I don't get how they justify adding $30K for use of the lot and not even offering free rent for two years. The Dalton is listed on their website for 69,900. The land is already developed and there is no guarantee of staying there.

Everyone who follows the lease rules and wants to live there can live there as long as they wish. I'll never understand people who want things of value, that their neighbors paid for, for free. SMH These communities are in constant need of maintenance and updates, road repairs, property tax increases, and there is more still being added to the public access portions, like Randy said in this video. The first people got some free rent because they had to put up with all the construction noise and dust. That's over now. You're welcome to live someplace else where there's no buy in fee, and pay $550 or more per month for a smaller lot and more restrictions on what you can do on it.

Randy and Amanda. I hope you are carefully reviewing the comments on this video. Most of the comments are not positive on the price. I watch all your videos. The key money is an area of concern for buyers. Adding that to the price puts you very close to or at other builders prices. You have a loyal following so I am sure you wish to ease these concerns and not alienate present and future buyers. Until the most recent videos, It seems that you only mentioned the price and the monthly rental for land as entry costs. Thank you.

@@PenelopeGT - Most of us had a larger home that we sold to buy our tiny home. But life is full of surprises and the only constant is change. We have kids who get sick and need our help with the grandkids, or we get sick and move back closer to family so they can care for us. We sell our tiny homes for nearly the same amount (in some cases for more than) what we paid, so there is no loss of $. How is it a "bad decision" to care for family members???

The home is $69,900 and the rest is the buy in fee for a lot for $200/month. It's all on their website. Their home prices and lot rents are among the lowest in the nation. Shop around, like I have, and you'll see. Most tiny homes don't even have a real living room.

The majority of the people living at ith are older. What happens when you can't drive anymore, become ill, or have some sort of emergency or situation? The value of being in a small community of like-minded people is not to be overlooked.

@@bernieroses718 Yes Bernie, I know it's their land and not yours. I have been to ITH, toured about 10 of their homes, driven around the property, and met some of the residents. I also stayed on the property in one of the airbnb's. We had a wonderful visit and were able to see the community from the inside. I know exactly what is going on there. Some people don't think that it's worth the money, and that's a personal decision. I do find however, that you do get an extremely low long term rent, safety and security, a wonderful staff and community of caring people, and almost all of the people that live there are very happy there. It may not be for everyone, but it is the answer for a great number of people that are at an age in their life where they need and want those things. If they can afford it that's great.

William, in the beginning I believe that they were selling solid built homes and still are. However what came as standard in the beginning, like a raised section in the roof for windows, now they are an added cost. Little things like that. Things really changed with the inception of building a community of ITH sites. The first inception was nice, no doubt the Randy and Susan had to pay for this first community themselves. But after the costs of this first one was realized by these two, they wanted an easier and no cost to them way of building other ITH communities. So someone came up with the idea to have a buy in fee. Sorta like the cost to belong to a golf country club that if you don’t follow the rules then the owners can revoke you membership. Only thing is that what they are offering isn’t a grassed and landscaped beautiful setting. They are offering what reminds me of a graveled parking lot with sections etched out for a tiny home with a limit of two vehicles per lot. What you are basically living in is what some people have developed as trailer parks with a monthly lot rental fee. And this is after you pay 30,000$ upfront for this privilege!

I'd keep the front of the other gravel for guest parking and build a 3 season covered deck behind the parking spot, for outdoor living. Could add some raised garden beds in the sunny spots. Very nice!

Could also do one of those small sectionals, with storage under the chaise side, that makes into a bed. Add some small fold down side tables next to the arms, a small folding table with chairs that tuck underneath, a pantry cupboard between the kitchen & stairs, & a TV. I'd be all set!

I would definitely buy one of your homes but would not want to pay 30 k just to live in the forest. Is that to make the rent look cheap 200 mo? That could be raised at any point. Id only want to pay what its worth 69 900. 30k is major depretiation on this home. Im still excited about your houses and the forest or mountain community but dont want to shell out 30k just to live there. I do love what youre doing and believe in it. We will need more and more of these homes as cost of living goes up.

