Im starting my AirBnB , after finding out my other half has months to live and my diabled boys with be left without a father, we realized this would be the most important move we could ever make. Its terrifying. So far, we are doing ok but I have 30,000 in new debt but we are clearing about 500, and thats our dilemma. Hopefully it will get better. Best to you!

I tried to Airbnb my Galveston second home for a year in 2021. I did not have a mortgage on the $470,000 property. Had an excellent property manager who took care of everything. After all expenses which included replacement of a tankless water heater I cleared less than $5,000 for the year. Wasn’t what I expected. Subsequently sold the home for around $500,000. Agree that there is a lot of pie in the sky on KZbin. Additionally I have interviewed several short term rental managers around Texas. Seems my experience is typical. Good luck.

That wouldn't have paid a third of the taxes on your home in my area. You're probably better off that you sold it. You don't have to worry about tenants destroying your home and all the bs that goes along with renting

Live with no regrets - the first 6 months of any new venture are hard. We got hit with so many bills the first 6 months with a property we rent out, and then it evens out. Your trying something exciting and unique, and you're learning from it. In that respect, its earning you something in experience.

I’ve lived in my camper for 6 years. A house is my next goal. I am CONVINCED a house will feel easy next to a camper. The learning curve is special (lol) and help is not always easily or cheaply acquired. Good for you for taking the learning curve like a champ. Also, reach out online. People will give you advise! Or your local Rv store.

We just got off the road from 3 years living in a van.. I can assure you you are 100% correct! It's funny how you just don't even think about how much time it takes you between planning meals cooking meals cleaning up which is much more complicated on the road than it is in the house.. no emptying tanks and filling propane.. definitely nice. Starting to miss being on the road though, at least aspects of it :-)

when i hosted airbnb, I had a welcome sheet that talked about the rules, and also i would draw the weather forecast for their stay. Part of it I would clearly write: if for any reason you would not give your stay a 5 star review, please contact me immediately and I will remedy the problem. The place was rustic and reflected in the price (same as yours) so I was very clear about the state of the in law apartment. Clean, immaculately so, but with worn floors over 100 years old. anyway - i live in a tourist town and did the cleaning myself so we made profits right away - it actually felt insane. good luck. the ag wagon is v cute!

I commend you for stepping out of the box and doing something fun and adventurous! Good for you! I wish I had been as smart as you during my younger years. It took one medical disaster to wipe out everything I had put back. Though I had worked all my life, 2 back to back medical traumas and a year and a half battle with social security (involving a lawyer) ended with social security disability. Oh but wait - then I have been screwed by social security more than once. Omg 😱. Seems like this total of 4 years of unexpected medical emergencies while waiting for medical insurance from work have destroyed my financial life. Being dependent on a government agency is not where anyone wants to be. Be smart young adults!

I have had my own small businesses, and done bookkeeping for other small business owners. With my experience, you are actually doing quite well for only been doing this for 6 months. Many don't turn a profit any month for the first year...at least. In your case, the more that can go wrong mechanically now, and you replace, you'll be better off in the long term. That's just my 2 cents...thanks for the transparency. Just keep your eye out for ways to lower your operating costs, if you can. I think you're in good shape. Well done.

This has been the most transparent Airbnb video I have seen on YT, compiled with the fact that you've been documenting much of these issues in past videos for more detail. I think you are right to be hopeful for a profitable future for this business. My math may be wrong but you would have been close to breaking even minus the setbacks you had earlier in the year with the lock and waste issue, and that's without as many good reviews you have now (and having not arrived at football season yet)! Please keep documenting this journey. It's very entertaining and no doubt enlightening for others in your industry!

We are working on an AirBNB on our property and we keep running into issues with the costs mounting. It will be a place for friends and family as well as hopefully generate some side income. I’ve been watching all those KZbinrs talk about how much they make while our costs continue to climb and I do feel a little frustrated. Nice to know I’m not alone in this being some easy side hustle money. Really hoping once it is done we will be set and not have additional losses. 😩 Thanks for the honest review!!

it is never easy but once it is all set up then it will be a stream of income. I am planning to do this myself, and starting with a condo rental that I have put quite a bit of money into. Remember that many of your start-up expenditures are part of the building cost and are an asset on your balance sheet. They are then expensed over time.

