A timely video my friend! As I enter my 60th year, I struggled with this question often. So I did some math and realized after 14 years of DGI, I had received almost all of the initial investment back in dividends on a majority of my stocks. This changed my perspective completely and going forward all dividends will be spent and enjoyed. Thanks for another in depth video.

At 61, stock investing is something I have always liked. Of course, until 2008-09 I only invested in mutual funds via my workplace 401k because the commissions on individual stock trades was too high. But that recession taught me that the 401k model is flawed and that perhaps I would do better with dividend stocks. I learned that tax laws favor this strategy and with introduction of fractional share platforms, easier book keeping, tax loss harvesting, reinvesting dividends, increasing cash flow is just math! My knowledge has been hard earned, but not something that most people want to talk about because lot's of average people find it boring and mostly uncomfortable to talk about MONEY! Love your content, keep on keeping on.

I really love the commulative cash flow modell! Avoiding dividen cuts is prio 1, then focus on a good combination of starting yield + 5-y-div-cagr!

Ian, your model is an interesting experiment. I would recommend including the discount rate in your model, and then summing up the present values of the cashflows to get a more accurate picture of your breakeven point. Returning your full principal in 17 years doesn't compensate you for the delayed consumption. In other words, you need to discount the dividend distributions. The cash you receive back in years 15, 16, 17, etc is pretty worthless relative to cash you receive in years 1, 2, 3, etc, especially if your cost of capital is high (e.g. anything above 8-10%, which is pretty common in commercial real estate development where you work). I'm sure you understand all this, I just wanted to post a comment for the benefit of the other viewers :)

Been waiting for this one for a long time ☠ How many years does that Real Estate Investment Life Cycle range? I've been flipping some of my slow dividend growers for monthly income stocks (GS BST). I'm retired and the bills got a little bigger this year. 😱

Good video Ian. I think the same way, except I don't have any children to pass along to so that's kind of a question mark. But yes I do look at it as leaving a legacy. I've also been folding a lot of the lower-yielding individual stocks into DivGrowth ETFs as they have better yield, and hopefully better yield growth overall. Heavy into REITs but that hasn't been so good this past year. Hopefully will turn around though. Heavy into $O and others.

Have you considered ETF's that buy/write call options like the ones Yieldmax offers? It appears you can get back your capital much sooner than standard dividend stocks.

Love seeing the board again! Are you factoring in the spin off stocks that Realty trust generates and the dividends those stocks generate? Because that can raise the overall maximum dividend yield over the lifetime of the stock. As if you need one more reason to buy it. I still have those spinoff stocks that I did not pay for. Johnson and Johnson is another good example as well.

When it comes time to refinancing some of these REITs can take a hit. Thoughts? Especially with office vacancies and problems at malls.

Interesting thoughts Ian. I'm definitely more of a dividend guy, but I have at least some interest in real estate also. I think you're in a somewhat unique position of being experienced and competent in both. It seems like most investing communities are very "one or the other" between the two investing styles. I'm not sure how everyone else feels, but "knowledge is power," and I'd like to at least know some basics in multiple areas. I'd be interested in seeing more where you use some of your real estate knowledge and experience applied to stock choices. Shout-out to the 3M board again too!

They should hedge against eachother. In taxable account RET indexes are also a blend of the two in a way.

You should really look into adding covered calls to your strategy, sell with a delta below 20 sometimes you can double the dividend on an annual basis. super safe and easy....

Ticker symbol $Main also pays a monthly dividend and is heavily undervalued. I've been buying for a few months along side $O

I really appreciate how you said you want to enjoy your life via spending your cash flow. You don’t hear that enough sometimes from those that are part of the FIRE movement. I took early retirement at 51 and we live a pretty good lifestyle. I think it’s very possible to do both. Invest/save for tomorrow but still live a very good lifestyle.

I try and buy stocks with a minimum yield of 4% now. Some of my recent purchases have a 7% yield 😊😊

I do look at the return of my capital but not through collecting dividends that takes too long i look to cash in enough shares to repay my capital back once my investment has doubled or more this won't work for those that are in the accumulating phase but once you put a good chunk in it is a good ideal to start think about getting your money out what is left is pure profit then

I partially agree. You have to adjust for inflation. If you take out exactly what you put in 20 years ago, that would only buy you 1/2 of the goods today.

Not sure why it's important to get back your investment in dividends! I buy dividend stocks to earn cash to use in retirement. The original capital is still there, and if the right securities are selected, growing over time.

Please watch the video, as the question is answered in there. Everyone's situation is different. I'm speaking to my personal situation. The concept, for me, was born out of the thought exercise that I want to enjoy my money while I'm alive. As investors get older, there is a possibility that money invested is 1) locked up and 2) not producing enough income to recover one's investment during their lifetime. For many who are looking to invest FOR future generations, that may make sense. (And, that's part of my strategy, of course.) For others, that may not make sense. The purpose of the video is to put a unique spin/different way of looking at it for older investors like myself.

I think it is another metric like yield on cost that gives you some context to think about your return. Given that most people at 50.still likely have 2-4 decades in front of them, I think most people would be best served focusing on total return. I am starting to lean more towards yield, but from solid companies that will likely continue growing. That said, O, VZ, NEE all feel like they have been on sale for a while now and I have been adding to them over time

​@@bossballheaddawg2588You need to learn about investing! If you buy a stock that has a 5% dividend yield, and even if the stock price doesn't appreciate, you will get your money back! You don't need dividends to get it back!

Am I reading this right? That the pe for O is 40+??? Why would I in a real estate behemoth, that has a ton of competition and a ton of capex, and trades at a higher pe than another asset light, indispensable company that has real brand power and a formidable moat like visa and which is trading at a 25% discount pe wise??? I just don't get it. And what's all that noise about dividend yields, because as a non resident alien, I get hit an automatic 30% tax on any US derived dividend or interest income, so it doesn't make any sense in going crazy over dividends and in asset-rich reits that need to keep reinvesting their profits to stay in the game and keep their tenant happy and paying rents

To touch on the $O vs. $Visa PE comparison.... $Visa is a good long term investment, don't get me wrong, BUT as the economy approaches what may be a recession here is a thought. If you own real estate and rely on rental income to survive and your tenant goes out of business, you still own the property with the opportunity to find a new tenant. If you are a credit card company and your customer defaults, there isn't a customer waiting in line to take over those credit card payments.

@@scottebben6583 You don't understand $V's business model enough to even qualify making comments on it. Everytime I hear, oh when global recession hits, people will default blah blah blah. Bunch of ignorant nonsense! Visa doesn't extend any credit, it just facilitates the payment through its network to move funds thereby earning a cut from it. It's the banks which issued the cards are the ones who dish out credit facilities and therefore, also the ones that get hit when the customer defaults. Besides, debit cards are extremely popular too with no credit involved, further cementing visa's and mastercard's positions on payment processing business. So why haven't you pointed this out!

@@scottebben6583 It doesn't matter when the defaults happen. Visa has already earned its cut way before then, and booked as pure profit in the accounts. Who cares what happens after that, except if you're the bank! If a customer goes under, plenty of others to take its place. Digital payments have a long runway to go because 50% of transactions are still done in cash and with digital savvy newer generations replacing the boomers, plenty opportunities for growth lie right ahead!
