moen Flo on the main. I've had a few water related insurance claims in multiple homes. Also had a few close calls that would have turned into insurance claims. My rule is now inspect everything that last guy did when I move into a home, and always always educate yourself on the correct way to do things.

I had a toilet tank crack which left it unusable due to leakage. Used Flex Seal and coated the interior of the toilet according to instructions on the can. Reassembled the toilet. ZERO leaks and continued to do the job for several years until we finally remodeled and replaced the toilet. Amazing stuff!

This is really great to reduce damage to the cabinet in a minor leak (dripping slow for a while), as long as you caulk the front so the water stays on the flooring (hopefully not a wood floor!), but you really need to install a leak monitoring system that can (minimum) emit a loud alarm sound and maybe send an alert out over WiFi, or even trigger a cut-off valve on your main water line, to cover a serious leak where many gallons would get released.

Good idea, I bought a mat for the kitchen that was measured to fit. It has drain that sticks up about 1/2”. I paid about $20.00 for it. But I will keep it mind for my next bathroom project. Enjoyed your clip, keep doing what you’re doing! Helps to get another perspective!

This looks like a good idea. Much better than just painting. The peel and stick tile is also good on cabinet liners. Easy to clean and much better than that paper stuff that insects live under. I know people who lined all their cabinet bottoms with it. Low cost low maintenance.

Seems like a great idea. I put some 1/4" PVC sheeting on the bottom of my sink cabinet after it already had some damage from water leaks and spillage over the years. Wish I had thought of this as an alternative.

You could alternately put the flooring on top of the flex seal. Extra resistance and better looks, if the installer is careful not to mar or scratch the coating when installing the floor. Be it the "peel and stick" tile or otherwise.

I have battery operated water detectors on the under my sinks, behind the refrigerator and under the water heater. So far they saved me from refrigerator water line leak and a water heater leak. The only thing is you have to remember to change the batteries.

I bought some simple ones from Amazon. Put it under my kitchen sink. Forgot about it. Batteries got low and started beeping, but for about a week, I could NOT tell what it was! I actually got so fed up that I googled "what's beeping in my house" just to get ideas of other things to check. I realized my mistake and found the noisy culprit, but yeah, water alarms are good. I like this idea though too. Even just a bit of water can damage, so I say do all of these things! Lol

I used peel and stick tiles in a laundry room.. I had a small leak of about a half a gallon of water (tear in front loader membrane) and many of the tiles just floated away. The adhesive quality on the back must vary, but I prefer something made for waterproofing like this is.

Useful period. For contractors and such. Doing multiple apartment buildings or dorm rooms at colleges ect. That wont see traffic for a while after install anyway. It would make a great cheap investment. Have to keep this is mind.

Interesting, but how well will it stand up to a few months of wear-and-tear? Most people use that space for storing stuff like cleaning supplies. Won't it tear after a while of carelessly taking stuff out and putting it back in?

Mark Berman just mentioned combining the Flex Seal membrane with the peal and stick tiles we install a few videos back. I think that would be a great combination. The tiles would hold up much better to the wear from things be taken in and out of the cabinet.

Waterproofing this way not only prevents water leak damage. There are plenty of situations where the actual cabinet contents can leak onto the base causing carnage, especially if the cabinet is fiberboard construction. Flex Seal is great for this.

@@brada1803 - Amazon shows some similar products and some were less expensive. But even if you buy the more expensive models, they cost less than a replacement vanity, and on top of that when replacing a vanity there will be a cost for labor (or extra effort on your part if DIY).

This seems like a solid venture with potential for decent long term results. I wonder, though, if it would begin to peel up over time with scratches from under sink products. Is peel and stick linoleum sheets a thing? I'd try something like that if it's cost effective (a sheet cut to size to avoid separation gaps).

That is my fear of “silent” leaks and don’t know u til lots of damage has taken place. I am waiting for my 2 story home to be built hopefully by end of this year or Jan/Feb. leaks from 2nd story… from tile work, tub, sink, etc from in the bathroom. Hire a professional waterproofer to seal the subfloors of the bathroom. After sheetrock and plumbing rough in. But before install of cabinets, tile etc. I did this in my parents bathrooms. It paid for itself after 10 years and a leaky door on the shower surround. The people who replaced the shower surround had expected to do a bigger job. The subfloor was not damaged. Unfortunately I can not recommend products to use. I was taught using a system that is no longer in production and I had to improvise with other lastomeric based products from separate manufacturers with no material warranty.

If your fixtures or drain is leaking, or the vanity top isn't properly sealed, you've got bigger problems than the vanity base. Even a swimming pool over flows if overfilled.

I will need to do this on 2nd floor. Will it work on drywall too? Doing this on existing cabinet base with no incline on angle for water to flow to the front might be challenging. Good product to try for sure to prevent damage that will be in thousands or more. I also need to vacuum & clean under cabinet base due to some possible moisture and mold. Can I simply remove the toe kick and vacuum inside underneath.

Has anyone used Red Guard for this app? I have used it outdoors on exposed wood and then painted it. If you don't require a smooth finish it seems to work well at water proofing and preventing dry rot.

Just use an electronic water alarm ..$15 max but WELL WORTH it!

Good idea thanks, I'm going to flex seal my kitchen sink cabinet and get rid of the bulky safety water leak tub to make more room underneath sink.👍 P.s. I'll give an update in future.

Why not line a thick bead of caulk across the cabinet base front to capture any leak so it does not flow to the floor and to floors below?

You want the water to flow out the front so you notice it sooner. If the water just pools inside the cabinet with a small slow leak it will take you or your renters more time to notice it and possibly doing much more water damage. Oozing out the front you can notice and fix it quick. That's the theory at least.

How durable is the Flex Seal on the floor of the cabinet? I wonder if with the often movement and sliding items in and out of the cabinet that if over time the Flex Seal might wear off? Obviously in the corners it should do fine.
