2021 rents have completely crashed in New York City and this amazing manhattan apartment is a total deal. In 2019, $2000 rent got you a sandwich, but in 2021 you can get an Incredible apartment in Lower Manhattan New York City! In this video we tour 3 apartments all right around 2000. Will these apartments be amazing? Or amazingly awful? Only you can decide which of these NYC apartments is the real winner, if any 👍 I’m not sure i’d go as far as saying any of these 3 units are luxury nyc apartments but i did see some very nice finishes!

When looking for an apt., I wouldn't even bother to go into the building for first one - not with all that graffiti all over the door. Don't care how "affordable" it is. If the landlord doesn't care about cleaning up the front door, what else does the landlord not care about...

I’d rather have a roll out pantry than a wine fridge. More storage for food/pots n pans. Then I Do cook, I just don’t drink wine all that much

The 1st apartment is good for someone on a tight budget that doesn't want a roommate. The 2nd apartment is also great for one person who can afford to spend a little more than apt 1. The 3rd apartment is Absolutely Divine. It's good for two people, but even better for one person that can afford to live there alone. This isn't the Season for roommates.

Based on the fact that the “living rooms” have no windows, I think unit 2 & 3 are bigger studios that had walls put up, so they can be advertised for higher prices. In-unit W&D is a dream though!😍

I'd choose that one bedroom. A great unit, deli's, $1.25 pizza, Target. I don't think you mentioned the price, but I can only imagine it's about $2K given the title. A nice bedroom facing the street, a good-sized living area, nice updated kitchen, laundry, and a nice bathroom. It's got it all going for it. I just need a good local coffeeshop nearby and I'm in love with it.

If you just walk down the block to 3rd Ave, there's a whole bunch of restaurants, bakeries, and coffee shops. And you can't beat Target is just across the street and Trader Joe's on 31st and 3rd.

@@LibbyRal, buy the whole Starbucks roasted beans, a hand grinder, a french press, reusable cups, filtered water and make your own coffee. Get a hand frother for $5, too. My kid calls this place six bucks...lmbo.

Sometimes it’s good to know the ceiling height. Especially for a small space like that studio. Just to see if a loft bed would work.

That last apartment was either a large studio or 1 bedroom that has been "flexed". The rooms a very small for $1,200.

Apt 1, yeah, I could make something of that, if you have ''flair'' it has potential. Apt 2, lovely, I like a street view and I like laundry!! Numero 3, no way, dark, and the kitchen is pokey ( in England that means small uncomfortable ) .

The first one as a studio I like as if you wanted you can put a slide curtain covering the kitchen. A murphy bed would be good here. My favorite is the second apartment, the one bedroom. It has the best layout. The kitchen is it of the way. It has a washer drier unit. The only thing I didn't see well was if that was a tub which could fit a tall person that is 6 foot tall. Cash... How much was the second apartment I don't think you said the price. The coffee warfare....😂 you killing me man. I notice you change your made for the clips of the introduction to the apartments. Also, the outside door and it transitions to the apartment. Same thing in the windows. Pretty cool I enjoyed it.

I like the 2nd and 3rd apartments here on your tour.. The washers and dryers in both of these wins my heart. The wine frigs are very needed for me. Yes, I do drink.. The medicine cabinets are a must have for both. Hahah.. Yes, I like buying all the necessary Walgreens or CVS medicines and cough drops I need in life!! The cafes, grocery stores and coffee shops in these two neighborhoods are really nice. I laughed when you made the comment about the Starbucks and Duncan Donuts stores. Hahahaha, well, yes, I carry a reload gift card for the of both. I do!!!! Hahahahah... And you were right about the two bedroom. I would make the second bedroom an office/bedroom. That would have a loveseat pullout bed or a nice size futon. Finally, both apartments would be for me, one person! Thanks.

That place could easily go for 2k, maybe even 2.2k, pre-COVID... Union Square is one of the most convenient, central subway hubs in the city, not to mention access to all the shops people specifically travel to there for, and you have all of the East Village's bars and restaurants on your doorstep. Not that useful right now, but I'd hardly call it overpriced at 1.7k even if it isn't exactly glamorous...

