This is one of your best, very light and cheerful. Plenty of room to move around, with furniture or without. The bedrooms are separate from the living areas and quite private. With that sunroom/dining room, I think a strong AC unit will be necessary.

Lovely, farm house cottage style home, excellent use of the space, I love the open stairway and lounge area, big bedrooms with good separation. Proving that smaller is better and super cozy.

This is delightful! Either of the 2 smaller bedrooms could be a home office or craft room instead, and the reading nook is a lovely extra bonus. Beautiful and functional. ❤

Nice floor design. Near perfection for my needs. Thanks for posting the purchase info. Is that for the full construction plan or just floor plan? Love the spaciousness of the upstairs bedrooms! Downstairs not as large feeling but will suffice. The only changes I would make are the full size windows in the bathrooms. No matter if you have blinds or not, in a brightly lit bathroom which I prefer, you can still make out bodies exteriorly.

In many ways I like this plan. After removing the fireplace I'd build a piece of wall to separate the entry from the living room. I'd install upper cabinets in the kitchen, though I presume there is a pantry behind the refrigerator. I'd also replace the pretty, freestanding tub with a more practical built-in one. The bathroom setup will work nicely for some, but there is no true master with ensuite. If the owners were just a single or couple, the entire upstairs could be furnished as a master suite.

These are *small* homes... *everything* is smaller... & they usually have to open into the living room. Secondly, if this homeowner wants more storage space, they can by a garage/shed. Thirdly, it is wise to have a bedroom on the first floor. Someone who has aged in the home, has an accident, or a guest may not be able to make it upstairs. It also is a great optional space for an office, walk-in pantry, or laundry room. 👍

Near perfect layout downstairs. Couple things: The porch still needs to be wrap around with french doors that open and the whole thing should be screened in. the coat closet area needs to have doors, otherwise on a day to day it looks super messy. The washer dryer should be side by side and large with a deep sink and hanging drying racks about with storage. The bathroom should be smaller with a shower since this is more of a guest/powder room suite area. Make it a big studio office space with a murphy bed would be ideal. The pantry under the stairs is awesome and so is the double door recesed fridge & gas stove/oven. The backdoor closet with the door is perfect. Upstairs: LOVE the library/reading landing idea. It's perfect. The bathroom should be bigger with a double vanity and a bath tub with separate larger size shower stall. One of the bedrooms can be made into an attached walk-in dressing room. The remaining space should have a small home office. Basically the upsatir should be a master suite that has designated spaces. The home office part, although small should have french door option to close it off. Don't forget the 1.5 garage with a little loft storage space above. Lots of views, windows and light. Over all this is my favorite by far!

I may agree w/ some of your ideas BUT you've just suggested SO many changes that it would be a VERY different house.

@@perspectiveiseverything1694no it wouldn’t. Same exact house with floor plan changes on the build. You wouldn’t change anything to the outer structure that wasn’t cosmetic if or the foundational plumbing/electrical the only real add on would be the garage and the porch. Move the tub upstairs. Rearrange the wall configuration and buy 2 more sinks. If you’re building it get it how you want it. People gut old houses all time and keep the structure.

First, the good. Love the living and dining rooms. The downstairs bedroom is really nice as is the laundry and bath. Now for the bad. The entrance is rotten. Right into the living room and directly in front of the fireplace. The kitchen is devoid of adequate storage. ⅔ of my batterie de cuisine would have to find somewhere else to live, and I'm in a 2 bedroom basement apartment. I'm trying to figure out what is wrong with a full second floor, rather than cramming space into the eaves. Full height walls would likely cost no more in the end because of simpler framing and drywall and yield considerably more useable space. It would also make efficient insulation much easier and cost effective. Ideally the upstairs would be the size of the main floor, allowing all 3 bedrooms to be upstairs, meaning the main floor would have room for a proper entry and a much more efficient kitchen. It would also have simplified both the main floor wall framing, not to mention foundation footings to deal with point loads, but also simplified the roof, offsetting the minimal extra cost of the increased floor space.

It's a smaller home than what you'd like, but as it is, perfect for me. I refuse to have a home without a main floor bedroom. People get sick or injured, or want a place for a limited mobility or elderly visiting family member to sleep.
