one thing I'd note is that irl there is, in most cases, actually a surplus of housing - the problem is it isn't available due to the market practices of landlords(scalpers) which honestly just makes the ffxiv housing market look even more dire in terms of lack of supply sksksks just different root causes

On NA servers, personals own 70% of the housing based on lodestone data. There's not a surplus of houses. 30% of the houses are owned by FCs. less than %1 is owned by micro fcs(3 characters or less) The average NA server currently has ~20k active characters. There are 5760 houses for those 20k characters.

@@mirtha1908 I think I might have misunderstood something. There's not a significant number of people scalping for houses when looking at Lodestone data. 30% FC houses includes legit FCs. The 70% personals are a larger problem since for a personal house, only 4 people can use a personal house(owner + 3 tenants). Whereas from the FC perspective, a legit FC can house 512 members max. Housing started off as FC only and astronomically expensive. Opening the same pool of houses to personals while lowering the placard cost was a mistake with something in limited supply.

Note on the invisible timer: It was implemented to prevent RMT and price gouging. Before the timer, the land and plot was immediately available for purchase after demolition. That means somebody could go around a single ward and buy up all the plots, then make others pay upwards of 50 mil gil just to release the land.

The next expansion fortunately looks like it'll alleviate this by giving everyone an instanced private island (or something?) Shoutouts to how most of the gardening system is locked behind owning ground. Part of what I love about the game is how over time, all these old pre-reset technical contrivances have been getting resolved, and I'm confident housing is no different.

They've already stated that it's not a replacement for housing, and that's not its intention. Odds are that you won't be able to decorate and customize your farm.

@@localantag Where was it stated?? I read his last interview about Island Sanctuary, and Yoshi P even said "I won't say it wont overlap with housing content ", which means that there will be similarities there like gardening and decorating .

Now that we have Island Sanctuary a year later yeahh it's definitely not a replacement, a fun side thing to do but you can't really decorate your house much. Bit of a shame, would be nice if it at least had an equivalent of apartments in there.

4:00 The timer is actually totally randomized and has no upper limit. The plot has a certain percentage of going "live" every time the timer ticks down (we don't exactly know if this is seconds, server ticks or a different arbitrary amount of time) but there is no pity mechanic. That means theoretically it could take 100 hours till a plot becomes available. That is of course very unlikely, but there have been reports of plots taking more than 40 hours to go "live". Due to the specific (unknown) random chance though, 8 to 20 hours has been reported as the most common time it takes.

The upper limit is 24hr based on the years of data from Sadu's the house alerts discord. Sadu's tracks open plots from community contributed sweeps of the wards. These sweeps are done almost hourly on servers like Balmung/Mateus. Someone might have relocated into the open plot and out, causing the hidden timer to reset.

SE will actually introduce a new mechanic additionally to the clicking madness in Endwalker. New districts will be lottery based. So plots will go to a random player among all the players who entered the lottery.

That's not the only factor. where are the homeless people in respect to the houses? A shit tone of houses in Maine dose nothing for a homeless guy in Texas. Even then those houses might not be up to code, and thus might not be safe to let anyone live in. To say nothing of the economic validity of an area for a given individual. A would be fashion designers probably not gonna have a good time living in a coal mining town in BFE that doesn't know a blouse from a doublet.

That makes me even more baffled how I got my house in the goblet. I literally just strolled up to it and bought it for 3.2 mil. For some reason nobody wanted it even though it's a rank 1 plot (plot 18) and next to the marketboard.

​@@KaliTakumi Yeah, generally people dislike the Goblet, me included, though that's how I ended up getting my first land. Everywhere else had high competition, so I found a plot in the Goblet that nobody wanted, spam clicked it until I got it, without worries of competition, then transferred to a different plot in the Shroud in front of some dude that was presumably clicking there for many hours, and to put it lightly, got reasonably upset when I apologetically took it. Which yeah, the video seemed to miss the one cruel and crucial part where people who already own land can easily transfer with 2 or 3 clicks. You could be spam clicking the same plot for 7 hours, and someone that already has a house can come in and take it at any time. From there, you'd have to go to whatever plot opened up from them moving and restart the whole process. Those 7 hours you spent wearing down the timer? All gone, down the drain. Gotta do it all over again. You don't get to say "I already spent 7 hours, so it's only a matter of time.", it starts all over again. I guess during those 7 hours of clicking, you just gotta hope and pray that nobody does exactly that. Still felt bad for taking the nice plot from that guy, but sometimes you gotta do what you gotta do. And sometimes what you gotta do ain't pretty :(

Not all plots are going to be lottery. SE has stated the following on the official forums: Free for all wards Lottery wards FC only wards Personal only wards Adjustments to the relocation system. It's currently unclear whether FC/personal only wards will be lottery as well or what the exact changes to the relocation system are.

