अगर सभी लोग ये सोचकर मकान बनाना ही बंद कर दिया तो किराया पर कहा रहोगे खाली सड़क पर जितना मंथली किराया दोगे उतना मंथली लोन कि किस्त देने में क्या बुराई है मकान तो अपना होगा आजकल छोटे छोटे मकान के बेतहाशा किराया है फिर बार बार बार ख़ाली करो मकान ढुढो कमीशन दो धर का सामान अलग टुटफुट जाता है मकान मालिक का एटिट्यूड अलग कब खाली करा दे फिर तलाश करो यदि पोसिबल है तो मकान बनाना चाहिए जब तक रहोगे किराया बचेगा अच्छा प्रोफिट मिले तो बेच दो फिर सस्ता तलाश करो

Agar 1st vale ki salary me problem na hua hota nd salary badh gai hoti to to uske 2-2 ghr ho jate na per.. fir to uski dusri income bhi start ho jati passively.. risk to he per 1 coin has 2 sides. U cant just simply say that the another one is wrong

हमारे एक दूर के रिश्ते के मामा जी थे वह आज से 40 50 साल पहले कहा करते थे की बेवकूफ मकान बनाते हैं और अकलमंद उस में रहते हैं बेवकूफ मतलब मकान मालिक और अकलमंद मतलब किराएदार !!

Spend money on rent is completely wastage of money. Because in current scenario property prices are rising very rapidly. Also rent is also rising. If you spend money on repayment of your EMIs. So one day you will be the owner of your own home. Also EMIs are fixed but rent increase rapidly. And as money devaluation will make very easy to pau your EMIs. But after 25-30 years its very tough to pay higher rent. Also property price appreciate 2-3 times easily in 25 years.

Maine ye pehle he apply Kiya Mera 1bhk(400squar foot ) ka flat tha mene usse 5k pr rent or Diya or 10k Mai 4BHK(1400squar foot) LIYA WITH 10YEARS RENT AGREE MENT . MEANS . I paid online 6lakhs on rent for ten years .85lakhs 😁 And invest in my business in future my 85lakhs must be converted into 7-8 crore After that I saved .

If you keep paying rent for 10 to 20+ years and look back you will definitely regret it. Having basic 2bhk flat is not luxury but a necessity. I know that Puneet ji saying the same must have his permanent address.

Isme kya complication hai Mai btata hu 1. Kirayedar bahut long period tak nhi rehte, itne jaldi baar baar kirayedar bhi nahi milte hai, kayi baar kafi long time bhi makan Khali reh sakta hai 2. Jis makan me hum gaye hai uska makan malik kab Khali karwa le iska bhi kuch bharosa nhi hai

So you want to say in five years there was no value appreciation in rates of both properties. I am giving case study of mine where I was in same situation and got whole amount repaid for bigger new house after selling my old house few years later and left with handsome cash in hand too due to value appreciation in property value.

Where..1) Appreciation of flats has Stopped. 2 ) Ample flats are available on rent. 3) The rent received from your letout flat doesn't take care of your hsg.loan EMI. # To add one more point. In my humble opinion " These days, if your funds are ready,... it is EASY to buy , But if you are in need of liquidity, it may be very DIFFICULT to sell a house . Please correct or endorse. Regards.

You are absolutely right. All the points you have mentioned are still correct after 3 years post your comments and should be valid in future as well considering over inflated house prices in India especially flats in metros. Hope middle class emotional buyers learn from this.

मेरा सिविल स्कोर कम है धनी ओर होम क्रेडिट का पैसा बकाया रहने के वजह से लेकिन अब मेने अब जमा करवा दिया लेकिन सिविल में अभी दिख रहा है प्राइवेट बैंक 16 परसेंट पर 7 लाख रुपए का लोन दे रहे हैं 9700 की क़िस्त है 20 वर्ष के लिए या फिर थोड़ा रुक जाऊ थोड़ा सिविल ठीक होने तक4 लाख खरीदने के लिए 3 लाख बनाने के लिए लेकिन इसमें insurance +प्रोसेसिंग फीस+दलाल का 2% ओर तरह के चार्ज,,,, ओर बोल रहे हैं खर्चा लगेगा आप बताये क्या करूँ लूं या ना लु जॉब प्राइवेट है 18000 रुपये मंथली

But when you are unable to pay the loan of that house due to some untoward incident like losing job or business loss then also the feeling is very different . In fact it is very bitter & disgusting . That is what this person is trying to make you understand that renting out a flat is much better option than buying as risk involved is very less If you have sufficient funds or money than you may certainly go for buying but if not than taking house loan becomes a big gamble

भाई खुद का घर होना बहुत जरूरी है लोन लेकर थोड़ा सा लोन लेकर अगर हम घर बनाते हैं और उधर दुकानें भी मेरा बना देते हैं तो वह लोन तो हमारा खुद का घर आ चुका

सर मैंने 5 साल पहले एक प्लॉट लिया था, अभी मैंने जहा रह रहा हूँ वो घर साइज में छोटा हैं लेकिन 3 मंजीला बना हैं. अगर मैंने अब उस प्लॉट पर घर के साथ शॉप भी बनाता हूँ और तो मुझे 15 लाख का लोन लेना हैं और इस पुराने घर को रेंट पर दूंगा 22k आ जायेगे तो घर बनाने में समझधारी हैं ना???

OK. But the EMI you are paying is how many times the rent? And how much can the downpayment fetch you monthly at the rate of 7% per annum?

if you lose your job, you will not be able to pay the rent as well. In that case, what will work? also if you are paying the emi of say suppose 20-25k per month for the house you buy and at the other scenario you are paying rent for 15k per month. after 20-25 years, you will get the house at the same emi amount but in rent what will be yours? and I am pretty sure that after 20-25 years the rent will increase much higher than now. Would love to hear some unique answers.

very funny argument. You will have to keep shifting rented houses too. Owners don't allow tenants to stay more than 2 -3 years maximum. Moreover what about those who are already tenants to start with

Also once you sign the deal EMI doesn't increase. Your salary will increase and the EMI that looks heavy now will eventually feel like peanuts. On the contrary, rent will keep on increasing. How will you pay rent after retirement? Yes, there is some risk in home loan but retiring without a home is far more riskier proposition.