I'd pick that 1 bedroom by far. Apt. #1 is just okay. Apt #3 has no natural light if the bedroom doors are closed. Depressing. Btw, Cash. I'm with you on hating Starbucks burnt coffee but they make a really decent black iced tea, unsweetened. It's my go to because it's only $2 and my husband has to get his espresso fix. They can keep their floofy, overpriced calorie bombs.

The one bedroom yes! I love the laundry and the kitchen is great. That apartment gets a lot of natural light. You're kidding on the first one. That bathroom would give me nightmares! Not into total black! Thanks again Cash! Glad they all have your beloved medicine cabinets.!!!!!!!!!!!!!!!!

I lived in the building of the second apartment for a year in 2016 until I moved to midtown later. Man nostalgia kicking in. Basically all the places you showed was still around back then, but sad to see Coffee Bean go. The Fairway is the go-to place for groceries, although Trader Joe's isn't that far away on 32nd and 3rd Ave. The AMC was convenient if you've got a date (though ironically I went to other locations more). One block up on 3rd Ave there's tons of great restaurants and bars, and one more on Lexington you're in the middle of Little India, amazing if you love Indian food. Koreatown and St. Marks takes around 20 minutes (NY pace) if you don't mind the walk. The M15 going downtown also stops literally right in front of your doorstep. If I ever go back to the city any time soon I'd definitely consider the second place again. But then there's still the pandemic...

1st apartment was pretty depressing. The 2nd was really nice -- probably my favorite -- even though it's really a large studio with a pocket door. 3rd could maybe work for one person, but I like the location, which was super convenient to shopping and the movies pre-Covid. I used to live a few blocks North of there.

Out of all 3 places the 2nd apartment is the best for the price. The first place is kind of a dump lol, the second place has everything you’d need. The kitchen was definitely an afterthought in the 3rd place although its new and nice its too crammed together for two people to realistically live there.

The two bedroom is very nice, but a little tight. The studio with the “Mommy Dearest” bathroom isn’t too bad, if it doesn’t give you nightmares. I’d go with the one bedroom...nice size, has everything you could want.

#1 in the time of lockdowns and remote working this would be tough. I'd look to other areas with larger apartments, unless I worked down the street. And why are there wine fridges in all these places? (Said the person with a wine fridge. But i have a whole wet bar, so there has to be a wine fridge. I keep sodas in there.) BTW, my sister-in-law just sold her gorgeous Brooklyn apartment and moved to Staten Island. Dang, never thought that would happen. Lol ..coffee with no soul...🤣🤣🤣 This frugal gal has a Kurig.

The 2 bedroom... you should say it's for two people who want to be as close as possible. LOL! The "coffee industrial complex"! Nailed it again. My bedroom is bigger than the studio apartment. So that last “local” coffeee shop isn’t local. Coffee bean is like Peet’s l, Starbucks etc. coffee bean is more of a west coast California chain and was everywhere when I lived out in Orange County

Mr Cash-----It is noteworthy that probably EVERY apartment tour from you appears to be newly renovated with attractive wooden floors, newer appliances, etc. NICE !! On a different note, Dunkin Donuts has a new fantastic coffee ---Extra Charged with 20 % more Caffeine. Best I ever had.

Starbucks is one of the better corporations, imho. They're responsive and innovative, with skilled and friendly baristas who receive good benefits. They have a soul, Cash! I don't order their "normal" coffee, just their lattes and frappuccinos, maybe with a slice of their superb lemon pound cake. I confess I enjoy the place more when the stores offer comfortable sitting space; alas, with NYC rents being what they are, they seem to be closing stores and downsizing the ones they have. Let's remember that before Starbucks expanded, there was really no such thing as coffee culture. They changed America, and for the better.

The vacancies on some of these dumps should hopefully inspire landlords to do some serious renovation to compete with actual luxury apartment buildings going for the same price area.

My recent search revealed to me that the luxury buildings are higher in price, they know what they have. They are not going to give away luxury apartments, they would rather keep them unoccupied and hope the market recovers. There are certainly deals, but they are not rock bottom prices. Location is not as important as it used to be, so the less desirable apartment owners will have to adjust.