Luckily, though this isn’t going to be a long term fix, they’re adding the firmament housing district and a certain amount of wards in the existing house area! On top of that they’re going to split fc/personal wards apart, though we don’t know if this will affect existing wards. Finally they’re adding a lotto system so I presume you just click to add your name and you’ll get notified if you won the house. These were confirmed by the dev team, but we do not know the details yet, I’m guessing we’re going to get more info in a live letter ramping up to endwalker.

A small update: This system has finally been abolished 🎉 Last spring, FFXIV switched from this to a lottery system. When a plot becomes available, you go to the placard (which is open for several days) and are assigned a number. After this signup period, one random number gets drawn and declared the winner, and that person has a few days to claim the house. That, combined with the fact that they added another 6 wards with 60 plots each to every housing district recently, has helped a lot!! Now, it's not uncommon to find smaller plots in less popular areas open for a while before they get snatched up.

This is why they really should consider moving to a system like what ESO has- each player's general world experience is kept isolated to the player save for world events like World Bosses, Dungeons, and doing things in a group. A thousand people could own the same house in a Zone and yet each instance is unique to each player overall unless invited to their version of that home. For example, I own Autumns-Gate in The Rift, with some vampire decorations just because of the Witch Festival. However, other players ALSO own that plot for their account and likely have different decor! FF14 could try this out going forward. Either that, or actually make more spots for homes.

Sugestion, keep these already existing houses and make them " to notch" houses and add LOTS of only fast travel districts to house same lots, but without rendering maps. This will make houses on actual placee of the map very even more atractives, but will also create suburbs that make having a house viable ( jus in some of map street of other houses that isn't connected phisicaly to the map, making the situations of rendering districts a lot less frequent)

Certainly the game is to blame for the housing issues, but i'm not sure it's fair to blame Square Enix for the back or carpal tunnel cases. Ultimately, a house isn't required to play the game, and playing the game isn't required to live. It would be rather like blaming Netflix for your eyestrain; Ultimately it's up to the human being behind the keyboard to prioritize their own health.

Where a house isn't NECESSARY to play the game, the fact that Hybrid Gardening as a mechanic is locked behind owning property is where I draw issue. I don't want a house. I don't want to decorate it or build stuff or decide how it looks or where furniture goes. I *DO* want to garden. I want to garden for Thavnarian onions and Veggie minions and grow hybrid plants! But I am not allowed to do that or engage in that mechanic because I don't own a house. "You can buy them on the market place if you want them?" I wanted to engage in a mechanic and grow them myself D: "What about asking a friend to use their plot?" My friends don't HAVE houses either and they actually WANT houses. And I don't want to make fake friends to use their land. D: "Why not join a guild with an FC house?" I don't want to hop guild to guild looking for one that will let this newbie to their FC use their garden, and when my sister was guild hopping and on the side inquiring about garden use the answer was always that the gardens are being used for something else entirely. D: Quite literally I would have almost no complaints if Square would just give me a 4x4 single pot for my apartment I could do small scale Hybrid gardening in. Or anyone with an apartment has access to an instanced "Apartment garden" where each suite gets a small plot only they can interact with. Houses are not necessary to play but to lock a game mechanic is irksome. It would be like saying only 100 people can enter the Gold Saucer per day "because reasons." You don't NEED to go play at FF Chuck E. Cheese's but then you miss out on all the fun mini games and prizes D:

Don’t get a house. You’ll only get your heartbroken if rl rips you away for 80 days or longer… it is not worth it. It’s a shackle to keep you subbed to the game even when it is best for you your emotional and financial health to step away. It makes a return to the game after a long hiatus a painful one…all of your seasonal and even mogstation purchased furnishings…gone. Truly… There really needs to be more videos about the dangers and the criticisms of this broken system that should’ve never been implemented before they found a fix to the limitation of even just retrieving your furnishings no matter how long it takes one to return back to the game. Funny thing is, even if you do get a house and make someone else even more miserable then they already are (or if someone havent relocated there, that avoids the entire timer thing lamao), and you did it, and it's there, and you decorated it spending up to three times of what you paid for plot and house, for what? For this wondrous sense of neighbourhoods? wards are empty 75% of the time, unless you drag people through pf advertisements of some sort. People just get a house, maybe fiddle with housing a little bit, and then completely abandon it and it just stands there until they get a demolition email and they log back in to go inside the house once and dont come back for another 30 days.
