For sure - that is common, you just have to weigh the long-term cost of those assets growing much more and keep on top of ever-changing laws around new and old structures. It does help to be well-versed in the options though so you can at least request or structure in collateral, require gross revenue royalties, preferred returns, and plan out scenarios or gain control or put in place negative controls, etc. while negotiating deals or designing your own class of sharing in an LLC etc. so you can protect yourself and your downside while taking advantage of opportunities.

Yes, we are familiar, we know a few groups who specialize in the area, some clients have used them but not many for how helpful they seem to potentially be. I'm not a tax/legal expert though on if they are super low risk or low risk or how to judge who does them and the risk of them doing it for you as an investor.
