This January and February I’m already on take to make 18k in the next 60 days and during March and April an additional 24k. It takes some money to start up and A LOT of networking. But 100% worth the journey. Also worth the knowledge. I’m 21 now.

Graham, I left a 6-figure career to pursue Real Estate and so far, I'm on pace to make less than half of what I made before. About $10k in so far after 3 months, all leases. Sometimes I question if whether or not I made the right decision when I find myself eating home cooked meals from Costco instead of eating out. But then you'll post a new video and it keeps me going. I saw your IG post earlier as well, so hopefully comments like this help you keep going in making videos as well. Thanks bud (Y) and congrats on 200k!

Thanks so much Daniel. It took me 10 months to sell my first house, I was working 6-7 days a week, 10 hour days easily, working everyone. My first sale was a totally random lucky fluke from sitting an open house. $10k after three months is phenomenal, that's wayyyy more than I did in my first three months :) Those leases will pay off long term!

@@SeanFlorida Damn, this comment brings back memories. I was able to grow my real estate business to six figures annually since then and I was making more than my previous job that I left. But the nature of the business of not knowing when your next commission cheque was coming really made it tough for me mentally. I’ve since taken up a day job again and am doing real estate part time. My day job pays less than what I was making in real estate, but the regular cadence of getting paid really made things better for me. I still do real estate, but it’s more for family/friends and past clients + referrals. I’m no longer actively prospecting for new clients as I was when I was doing it full time. Combined between the two, I’m still making about the same as when I was doing real estate full time, but I’m free of the mental stress of not knowing if or when I would get paid next, and I also have work benefits. In hindsight, I think quitting my day job and going full time into real estate right away was probably a not the best idea as I had two really tough years where I had to sell my car, sell my furniture and possessions, take out some personal loans, etc just to get by. If I could go back and do it again, I’d probably keep my job and do real estate on the side at least until I feel confident in my earnings from real estate enough that I feel that my day job is taking away from it. Hope this update helps. And sheesh, Graham had less than 200k subs still when I posted this original comment. Oh how times have changed!👏🏻

@@iloveparamore123100 Yes it was a very good course but I didn't make it as an agent. My brokerage didn't allow me to do contracts for rentals and once covid hit door knocking quit. I hope your circle is very, lets say well off, or at least at the point where they can consider buying a house because my circle was horrible and honestly real estate is tough if you aren't older or already established in life with an already established circle. Nonetheless I wish you luck on it and I hope it goes much better for you!

I used to own a nice condo in a 200 unit complex. Prime location between Scottsdale and Tempe. The community had no website, if you can believe that. So in 2016, I built a quick one page website with an in-depth overview of the community. Then I added a form for people to inquire about rentals and sales. In 2017, I sold my unit and struck a deal with the agent to forward leads to her at an upfront fixed rate (since I'm not an agent and am focused on websites). 90% of the leads are for leases, but I am 100% certain she has gotten listings to represent buyers / sellers, since she hustles. Yet a couple other agents I had spoken with about these leads, basically said, "I don't have time for leases" ... lots of opportunity in cultivating leasing leads, it seems, and great to hear it confirmed by you.

Thanks Graham! How did it benefit me? Initially, it was just to solve a problem - it genuinely bothered me that the HOA didn't even put the money up to create a website for the condo complex, yet it was really well cared for and kept up nicely. So there was an opportunity to put up the site, and I figured I would always have a lead source for my own unit, at the least. Once it was up I put some adsense ads on the page and started making a few bucks a day with display ads. Eventually, once I got the deal in place with agent, I refocused the site and oriented more towards giving visitors a way to contact us if they wanted help with renting a place or buying / selling in the complex. Now I make money from some display ads, but mostly from selling leads to the real agent who helped me sell my unit. So it's an asset now and if I want to sell the whole site to the agent or another agent, I'm sure I could get $5-10k for it.

Graham, yea, you have knowledge of starting during a crashing market. It would be even more helpful hearing from those who have lived through multiple housing bubbles as a real estate agent. . Otherwise, good information. The key to success as you alluded to keep working hard, find opportunities, and remain steadfast. That's akin to taking the long view as you apple vs apple seed analogy. My wife is interested in being a real estate agent and I think she'd be really good at it. She's a manager at Macy's currently and they're dangling a nice high paying corporate job in front of her but eventually we both want her to leave the retail world. I'm going to refer her to your program

See the problem I have avoided them is because most pay about $250 before taxes and broker fees. I walk away with almost nothing. Would you still recommend? I would need to do 15-20 leases a month just to stay afloat. How long until you saw a real return on the lease deals?

Don’t do those leases. I only worked on $3k and above in the beginning. Those commissions were all $500-$3000 for the most part.