I live in a vardo/gypsy wagon that I had built for me. It had several leaks and other issues the first 2 weeks I had it...even though it was brand new. I had to hire a handyman to help with everything for 2 weeks. I had been living in someone else's vardo prior to getting mine that didn't have water/bathroom and used the shower house in the park. So when mine came, it had water, bathroom, sink, etc. Dealing with so many problems on a new build emotionally and financially drained me....and it was off season in my park, so not many people/resources around to help me. Tiny/rv living is a learning curve. Even though I'd been in a smaller vardo, the new one had alot of things about it I didn't understand. I have to have a dehumidifier on. I have a mini split, so that took some understanding. Always have to leave a window cracked for condensation. If you spent say 2 weeks living in your RV full time, your learning curve would speed up. And if you filmed your rv living adventure for 2 weeks and then uploaded it here, you'd get more bookings likely. Use the KZbin audience you've built to build your airbnb rentals. Everyone follows you because they want to see what happens next. Like the Truman show.....how's it going to end? What's she doing now?

@@BudgetGirl I'm wondering if you can get a plot of land near the where the football games will be but just a little bit farther away than the other air bnbs that is kind of Private like behind trees, etc and say "it's a private place to have a social gathering after the game", put a fire bowl and some chairs, etc in the yard so they can have a BBQ party or a good time together. Then the profit will gradually pay off the cost of the land. People will return again and again each year because it will be their "secret private party spot" during football season? Just a theory.

Then maybe eventually you can put 3 or 4 trailers on that plot? Ha ha the plan is getting bigger LOL :). Oh - and THEN, since the lot will be payed for by the trailers, you can then build a house with the profit from the trailers.....the trailers can be a way to pay for the construction of the house. It gets bigger and bigger LOL : D

You are a real one for sharing the reality. As you said, very few channels/platforms are discussing the potential losses. Also, as I was watching this I was thinking- well, she's earning equity in her home plus living for free/very cheap with house hacking, so you know what, divide that 1,200 over 12 months and consider it a (still very cheap) rental cost. You are still coming out on top. Plus you have the experience, the resource, and it's given you lots of KZbin content. I've loved following along and wish you all the best. Thank you for sharing a realistic picture of 6 months on AirBnB. It was very honest and brave of you to do that when most try to hide their real numbers. I purchased a fourplex in 2020 and the renovations took 1.5 years. I turned one of the apartments in the fourplelx into a Furnished Rental for AirBnB, VRBO and FurnishedFinder doing mid term (30 day or more) stays. Its profitable but those expenses can creep up. I'm just starting to share my journey on my channel now.

There are some RV youtubers with great tips on maintenance. KYD says not to keep the black tank plugged in at the RV campsite. Empty at the start of the stay and empty at the end. which you found out the hardway.

You go girl! My first guest at my Airbnb had a pipe burst on the solar system and water came thru the ceiling onto the bed. But she still gave us a 5 star. However it’s been 3 months and I am making money and loving it!

Thank you for your honesty. I love videos where people share the truth. We opened our Airbnb Jan of 2020 as the pandemic began. Fortunately it is paid for but as you know there are still expenses like electric, WiFi, cleaning, repairs, supplies and more. The first two years we had family displaced from the pandemic and so we basically covered expenses. We are part time, only rent 10 days a month because we both work and it’s a lot to keep up with. We have a rural farm cabin near Hot Springs National Park.Same price point as you. We invested $55K. The profit after expenses comes to about $400 a month. I look at it as an investment, an asset that gains value and gives us a return.

This is refreshing. You really can keep track of your dollars. I think if you have a business with more revenue you are going to really prosper. I don't think you are doing anything wrong. It sometimes comes down to a wrong business model. Some business models just don't work. I don't know if the expensive Airbnb's are making money, my guess is probably not. I really think you are going to land on a side hustle that is really going to work well. You are one of those people that can't be held back.

This doesn't surprise me, Sarah. You probably remember that I mentioned several of these possible issues and how expensive they would be if they occurred. The biggest issue is that you had never lived in a camper, and relied on people who hadn't, either. I'm sure you feel more "educated " now, and hope you can keep moving forward!!

There are always going to be unknown problems when you first start out on these things. It's a huge learning curve. I think you've done pretty well and you've resolved a lot of issues in that time, which should smooth things over for the future. Good luck with your next 6 months.

Thanks so much for this information!! This has been one of my ideas to ease into the AirBnb space with minimal income/cash flow. I appreciate knowing all that can go wrong with an old camper. Brilliant to rent a spot in an RV park--would have never thought about that. I'm hoping to put one on my mom's rural property, so we'll have to dig septic, run electric, build a deck, etc. But, your information was really helpful. Best of luck!

Nice video. You made a lot of normal mistakes that camper people make. Campers can be costly to keep up and the age of your camper didn't help. You might want to keep your eyes out for something newer. Costs are really coming down. Nice job with the refurb. I look forward to hearing about the second 6 months.

When I book an Air BnB, I only book Super Hosts and am never disappointed. Super Hosts offer absolutely everything I could need, including toiletries, kitchen items, sheets, entertainment and baby and kid items. Also, they offer outdoor amenities of some sort. It is always worth the slight upcharge for my family and we always leave glowing reviews and 5 stars.