I did the math. If you only stay there one year, with the monthly rent and key money, divided up by month, you get $2,700 a month. So even if you only stay a year, which most wouldn't, your rent is equivalent, at worst, to monthly rent in many states. If you stay 2 years thats down to $1450. If you stay 5 years that figure goes down to $700 a month. Where I live you can't rent a studio apartment for less than $1600 a month and small ranch homes are at best $500,000.

If you figure out what the price is versus the sq footage, you will see that the cost per sq ft on this particular video with the buy in added on is appx 500$ a sq foot. Does that not sound mind blowing and outrageous that anyone would pay that for no more than 400 sq feet? This is just an anology of the entire cost not factual information. Houses are going for 200$ or less per sq ft in a regular house build. I just can’t see the realtor house explosion impacting ITH like they’re trying to sell it as. They have grabbed the house building explosion from a few months ago and are trying to sell it as something else so they can get their cut of this cost for a home in the price explosion.

Hello from wallkill ny , Nice video , but how does it work with key money and rent in the beginning and in the future is there free rent for a bit ?,and is a shed part of the deal?, does this home have fire sprinkler system?,god fore bid something happened and the current owners and or management changes hands and are not there anymore all of a sudden and new management commences and takes over can the lot rents go up at there own discretion?, and if i couldn't afford the rent there anymore when and if that would happen and i had to leave with my tiny home and find somewhere to dock it and live ,not being from that state or area i would be lost on what to do and where to go with my tiny?, this would be alot to be concerned about, because im am up in the age and with some physical limitations and disabilities this type of situation can be a bit alarming, this is not a concern only for myself but would be a concern for alot of other renters or future renters and or buyers in the future, especially when alot of us that are senior citizens and are looking for stability at this point of our lives so we could retire and live out the rest of our golden years in peace without any more stress and the rat race of always worrying about paying bills and have alot more financial freedom,also could the county or state of Tennessee start changing rules and regulations of Randy's tiny home communities and properties?, disrupting our lives and or our future and way of life that we ate trying to pursue for financial freedom ,peace ? 😊

For example, you could live in a place for five years, paying $700, and you would have paid the same as their offer of $200/mo + $30K in advance. If you don't plan to stay that long, then it may not be right for you. Just compare the cost of your alternatives - either rent in another location or the cost of developing your own site.

There is already washer/dryer hookups under the stairs, for a combo. You'd have to remove the toilet, if the closet is even wide enough to install a top loading washer in, then re-install the toilet, and yes, drill a hole in the closet wall to run the water line & drain through. If it's wide enough is the biggest question.

Love the 10’x20’ Dalton. Amanda, that’s right, Melodies all metal insulated panel home in the Grove has the exact same Dalton floor plan. Wondering if the Birmingham would fit comfortably on this awesome Forest lot with seasonal creek? Perhaps a 34’ long tiny home would encroach too much on the neighbors.

30.000 for a lot you will NEVER own... no free lot rent until that amount is paid off so what is that money for? ITH has the utilities put in on the cost of the "buyers" and keeps ownership of that lot... then, when a NEW renter/buyer wants to live there they have to pay 30.000 for the lot???? And this will happen over and over for a lot that has utilities put in already? What is that 30.000 for? For 100.000 I get a house with a yard!! nope, I'm out after 9 years of following ITH, bye-bye.

Some people should check that 69900 is the Dalton without the dormers and 79900 is with dormers. 20T for in money. Where can you get such a cute home for 100T on a mountain.

Love the home!!! Wish I had made the move last year when lots were 6k with two years no rent. 30k seems inflated as it’s half the price of the home. Glad your rent is still 200 month. I agree with others, it is supply versus demand, and development is expensive

@@kitty_s23456 thanks. I live in middle TN so I assume the sales tax is around the same. I was surprised the initial lot fee is $30,000. Price keeps going up but so does everything else in this crazy time we’re living in.
