According to the internet, the house sold for $650K on 3/18/22. I assume the new owner's insurance (flood, wind, etc..) will be much higher based on the new sales price. Thanks for all the information, great video.

Flood policies are normally assumable from the prior owner, the wind and hazard insurance would need to be re-issued on a new policy. Property tax would be based on the new sales price and you can figure that at roughly 1% of the purchase price. Hope this helps

Love your videos. I was looking down there, Islamorada to Key West, single family on the water, for over two years. I should have bought two years ago. It now is out of my comfort zone money wise. My wife and I did pick up a condo at Bonefish Towers early 2021 for 329K. Probably pushing 400k in value now. Never even been in it. I will now wait for the market to "correct" before looking further. We will be in town May-June. Maybe we'll run into you!

Despite limited properties and space, the prices of these properties will fall substantially in the next market crash. This is not a buyer's market, this is a seller's market, and a real estate agent's one to boot. The greatest depression will occur within the next year or two. Don't believe me? find out!

I certainly can't predict the future....but Monroe county here in the Keys is quite the anomaly for many reasons that the average buyer does not take into consideration or simply does not know. With building allocations coming to an end next year (technically extended to 2026, but with no new allocations other than what is available now) I have a hard time seeing how prices will drop here.....I could be wrong....Also taking into consideration that we just this year got back to the median home price that we were at in 2007, although it's hard to believe, prices here are really not that high. If you compare this market to Miami, Naples, etc...we've got some bargains down here!

I almost bought a place on Cudjoe Key back in 2011, 2 bed 2 bath 960 sqft on a canal for $225,000 when the market had bottomed out and there were foreclosures everywhere. Now that same house is valued at $689,000 on Zillow. Guess I missed out. Anyway I love you guys channel.

Thanks for NOT using a wide angle lens which is usually standard in real estate photography. Much more believable and realistic. I always feel that the wide angle may show more of a room but it can make a small room look enormous and to my eyes that’s just not fair. Neat house though - I think we’ll look for a tent camp …

There is a really good chance that we're going to see another broad real estate market crash in the next few years. My opinion, you can take the risk and buy now, possibly ending up completely upside down but still getting your home, or, you wait and hope to buy after the potential crash, which may not be possible if you have to sell your home first and you also run the risk of the market not crashing and you don't end up with a home.

Monroe, the only county in Florida (out of 67) where *more than* 50% of homeowners *DO NOT* file for homestead exemption! Translated & clarified, that means their Key's home is not their primary residence. We bought a 2nd home there in 1992 & sold it in 2006. Monroe County will cease issuing new building permits in 2023. That means no new building or development in all of the Florida Keys - period. (That is still the case, is it not?)

That is my understanding as well Matt. Most homes here are not primary residences. Per our ROGO here in Monroe county new building allocations are already set, and although they've extended until 2026 the number of allocations as of today has not changed so what is available now is all there will be. Check with Monroe County to confirm this information, but I think you are right on track. Not much surprise that the price of homes continues to rise here....they are not making any new coral down here to build on!

I think this is interesting to see what places look like and the cost of rentals. When I rented the condo on the Gulf at Navarre Beach, I had one bedroom and there were bunk beds set into the wall in the long hallway, a bath and a half, and a nice large living/dining area and kitchen. I was on the 12th floor and I loved the balcony and the view. it cost me a little over $3,000.00 for the two weeks. Don't know if I told you that I got booked on another cruise for April since the one in Dec. got canceled. Same ship and same ports. I am not keeping my fingers crossed that they don't cancel this one. I took a cabin with a window to keep the cost down since it is a 12 night cruise.

It is tough down here in that regard, I wish Monroe Co would remove the downstairs enclosure rule and allow people to build out their extra space for more affordable rent opportunities. I know that the concerns are a safety issue, but affordable housing is becoming very rare.

Long term rentals are few and far between right now. We have realtors emailing everyone on almost a daily basis looking for a rental for their home buyers. Your best bet is Facebook Marketplace. Sorry, wish we could help more.

Maybe I missed it, but you didn't mention what the taxes were. I live on the gulf coast in central Florida, it aint cheap hear anymore and I've been here for 64 years. Thank God I got in a long time ago. I'm still getting killed with insurance and taxes.

Taxes are about 1% of purchase price here, give or take a tad. Insurance can be an ass kicker here for sure, it all depends on the individual property. Thanks for watching!

It means that if you buy a home here for $500,000 your taxes would be very close to $5000 dollars per year. There are only HOA fees if you buy a home in an area that has them...there are other choices.

7 day rentals may maximize income for the owner, but they can be a nightmare for homeowners who live year round in THEIR HOMES and don't want to put up with loud music and drunken louts. R-1 zoning should prohibit short term rentals.
