Great size house for one person or an older couple. I would make 4 changes: 1. I would take up some of the wasted space in the bathroom with a much bigger shower. 2. I would swap out that water heater for a tankless water heater (Rinnai). 3. I would enclose the washer/dryer combo in a finished utility room. 4. I would remove the phony fireplace.

I didn't see a furnace/baseboard heat; that electric 'fireplace' might be the FHA/VA required 'heat source.'

This house cost only $43K...which is basically a barebones house. I'm sure all the changes you mention can be done...but it'll be more expensive.

What a great little house at a great price! I agree about switching out the water heater for a tankless one though...even at the added cost, it would give a little bit of storage or room for a stackable washer and dryer. Isaiah could make a fortune building these. Look at the comments here alone.

Definitely looks nice, but better use of some space would be a good idea. Like in the master bedroom, having the washer and dryer hook up takes up a fair bit of space, if that was moved to the utility closet it would be far better, then put the hot water heater behind one of the kitchen cupboards or above the bathroom or better yet use a tankless.

It's nice for what it is. Given how i love hosting family gatherings. I would have like 10 of those put on my property. That way each sibling has his/her own space and privacy and meet at the main house for family meals. Being a male, I love showers. But after that workout on lawn days. I prefer to soak in the tub.

You will get a lot of people wanting to know the price. I heard about a week ago of an unfinished shed about this size, with a lean-to that has a hinged roof so it can be towed as one package, 41,000$

@JR Rhea yes, but due to the outrageous price of homes, people are jumping on things like this. I build pole barns in North Idaho, and there are a LOT of people that want a fairly cheap building put up, which they can then convert into a house. Just finished one on the 25th of April.

Are these miniature homes inspected and signed off by a building/ electrical and plumbing inspector at the factory so people can get an occupancy permit once hooked up to utilities, water and sewer and approved foundation? Or is this just made for under the radar / off-grid locations where the local government doesn't care what you do?

these homes are build to meet local building codes. No reputable company would take the chance of nailing together a home and selling it 'under the radar' just to have something happen and get sued in return and lose their license over it. If you contact a company to inquire about details, they will tell you that building permits etc are needed to set these buildings up and the company either works with you to get these permits in place or does the entire permitting process as a package deal with the home purchase.

Both. Some people finish the inside themselves and some have the companies do it. Having a company do it can be very expensive. Many people hire someone after it is delivered. Tons of videos on KZbin

sounds so easy to build one yourself, until the city building inspector comes and fails you on pretty much every point on the checklist for building code violations. Remember, residential dwellings, small or big, must comply with all local building codes too.

The average person knows that it isn't easy to build something like this. You just can't go to a Home Depot and pick up some 2x4's and sheetrock to build this. It takes knowledge in many trades which include plumbing, electrical, carpentry, hvac, roofing, etc., etc.
