It's okay. It's a learning experience. 6:20 - Research everything about the home. This is first step. Figure out when the seller bought the property and for how much. 7:55 - Go in with as much INFORMATION as possible. 8:30 - Show up early. Don't go into the listing presentation right away. Ask for a tour of the home to build rapport. Ask what they've done to the home. Ask why they bought this home. Why they're selling. The more information you have, the better. The more discussion you have, the better. Build a personal connection. 11:00 - Make it about what THEY want. This is all about the seller. For an expired listing, ask why they didn't think it didn't sell and what could've been done better. Use this as information to do better. 13:11 - Ask the seller what they think their home is worth, and why they think that's an appropriate price. 14:00 - My pricing strategies. Find out a price from THEM first before you suggest your own price. Price competitively. WATCH THIS PART. THIS IS IMPORTANT. DON'T SKIP THIS. 19:20 - Is staging important? Short answer, YES. Typically seller pays for staging. 21:18 - Upgrades a seller should make prior to listing. Fresh paint, clean landscape, and other minor repairs make a big difference. 23:05 - COMMENT DOWN BELOW "GOOD LUCK" so he gets the listing ;) 24:06 - The importance of photography. Evening photography is worth it. 24:34 - Marketing a listing: mail out postcards to all the nearby homes. Neighbors are great source of leads. 26:00 - What to say if you're a brand new agent with zero experience. 27:45 - When closing the deal, here's what you can say! "I'm ready when you are, I can have xyz started asap"

Hey, Graham, I have subscribed for a little while, you are solid one. I just got my RE License 2 weeks ago and had started working for this Real Estate firm in NY. I am a Real Estate Investor too. I was cold calling waiting to get my license after my second day at the firm I didn't get a sale listing front this one person ($1.2 M Condo in Manhattan). But guess what? I suggested renting the unit. She said yes, and I was the only one she had yes to. I partnered with someone at my firm and a month ago we got the exclusive, my partner started advertising but no traction. It's not until I advertised 2 weeks ago, that we got activity and Thursday 15th, I closed on her $7000/month short term rental lease. After they the tenants leave I will rent it again for $6,000/ month which is the regular price. 2 birds with one stone. Rarely happens! Beautiful start if you ask me. My partner and the clients were impressed. I'm not playing! Eventually she will want to sell and and who is she gonna go to first? Me! This rental speaks about my ability to deliver. Relationship is everything. Your video shows I have been thought right by my partner but there is some gold nuggets in here that I will use for pitching and will let you know how it benefited me. Hey Graham!! Thanks for all the Great content (been following since you've had < 5k subs) I recently ended up getting into Real-Estate partly because of you. (Used to work in Drive-thru at Wendy's back when I'd just turned 18, and one day this person will a really flash car pulls up (Bently) so I ended up asking him if by any chance he owned a business to which he replied with nope "into Real-Estate" and then I go on to tell him that how I'd been thinking about getting into real estate (back when I was 17 1/2) but just didn't know how to sort of get started, so he ended up giving me his business card and said that his office was always open for me and I could stop by anytime I'd like. So about a week later I end up stopping by his office and we talk about Real-Estate and getting started. Fast forward Couple a months later, before Christmas I passed my real estate exam!! And after that I stopped by his office again and ended up signing up with brokerage (Coldwell Banker {not literally his lol}) And recently I joined this team too, just so that I could feel a bit more comfortable to when I would show up to listings and to sort of stop being portrayed as a young rookie by some possible clients, so that there got me sold for now lol! Our first agent basically didn't do anything. We tried to find the houses and emailed him the addresses. Also, when we found good deals and tried to call him, he wouldn't pick up most of the times. Basically, all of them were found by us online😂.

It totally depends on the listing - most homes would sell within 30-60 days. I might spend 36-92 solid hours on the entire process, but that might be spread over weeks or months. Sometimes more sometimes less - just totally depends on the listing!

That number psychologically is very real and just sound like that would be smart to do posting and even saying 1 million compared to scrolling online and seeing a lower number but the house feeling and looking like a million dollar house And same psychology is used on us in the market world when shopping for things stuff is labeled as .95 or .99 at the end $1.95 $4.99 ect

Hey Graham, great video as usual, very thorough. You give a lot of good tips to Eric. I do have one question though, at 9:00 in the video when you advise to ask for a tour and begin building rapport with the potential client with questions and conversation, are you just listening intently and making mental notes or are you actually taking physical notes while the potential client is talking? I would think you would want to remember what they're telling you as the relationship progresses but would it be weird to actually take notes while on the tour and asking questions? Thanks!

He'll get the listing signed, get pictures taken, and then he'll upload everything to his areas Multiple Listing Service (MLS). That will automatically syndicate to every other website out there like zillow, trulia, redfin, etc. As for making his own website, absolutely and many agents do this - they'll have a list of their currently listed homes, recently sold, etc.

Though I do see the value in it if you end up on disability or you die and have dependents then it covers the mortgage to help you keep the house. On mortgages them self are you allowed to sell or refer them to a certain mortgage company while performing as a real estate agent in California?

Wait, at 17:00 how exactly did you manage to go from 1.975 to 2.150? I’m asking because as a newbie in this business I’m having trouble selling a particular home where the owner asked for 375k initially but eventually lowered to 350k. I know it’s not million dollar homes like you do, but is lowering prices the best strategy for homes that don’t sell? (Assuming the marketing, etc. is done correctly)

We priced it just barely under market. I also advertised the first open house a ton by mailing out invitations to all the neighbors announcing the first open. A buyer came in and offered above asking to get the offer accepted before our open house. I also make sure to group showings together on hot properties which shows buyers that there’s a lot of demand on the home.

You won’t know exactly until you pull the prelim but you can estimate it. See what they bought it for and what their current loan is - find out when they got that loan and you can guess from there how much is paid off.

Super easy. Once you have 100k subs it'll take just a day or two to get verified.

hey this question has nothing to do with this video but is there a way you can also increase your net worth with collectibles e.g paintings, gold/silver, guns, antic cars me myself i collect old cash like $100 bill from 1930 i have a bunch of very old cash i figure it will appreciate in time because cash is being used less just check ebay for old cash and also cash still keeps its monetary value what do you think?

100% that will increase your net worth. I'd say it's more of a hedge against inflation rather than an investment, though - I collect old money, too - they're cool to have but have barely kept up with inflation over time.
