If a seller does not want to deal with an investor because they don't want to be low-balled they can always do on- market and work with an real estate agent and deal with paying them and paying all the cost of upgrading the home. Their choice it's all good either way!

Do you mention the damages and things to the asignee or is that the reason you multiply by 70% automatically ? Meaning does the 70% already account for damages or do buyers know what theyre getting ?

The 70% is the amount needed for profit. So say if a house is listed on the MLS to sell at $200,000, but comparables in the video show that fixing up a house of similar status can sell for $300,000. The $300k is the ARV, so you do: $300,000 x .70 = $210,000 You take the $210,000 and subtract rehab costs (he has videos on how to calculate rehab so just look it up) so say if rehab is light work, great for you! Let’s subtract $20k so $210k - $20k = $190,000 The $190,000 is the MAO (maximum allowable offer) so THIS is what you offer to buyers, so what do you do? Take into consideration your wholesaler fee (let’s say $10k) So $190k-$10k = $180,000 This means the most you can offer is $180,000 to the seller, and to assign this to a buyer you’ll need to assign it for $190,000 in order to profit $10,000. This is how the 70% rule works. Investors use it to hopefully make profit

Hey jerry I am trying to wholesale and I had some tough listing agent who was helping me fill out a offer, I told her it was all cash offer and she was telling me if I have the money in the bank and if I did to see my bank statement and then I started to say no I don’t have the money i told her I get the money from my partners that I work with partners and she got all mad she said it’s not an all cash offer then if I don’t have the money and started to school me saying what kind of loan is it how much down am I paying like daum girl I didn’t even know what to say lol im guessing bc she was a broker what would I do in that situation I have proof of funds document in that case what would I do just send her the proof of funds bc she said it was to be in your account ? or I can’t deal with agents like that

In my state, it’s illegal to advertise a wholesale property unless you already have a contract signed. Shopping a property you don’t actually have yet it’s not a good idea, in my opinion. All sorts of things could go wrong.
