Mobile home parks have a limit to how much they can raise the rent each year. And the past several years they have been doing exactly that. It's around 7.5 percent each year. If they can get you off the lot, they can raise the rent for that lot whatever they want. That's why, after a hurricane, they try to destroy and/or remove as many homes as they can. Those lots avoid the rent increase laws.

The same thing is happening to those in apartments. First-floor residents are being kicked out so apartment owners can upgrade and charge more. My apartment manager was screaming at people and threatening them to get their stuff and leave immediately after sending an email that residents could live for free for the month. Horrendous.

@@vcbrittney4072 Yeah its common down here that most older parks the owners only own the trailers which are usually cheaper and pay lot rent which used to be cheap but aren't as much anymore. almost all of the trailers are not really mobile and can't be moved without huge expense if at all. In other parks where people own both the mobile home and the land they have more rights but the problem with most of them is the insurance maximum is around 50k but nicer mobile homes with lots can cost 150k or more to buy. Basically its a huge mess because of rising rents and insurance coupled with a lot more storms

The owners of the land provide a spot to locate a mobile home. They provide the infrastructure for electricity and sewage as well as storm drains. If it is a slum it’s because the people make it that way. Unfortunately if there are 100 mobile homes in one of these mobile home parks and you have 10 slumlords that own trailers and rent them or people who don’t take care of property, it gets a bad reputation. Don’t live there that that’s my advice.

This is happening to the mobile home park I currently live in. They keep raising the lot rent every year. Once someone can afford the home the management company buys it bulldozers it and puts in a new mobile home that they can sell for a high price. Hurricane Milton is just making it easier for them. Many of the homes in my neighborhood have been destroyed and these people have to leave now including my family

And with the influx of new residents comes the need for more human infrastructure to run the place (educators, first responders, linemen, builders, contractors, government administrators, etc). They require a fair wage in order to live within a reasonable proximity to work. It's all interconnected. No one told the residents in the trailer parks that they had to live in a flood and hurricane zone. They chose to live there in spite of the countless warnings. They knew this devastation was a distinct possibility, and yet they did it anyway because it's a cheap alternative to a long-term vacation. It's like staying at the Belagio in Vegas, having the time of your life while partying and gambling, and then suddenly losing your hand at the blackjack table. Do you really expect to walk out without settling your hotel bill simply because you gambled and lost? It's ludicrous to move to a place you know comes with risks, and then becoming upset when you actually have to pay after those risks are realized. It's easy to blame the landlord when you don't want to accept accountability for your own poor choices.

By the way I have done research on the management company that now owns the land, they come in raise the rent continuously until all the original residents are gone. One person at another park under this company said it went all the way up to $800 a month and guess what?! That was the last rent increase for a few years. So don't tell me it has to do with taxes unless you have done the research. Also central Florida where I live is not know for flooding like it did with Hurricane Milton. My neighbor who has lived here for 30 years has never seen the water as high as it was with this hurricane. These managements companies taking over trailer parks don't care about the residents that have lived here before they owned the property. I've seen them force these elderly people out so they can bulldoze their homes and put bigger more expensive trailers in. I had a neighbor who lived here for 36 years and can no longer afford their home, there were no lot rent increases before this company bought the property 6 years ago. Unless you have done extensive research on the issue, you don't know the truth cause it ain't because of taxes

Fortunately the market went up enough that I was able to sell out but for a while it was looking really bad when they were talking possible bankruptcy and massive assessments. Never again lol. Sad for these people but it's not the owners fault if you can't pay your rent. Devastating for the tenants. You're right. I bought raw land long ago, but the documents at purchase *stated I do not own the mineral rights under my property,* and mining operations by others can take place under it. That's the norm. Some homes in the US have been cracked, practically in half, due to sinking from such mining.

I live in a small ELS community in Pinellas county & these people are the worst. They own many many of these parks throughout FL & do little to upkeep them. I've been here almost 12 years & I can't even count how many managers, administrative helpers & maintenance people we've had, because they pay little, with no benefits & they just suck. Most of our managers have never been managers, have no idea how to deal with their 55+ community members, they're rude, demanding & nasty. But it's fairly cheap, so I stay, but a For Sale sign will be going up, soon. I've had enough of hurricanes & heat! Plus, just the amount of nasty people in this state...it's great to visit, but not worth it to live here!

@ abotu 1:25 or so she answered the issue. So many mobile home parks have been bought up by giant VC funds/companies. They'll price you out, boot you then take what you leave behind and start over. They know mobile home owners are screwed into staying put until they are broke because they are 5-10K to move and now there is almsot never anywhere for them to go.

@@KBfl-u6y I moved to Arizona. I love so much unpopulated land, the dry air helps my breathing. I can be in the desert then up in the mountains in 2 hours, close to California if I want to see the ocean, low taxes and insurance, very nice people here. I don't miss Florida at all, the humidity, the bugs, etc.

@@KBfl-u6y We left for WV after Hurricane Michael wiped everything out. We LOVE it here. It’s really a hidden gem, and very affordable. The close proximity to other states to visit is fantastic. And no, we don’t miss living in FL. We can still visit FL when we want to.

Beyond glad my family sold our home in NJ. It was the nicest trailer park I've seen but rent was getting out of hand. 800$ rent was before I left. Now my family pays about 2k for the whole year and we own our acre of land. Never had so much space in my life. It feels unreal at times how much space just 1 acre is. Hey living in a box all your life and then seeing outside the box is something else, I tell ya.