@@user73958 luxury spots are hurting. Signed a place that was 4750 gross but gave 3 mo free on a 12. They won’t reduce the gross given it’s rent stabilized (their strat being make the unit 4750 again once I’m out in a year), but the free months effectively drop the net effective to make it an absolute steal. Across all hoods luxury spots offering at least 2 mo free

@@jzplayinggame The issue with the free months game is they base your income eligibility (40x the rent) on the gross rent, not the net rent. Also, I don't want to have to move every year. I am moving next month, the amount of hours I spent on my condo approval package and running around town to get certified checks, etc. was a lot. At least my agent used DocuSign for me to sign the forms...

Question in the first apartment doesn't the graffiti on the front door deter people from living there? My favorite was the second apt. All the creature comforts for a good price.

#2 definitely! Good space, light and location. The bedroom might be a bit noisy facing 2nd Ave. Overall this would be excellent for 1. #1 is too shabby, although you could set the space up with some division between the kitchen and the living area and make it cute. Was that our favorite green tile in the bathroom - which I actually kinda love - or just creepy black? PRO: location. CON: no laundry, minimal kitchen. #3 is too small for 2 people, so if considered for 1 and then compared to #2, it loses. Even for ~$2000. PRO: nice finishes. CON: unworkable kitchen - and dont try to use the sink at all while loading the dishwasher.

Apartment number three definitely to live... the kitchen is a struggle, lol.. but I can overlook that.. but I'd hang out in the neighborhood of apartment number two! Great job Cash!

Number one is a no for me personally. I could live in the one bedroom and 2 bedroom, but not sure if I would share it. You had me at in unit laundry and modern appliances, and last but not least, big, mirrored medicine cabinets. Thanks for the tour! Now for some coffee...☕

That last one seemed claustrophobic with the narrow kitchen and bathroom... especially for 2 people. I'd take the 2nd one for sure. And regarding Starbucks...some of us go and don't even drink coffee...whaaaat?! I live in Starbucks town, though... right next to the Seattle Roastery.

First apartment is decent. They actually tiled the whole kitchen wall so grease splatter can be easily cleaned. They did a bad caulk job where the counter meets the backsplash though. Second apartment is a hard pass. Bathroom located in the kitchen and pocket doors block the only windows to the outside. I dont know how people can have a living room without a window. Third apartment is ok but that kitchen is too small for 2 people. They have no base cabinets for pots and pans and no counter to space for prepping. I will give them credit due to the kitchen wall cabinets go to the ceiling.

I like the second apartment the most. The layout IMO was the best of the three. I also think the third apartment was initially a 1-bedroom that was converted into two smaller rooms. The rooms are way too small.

STUDIO - located near BAR NONE? or is that BARE none? ;). dreary views, claustrophobic, no laundry, outlet near sink (water source) is dangerous. Appliances should not be that close to electrical outlets. Was that graffiti on the glass door entranceway going down the stairs? That's trashy. Priced too high considering pandemic. ONE BEDROOM- - nearby pizza place with 1.25 pizza looks old and dirty. Brick on apt walls looks like GARDEN STATE BRICKFACE! Concerned about CASH using the word "Ain't" during the showing. Apt uninspiring. BEDROOM #2 - I think the Coffee Industrial Complex has upset me enough today. Stuck with DD and Starbucks? and I don't even drink coffee. Entrance door in bldg looks ilke S^^t. No inspiring and not enough room. If you want a good area where there is lots going on , and if location is where you want to be when things get opened eventually not terrible choices but those rents need to decrease.

1.the bathroom is not that bad. 🚻 I have lived with way worse. 2. The one bedroom, very nice. Laundry, Appliances, and it's very clean. 3. Wow. Dang sharp.. Small bedrooms.. Hi that seems to be a NYC theme.

The area he showed around the first looked basic..like the New York 90's Friends would have lived in. But I liked that one the most. The black marble bathroom looks like mine, and Cash always comments on those ones being dated, but just add some turquoise decor and BOOM! Instant modern!! The colors go great together (white, turquoise, and black). The other two aren't the worst I've seen..I missed the price, but I cant stand these chopped up cookie cutter "rehabs".

