One of the best outdoor areas I’ve seen- between pool, hot tub, and outdoor kitchen- a homerun! Two seconds into video and I was like- first thing, call the painters ASAP! Not sure what I would do with 40 acres TBH

Wood burning fireplace in Hawaii!!! Outstanding!!! The only issue I see (and this is nitpicking only) is the interior paint is like ADHD in color.

looks pretty nifty! Having water, electricity, and gas would be a priority for me. But if I were living off-grid I'd be concerned about the equipment for that. You didn't show any external propane tank and water treatment equipment - I assume the water is well water. There sure is sufficient solar panels, but the batteries look a bit dated, not lithium batteries and current technology control panels.

LOVE THE 40 ACRES... if the town demanded that the garage be a commercial one, it makes me wonder... can one turn a building into a complete guest house and / or build a second guest house? having the orchid house is brilliant, you are right about it, much can be done in it. You might think the idea of the guest houses is crazy but it can get real bonkers to have a couple or two with small children or teenagers. Don't get me wrong, they are lovely, but working from the house demands a quiet environment. Wow! 40 acres! A second swimming pool and stables... The sky is the limit, until a government agency steps in to say you can not do this and if you do, it has be done this way... This property with this much land is probably going to be sold fast.

My boss is into rescuing donkeys and horses in addition domestic animals. Not my cup of tea, too much work in my opinion but the acreage is wonderful. Would the zoning allow to turn the property into an R3?

Addressing your questions individually- under current zoning laws this could not be converted into a guest house.