One lady summed it all up, paying alot of money to a corporation. Lot rent at $ 990 is too high. My park is private owned, lot rent is $ closing in on $ 700 soon.

I bought my mobile home with the lot so I own the land it's on. I do pay a small HOA for the amenities with 4 pools, etc. If you don't own the land you're just a renter and at the decision of the owner. Do one of those deals where the tenants buy the park maybe.

This is very devastating but when hurricane Katrina hit South Florida I lived in a trailer park where I owned my trailer and rented the property. Every month my rent was due My home was my property My responsibility We have insurance which is mandatory when you live in these parks. It is our responsibility to go to our insurance companies and get the money and repair her homes It's not the parks sadly they are due their rent and if you don't pay it yes they have the right to evict you. There's no law that states you don't have to pay your rent after a storm. It's devastating yes it's sad yes but the landlord has a right You're still using his property you have to pay it.😢

You are right there are no laws. It comes down to humanity. These folks aren’t just bums not paying their rent. They are seniors, many with health problems, who have through no fault of their own, are in need of help. They gave those people ‘5’ days to vacate! They aren’t even 30 days behind in their lot rent yet!

@1:42 Pasco County Commissioner states: "they can't evict these people". Sorry, lady, you're mistaken. Unless you can get the existing laws changed, the park's owner can in fact do so, as the law provides. And when this mobile home park is demolished and new condos or apartments are constructed on the site, hopefully the building codes will be updated to take into account the construction features that must be employed to assure that future severe storms will result in much less damage.

Price seems about right, depending on the size of the trailer. Even a mini split system now cost about $4,500. My house is 1,250 square feet. The central air system with new ducting cost $8,400. But to lose it all, man, that sucks.

The folks who own the park probably have mortgages to pay as well. Many things like eviction notices are automated. There is no real thought process behind them. On the same token, I am guessing that this may be the time for some to walk away if they can because I don’t see this situation getting better any time soon.

These people own their mobile homes, they only rent the lot. Many probably are able to get by because their homes are paid off and they just have to pay lot rent, utilities, and upkeep. If they are still paying for their mobile home, how can they just walk away and find another place to live when they still owe the bank for the mortgage. These are seniors living on a fixed income and I would imagine as seniors, have medical issues. While having a mobile home and not owning the land is not ideal, many move into these parks because as they have gotten older they have downsized because it has been become difficult to maintain a large home and property.

So are the tenants renting the pad or the mobil home also? If the trailer is unsafe then they do need to move for repairs, replacement or demolition. That's one of the many problems with mobile homes and living in Florida in general. People in traditional houses are also often unable to live in their homes currently.

My manufactured home is rated for a cat 4 hurricanes. It’s been through 3 major hurricanes with no problems. But a hailstorm did cause $20000 in damages.

Okay, it's sad that this happens. However the new reality is that all Mobile Home parks need to go. A mobile home should not be allowed to rest on Florida soil now that we live in a new storm strength reality. Really, they need to go, they are situated at grade level and they can't withstand heavy storms. The building codes need to change. Stop hoodwinking the elderly into thinking that Florida is an affordable place to retire because it's not.

It's clear storms have been getting more intense overall, and areas have had what were 100-year storms more than once in a decade or two, places that weren't even on flood maps are now flooding, etc. That's why insurance companies that follow big-picture statistics closely, are raising rates or getting out of Florida completely.

A very similar thing happened in Panama City after Hurricane Michael. Apt complexes had major damage. All residents of over 200 units were told they had to be out by Nov 1. There was no place to move to. It was chaos.

It wasn't so much greed in Panama City. It was the fact the apts were too damaged to be habitable & could not be repaired fast enough to be habitable. It took a year for most apt complexes to be repaired, or rebuilt enough to get occupancy permits.

Not in Florida these days. Because the mobile home park is near enough the ocean to be subject to storm surge the building codes are probably pretty pricy. Right now we are seeing current home prices start to decline across the state, condo prices are plummeting. While the land has value I don't think it's still like the old days where developers are rushing to get everyone out and build.

Hurricane Milton destroyed my mobile home 100 percent. I paid out of pocket to have the debris removed and for the site to be cleaned. I found another trailer in the park that was for sale. After agreeing on a price with the owner, I called up management to let them know I would be changing my lease address to the new lot. I was told my lease had been terminated and I would need to re-apply to live in the park. They increased the credit rating required to live there above my threshold so now I am without a home. How I am going to continue getting mail going forward has yet to be determined. I was a clean, quiet tenant that lived alone and was never once late on my rent. Why do they treat people like this? What is their interest?

1st of all I'd like to say that I used to live in a mobile home community. Everybody who lives in such a community KNOWS it's a temporary stay. It's designed for you to either at some point buy land and move the house on it or buy a regular house. The problem with a lot of people is that they don't read the contract. A person in a mobile home community is an At-Will arrangement. The owner can have the house moved to another location of the community or removed at any time for any reason, to include eviction. Now; I know from haven investigated my former land owner that she is a multi millionaire and doesn't need to increase the land lease every year, but does so out of greed. This is why after carefully reading the contract, contacting a lawyer, and coming to these awarenesses I saved until I was able to buy my own home with land included. People need to do their research.