In the studio "the one drawback that isn't going to work for everyone is" NO CLOSETS! The B&W bathroom is actually pretty cool and I like where it's located compared to the other 2 places. The studio could work with a sofa bed or murphy bed. The "1 bedroom" is a glorified studio. Nice laundry unit set up, doable for 1 person. The "2 bedroom" is a ridiculous hack job! Tiny kitchen, washer/dryer in a space that doesn't look usable (can you fully open the doors without hitting the opposite wall?), bogus "livingroom" with no windows or space for proper furniture, not suited for roommates unless one's on the day shift and the other works at night. The biggest drawback to all of them is location! But I'm biased; as a native NYer I'd never *choose* to live in Manhattan!

I’m own a duplex and was joking with my tenant about the two bedrooms being 8'9" x 7'8". I joked that it was about the size of the second floor bathroom in both our units. Then I went upstairs. Our second floor bathrooms are actually 9’x8’, so those bedrooms are actually a tad smaller 😮

First one. I already don’t like all the graffiti on the door. That studio is way too small. Bathroom and kitchen 🤮 horrible. Second one. Ugh bathroom right by the kitchen. And the kitchen way too narrow/small. Bathroom design is ok Laundry inside the apartment fabulous. Third one That kitchen is ridiculously small. No space for dining table. No windows in the living room. Bathroom tiny. Only good love the exposed brick and laundry inside the apartment.

8x7 bedrooms with roomate working from home and an afterthought kitchen?!?! Again comparing it to a brand new full service 24 concierge building in downtown Brooklyn (not on flatbush) you can have your own 500 ish sqft studio to yourself for a net rent 100s less! Yes they are apples and oranges however these aren't forever homes. People are looking for value added, not bottom priced compromises. Fleet pl and Myrtle check it out.

The studio...the entrance wasn't good but I strongly disliked the bathroom that much dark title seemed both dirty and depressing. The 1 bed- living across the street from Target I say yes...my wallet would say NO! (everything about the apartment was good). 2-bed that kitchen is tiny, the bathroom was very nice.

Studio is a nice size, but I didn't see a closet, so you'd probably need a wardrobe, which totally eliminates space for a work station. The bathroom is old and dated and a little too dark for me. I could only live there if that's all that was available and only until I found a bigger place with a closet. I like the one bedroom. Living room is big enough with space for a small dining table (or kitchen cart with stools 😉) The bedroom is large enough for a small work space, which leaves the living room for entertaining! 2 bedroom is almost perfect! One room for sleeping and one for office space, or better yet, one room for sleeping and work area and the other for dining room! Or, One bedroom and one dining room with work area on dining table until company comes! Too many options, my head will explode! 😂 if the temp in those wine fridges drop to 40-45, I'd fill them with bottled water. And laundry?! Always A++ Really enjoyed these 3 today!

Wife and her family are from the Bronx. We live in Georgia and love the bang for the buck. When in laws visit they say we live in a "mansion". well this " mansion " cost $72k. I can't imagine trying to have a family without a washing machine, dryer, dishwasher, garage etc. Wife never wants to go back to NYC.

Let me tell you something from an actual New Yorker perspective. Location has absolutely nothing to do with whether you should take the apartment or not. Specially during a time where most jobs will become remote. Secondly, you dont sleep or take a bath at the "cool" bars and restaurants near your apartment. Take that into perspective. Stop falling for these high priced, mediocre apartments because is in a "hip & cool" location. Is NYC, there is transportation EVEYWHERE. Unless you live in the middle of nowhere Brooklyn and Queens, you pretty much can get around the city with no problem. Now should your location have a grocery and pharmacy store, yes, should it have a laundromat yes, should it have at least takeout spots to get food, yes, but all that bull shit about restaurants and bars. Its rediculous. Considering that in NYC all you see is bars and restaurants. Think about your space and the transportation first, last and definitely least should be the bars and restaurants, you dont sleep there, your dont shit there... those things shouldn't be important.
